5 Hidden Costs of Buying a HouseThere is more to buying a house than just a down payment and a monthly mortgage payment. It’s important to keep in mind all the different costs of buying a house so that you don’t end up in a stressful financial situation. The following are several costs that some potential buyers aren’t aware of before starting a home search.

Home Inspection – You really should never even consider buying a house without having a professional home inspector do a thorough examination of the property. Depending on the type of inspection package you get, the cost can range from around $500 – $850.

Closing Costs – These include appraisal fees, title insurance, attorney fees, property transfer taxes, lender fees, etc. These typically add up to a couple thousand dollars.

Home Insurance – Homeowners insurance is another common cost that most people don’t think about when starting their home search. Cost depends on where you live and what insurance company you use.

Mortgage insurance – Many loan programs where a buyer puts down less than 20%, require mortgage insurance which protects the lender if a buyer defaults on their mortgage.

Moving costs – The actual process of moving can be costly as well. When moving you’ll have to purchase packing materials and rent a truck or hire professional movers, the costs of which can add up quickly.

Welbourne Manor – This subdivision has over 400 homes that range in price from around $200,000 – $325,000. Welbourne Manor not only has a community pool, but also tennis courts.

Summerlin – Summerlin is a beautiful sidewalk community in Liberty Township, featuring a variety of styles and sizes of homes for sale. Homes prices in Summerlin range from around $200,000 to $325,000.

Four Bridges – Four Bridges is a master planned community built around its country club and golf course.   This subdivision was the site of Homearama in both 1999 and 2001. Four Bridges home values range from $300,000 – $1,000,000.

Cedarbrook – Cedarbrook subdivision contains over 270 single family homes, featuring many wooded lots and waterfront lots. Cedarbrook home values range from $250,000 – $350,000. This community features two pools for the use of residents.

Carriage Hill – The Carriage Hill Subdivision sprawls over a lush landscape of over 400 acres with beautiful stocked lakes, streams, walking and biking paths and mature trees. There is a clubhouse, pool, picnic areas and playgrounds for residents’ enjoyment. Carriage Hill was the site of Homearama 2013 and 2014. Carriage Hill home values range from $400,000 – $1,500,000.

Hughes Woods – Hughes Woods is a sidewalk community in Liberty Township, which features 35 acres of green space, a fishing lake, and many wooded lots. Home prices range from around $270,000 – $350,000.

Cherokee Estates – Cherokee Estates subdivision features Cherokee Park which is a 30 acre park for the enjoyment of the community. There is a fishing lake and walking trails throughout. Cherokee Estates home values range from $250,000 – $350,000.

The Woods of Logsdons Ridge – Woods of Logsdon’s Ridge real estate features a variety of styles and sizes of custom homes for sale. Homes are built on lots that are a half acre or more, and can range upwards of 4500 square feet in size. Home prices range from around $450,000 – $650,000.

Dutchland Woods – Dutchland Woods real estate features a variety of styles and sizes of homes, with a good mix of contemporary and traditional homes to choose from. Dutchland would has a playground, basketball court, tennis courts, and a large, historic community center. Homes recently sold in Dutchland Woods have ranged in price from $150,000 to $225,000 making it a great first time homebuyer neighborhood.

Tylers Reserve – This is a well-established, friendly neighborhood. Most of the homes were built in 2002 – 2004. There are approximately 150 homes in Tylers Reserve. The homes were built by a variety of custom and semi-custom builders. Tylers Reserve is a pool community with sidewalks, several small ponds with fountains, and a playground. Tylers Reserve home values range from approximately $250,000 to $450,000. Tylers Reserve is zoned for Endeavor Elementary, Plains Junior High School, and Lakota West High School.

Lakota Springs – The Lakota Springs subdivision is regulated by a homeowners’ association, and provides a clubhouse, community pool, play area, and fishing pond for residents to enjoy. Home values in Lakota Springs range from around $230,000 – $315,000. This subdivision is zoned for Union Elementary, Hopewell Junior School, and Lakota East High School.

Cinnamon Woods – Cinnamon Woods features many wooded lots, a pool, and tennis courts. Home values in Cinnamon Woods range from around $200,000 – $300,000. This subdivision is zoned for Heritage Elementary, Plains Junior High School, and Lakota West High School.

Wetherington – Wetherington subdivision is a private, gated community. The neighborhood was the site of the luxury home show, Homearama, in 1992. There are approximately 300 single family homes ranging from 3,000 to 8,000 square feet. Wetherington home values range from $400,000 – $1,000,000. This subdivision is zoned for Hopewell Elementary, Hopewell Junior High School, and Lakota East High School.

Foxborough – Foxborough subdivision is a master planned community on the site of the former Kohl’s family farm. Foxborough, with its rolling green hills and tree lined streets, was the site of Homearama Cincinnati 2011. Foxborough real estate features a variety of architectural styles and sizes of homes. Some homes are situated on waterfront lots. Foxborough home values range from $400,000 – $700,000. This subdivision is zoned for Endeavor Elementary, Plains Junior High School, and Lakota West High School.

Other pool options: Rolling Knolls, Beckett Ridge, and West Chester Station are not technically pool communities as their HOA’s don’t feature pools; however, these neighborhoods all have privately owned pool clubs that you can purchase a membership to.

Mason Real Estate Market Update

The Mason Real Estate Market ended in an extremely strong sellers’ market with a 2.5 month inventory of homes for sale. A 6 month inventory level is considered a balanced market. Anything under 6 months worth of inventory is considered to be an undersupply, favoring home sellers as opposed to favoring home buyers.Buying a House in a Seller's Market

If inventory doesn’t increase soon, the market will stall. Thinking of selling your Mason home? This significant lack of inventory makes right now a fantastic time to get your home listed for sale.

The average sale price of homes in Mason is $340,868, which is up .84% from the same time last year. Home prices are on a slow, steady rise; and are expected to continue to increase. Average days on market in Mason is 81 days, compared to 83 last winter. The average list to sale price ratio for Mason Real Estate is up slightly at 97.14% compared to last year’s 96.89%. This number reflects what percentage of the list price homes are actually selling for.
