Step 3 to Selling a House in Cincinnati : Stage Your Home

Preparing your home for sale properly can net you considerably more money at closing. Some rooms in your home are more important than others in the preparation process and some home improvements are a much better investment as you prepare to sell your home.  Don’t spend money unnecessarily, contact Eric Lowry, CEO and Listing Specialist for The Lowry Team today to arrange a consultation.  In the meantime, here are some general steps that you could start implementing right now.

The first step in staging your home is to maximize the curb appeal. Make sure to trim the bushes and keep the lawn neatly mowed.  The curb appeal of your home will provide the first impression to potential buyers. Make it a good one!

Next, you will want to remove any clutter from your house.  Start packing up anything you are not currently using.  You are going to have to pack it up eventually anyway, so why not get started.  Your house will appear larger, neater, and more organized.

If you have transformed one (or more) of your bedrooms into something other than a bedroom, such as a sewing room or exercise room, change it back. If you are listing your house as a three bedroom, you want the home buyer to be able to easily visualize the three bedrooms.

Clean up and organize the counters in the bathrooms and kitchen. They should appear, neat, clean and sparkly!  Put items that are generally sitting out on the counter tops away out of sight.

After all of the steps are completed, do one last final clean up.  Deep clean your house from top to bottom; yes, even the windows!  Repair any nicks to the walls and cover them with a fresh coat of neutral paint.

Lastly, add a pop of color.  This could be some colorful towels in the half bath or fresh flowers in a vase in the entrance way.  Add color outside by planting some annuals. Place a new welcome mat by the front door or add a splash of color with a pillows on a chair.

Houses that are properly staged sell faster and for more money than homes that are not. Contact Eric Lowry, CEO and Listing Specialist for The Lowry Team, to set up a free consultation. Call or text 513-368-3751

Preparing Your Home For Sale: 10 Tips For Staging A Home

Preparing Your Home For Sale: 10 Tips For Staging A Home

Staging a home correctly can result in selling the home faster and at a higher sold price. Here are some tips to get you started:

1 – Create Curb Appeal – Weed your gardens and mow the lawn. Make sure that the yard is nicely landscaped. Power wash the exterior of the house so that it is nice and clean.

2 – Make the Porch Pop – The entranceway should look warm and inviting. Paint the front door. Add seating and plants to the porch. Place a welcome mat or nice indoor/outdoor rug in front of the door.

3 – Make The House Shine – This is Spring cleaning at it’s finest. Mop the floors, vacuum, and dust every room of the house. Clean the carpets and wipe the baseboards. Wash the windows and window treatments. You want your house to sparkle!Tips for staging a home

4 – De-Personalize – Put away family photos and heirlooms. Replace items as needed with other home decor. It is important for the potential home buyer to be able to visualize living in your house.

5 – Get Rid of Odors – Remove the smell of pet, food or other odors from the home. Replace stale, unpleasant odors with the smell of fresh flowers or baked goods.

6 – Pets – Keep the pets and any of their items such as toys and litter boxes out of sight when showing your home to buyers.

7 – Neutralize – If needed, paint a fresh coat of paint on the walls in a nice, neutral color.

8 – De-Clutter – Clutter makes the house look small and it appears that there is not enough storage. Clean out and organize the closets. If you have too much furniture in a room, find another place for one of the pieces.

9 – Bedrooms – If you have taken a bedroom and made it into an office or exercise room you may want to change it back. It is helpful for the home buyer to see all of the bedrooms in the home.

10 – Update – Update the hardware in the house. Change the knobs, handles and light fixtures if they look outdated. Updating appliances, especially in the kitchen, is very appealing to home buyers.

This may seem like a large list of tips for staging a home but most of the items are easy and relatively inexpensive. When selling a home, you want it to be as appealing as possible for potential home buyers. You only get one chance to make a great first impression.

You can always simplify matters by hiring a house cleaner while your house is on the market. Some people also choose to hire a home staging company such as Design to Market prior to listing their house for sale.

The Lowry Team Keller Williams Realty :: Selling Your Home

The Lowry Team Keller Williams Realty :: Selling Your Home

The Lowry TeamThe Lowry Team knows that selling your home is a big decision.  There are a few things to take into consideration once you have decided that you are ready to sell. This includes determining what to list your house for, getting it ready for the market and finding a real estate agent to sell your home.

One of the most important steps in selling your home is determining what price to list it for. Eric Lowry, CEO and Listing Specialist for The Lowry Team, will perform a comparable market analysis for you.  This will educate and assist you as you decide what price you will put your house on the market for. Eric Lowry says, “Houses that are priced accurately and in good condition are not lasting long on the market.”

