When buying a home, the first step is to get pre approved. However, that can be easier said than done. Many home buyers aren’t sure how to pick the right lender for their home mortgage.

Some buyers just go with their bank where they have their checking and savings accounts. However, that’s not always the best choice. There are many reasons to at least speak with a second lender to see how they compare.

Some lenders might be able to save you a lot more money than your bank would. This can be for various reasons; sometimes they can offer a better interest rate on your mortgage, and some lenders will even waive or reduce fees to earn your business.

Most home buyers typically look at homes and write offers in the evenings or on the weekends when they are off work. But guess what, banks aren’t open at those times. It’s nearly impossible to get in touch with a typical bank lender in the evening or over the weekend.

Lenders who work for smaller companies are much easier to get in touch with late in the evening or over the weekend. They don’t set strict hours for themselves from 9-5 and will go the extra mile to make sure you are taken care of.

Fannie Mae and Freddie Mac Are Offering 3% Down Mortgage Programs

3% Down Mortgage ProgramsFannie Mae and Freddie Mac have both announced that they will begin offering 3% down options for home buyers. Fannie Mae’s 3% mortgage program went into effect on December 13, 2014. Fannie Mac will roll out their 3% down mortgage program beginning March 23, 2015.

The 3% down programs will be helpful to potential home buyers that qualify for a loan but lack the funds for a more substantial down payment.

Back before the decline in the housing market, buyers had the advantage when buying a home. There was a surplus of homes for sale so buyers had plenty of houses to choose from.  They could take their time house hunting, make a low ball offer and if it was not accepted move on to the next house that met their criteria.  

In the current housing market, inventory is low.  Sellers have the upper hand in negotiations.

The VA Loan Process

The Lowry TeamVA home loans are guaranteed by the U.S. Department of Veteran Affairs, however, borrowers still need to meet certain requirements.  Those requirements include meeting credit and income standards.  Veterans cannot have a “dishonorable discharge”  and they must plan on occupying the home as their personal residence.

Some pros of the VA loan include not having to put a down payment on the home.  If qualified, the Veteran can finance the entire sales price. Also, private mortgage insurance is not required.  One con of the VA loan are that there is a VA funding fee that is used to cover some of the costs of issuing the loan. Another drawback is that interest only loans are not available if obtaining a VA loan.  Lastly, if the veteran dies before the loan is settled, surviving spouses are responsible for the mortgage payments.

The home buying process remains much the same with a VA loan.  The borrower must first obtain pre-approval. Once a home is decided upon, the purchase contract will be contingent upon final VA loan approval and a VA appraisal. There are minimum property requirements that must be met upon appraisal.
