The Closing Process

Once we have an offer on the house we begin the closing process. The closing process can be broken down into steps.

First, the buyer and seller must sign and and agree to the terms of the sale of the house. This results in an executed contract. Next, the earnest money from the buyer is deposited into an escrow account. Earnest money is a way for the buyer to show their commitment to the transaction. The executed contract is then sent to the lender and the title company to begin the process of contract to close. If there is an option period the buyer can use this time to inspect the property. Any repairs you agree to should be completed with receipts before the closing. We will work with the title company to collect all of the necessary documents. When we close, we will work from a document known as a HUD-1 settlement statement. A HUD-1 tells you the charges associated with the sale of your house and what you can expect to net after the sale. Our transaction coordinator for our team will follow up with you to make sure that all of these steps take place on time and in order.

The 4th of July is generally celebrated with barbecues, fireworks and parades. But where is the best place to celebrate the 4th of July? Wallethub.com performed a study to discover which American city was indeed the best place to celebrate July 4th. They looked at the 100 largest cities in the country and graded then weighted them in 14 different areas. Some of the areas include the weather, the price of hotel rooms, the legality of fireworks and swimming pools per capita.

Richmond, Virginia came in 1st place. This city ranked the highest in food, entertainment, attractions and weather. Irvine, California came in second then in 3rd place is our own city of Cincinnati! Cincinnati ranked high in the areas of weather, entertainment and food. Some of the worst places to celebrate the 4th of July? Anchorage, Alaska, Louisville, Kentucky and Toledo, Ohio were all towards the bottom of the list.

A few activities taking place on the 4th of July are a Reggae Concert on Fountain Square and fireworks at Ault Park Thousands of people will be attending Red, White and Blue Ash. This event features national bands live on stage and fireworks. The Fourth of July fireworks at Kings Island in Mason Ohio is also a very popular event.

For many of us, dogs are a part of our families. Therefore, we want to ensure that they socialize with people and other pets and get the proper amount of exercise they need. The Lowry Team has found a number of dog parks in Butler County where you can accomplish both of these things.

Wiggly Field Dog Park is located in Voice of America Park off of Cox Road in West Chester Ohio. It is open from 8 am to dark on a daily basis. You must have an annual Butler County Parks pass to enter or you may purchase a daily pass for $5. The dog park has 3 separate fenced areas and agility equipment. There are benches for owners to relax on and plenty of grassy area for the pups. Water is available but you may want to bring a container to pour it into.

Bark Park is located in Veterans Park at 20 New London Road Hamilton Ohio. The park includes a large and a small dog area. This park also features benches, agility equipment and a water station. There are many shady tress and the entire area is enclosed by 5 foot fencing,

There are also dog parks at Shaffer Run located at 6485 Vonnie Vale Court Fairfield Township Ohio and at Hueston Woods, 5201 Lodge Road College Corner Ohio.

At all parks, be sure to follow any posted rules and regulations, bring plenty of water for both your dog and yourself, and have fun with man’s best friend!