It is important to find out what the market value of your home is.  Many sellers look at what other similar homes are on the market for and base their price on that.  However, what a buyer will actually pay for a home is the true market value.  It is important to look at what similar homes nearby yours have sold for.

Keller Williams research shows that a house priced at market value sold in just half the time. In addition, those homes usually sold for more money, the average house selling for almost $4,000.00 more.

Next, you need to get your house ready for market both inside and out. The first step in staging your home is to trim the bushes around your property.  It is important to keep the lawn neatly mowed.  The curb appeal of your home will be the potential home buyer’s first impression of your home.  Make it a good one! First impressions matter!  Spruce up the yard and flower beds.

Not only can staging your home properly bring more money to the closing table, generally it will sell faster too. Some rooms in your home are more important than others in the preparation process and some home improvements are a much better investment as you prepare to sell your home.  Don’t spend money unnecessarily, contact Eric Lowry, CEO and Listing Specialist for The Lowry Team today to arrange a free consultation.

Lastly, when you decide to sell, use a real estate agent.  The National Association of Realtors (NAR) reports that only 9% of homeowners try to sell their home without an agent and about half of those were selling to someone they knew.

Some homeowners try to sell a home themselves to save money by not having to pay commission to a Realtor. However, buyers expect to get a better deal from a home for sale by owner because they know the homeowner is saving money. According to the NAR houses sold by a realtor sold for 16% more than those that are for sale by owner.

Selling a house on your own can be an overwhelming task. There’s advertising to plan and budget for, open houses and private showings to arrange, purchase offers to negotiate, contract contingencies to worry about, and complicated paperwork to fill out. Make it easy on yourself by putting your home in the hands of seasoned professionals. Eric Lowry, CEO and Listing Specialist for The Lowry Team Keller Williams Realty has over 16 years of full time real estate experience.  He has extensive experience marketing properties and showing them to their best advantage.

In addition, when you hire Eric Lowry you are hiring a team of specialists.  The Lowry Team is “Different By Design“… taking a team approach to home buying and selling. The Lowry Team consists of members that are focused on areas of specialization including Listing Specialists, Buyer Specialists, Transaction/Listing Coordinator and a Marketing Director.

Sell Your House For More Money

Eric Lowry, CEO and Listing Specialist for The Lowry Team says, “If you want to sell your house for more money, staging can be your ticket.” That is because staging can result in a 2% higher sold price.  For example, spending $500 on a $300,000 house could result in a $6,000 return on your investment.

The Lowry Team Keller Williams – Buying A Home In Today’s Market

The Lowry Team Keller Williams – Buying A Home In Today’s Market

The Lowry Team - Buying A HomeCurrently, homes that are staged correctly and priced right are selling and selling fast! If you are looking for a new home or your first home, work with a team of realtors such as The Lowry Team.

The Lowry Team will set up a buyer’s consultation with you. The Lowry Team suggests that you bring a list of the features that you need and want in a home.

The Lowry Team will also insure that as a buyer,  you get pre-approved prior to house hunting.  If you walk into a home you love, you can write an offer right away.

Once criteria has been established, such as price range and amenities, your agent will watch the housing market like a hawk for you.  As soon as a house goes up for sale that meets your criteria you will be contacted regarding setting a showing.  It is imperative that both the buyers agent and the home buyer are willing to be extremely flexible regarding seeing homes that just hit the market.

Eric Lowry, Team Leader for the Lowry Team says, “If there are other people that you will want to show the home to prior to making a decision, arrange for them to be at each and every showing.”  In today’s market, if a second appointment must be made for a later date, the property may already be pending by that time.

Be prepared to make an offer immediately.  If the home meets your criteria, write an offer right away.  It could very easily be someone else’s dream home as well.

Selling A Home In West Chester & Mason Ohio In The Winter

November 10, 2011 by Eric Lowry Leave a Comment

Selling A Home In West Chester & Mason Ohio In The Winter

Selling A Home In West Chester & Mason Ohio In The WinterSelling a home in the wintertime can provide some challenges.  Follow these steps in getting your West Chester, Liberty Township or Mason Ohio home sold and success will follow.

Price Your Home Competively – Get a detailed, thorough home value analysis (cma) from a Realtor that specializes in your neighborhood or area to help you determine the correct list price.

Professionally Stage Your Home – Having  your home professionally staged will give you the advantage you need in selling your home in the West Chester, Liberty Township or Mason Ohio real estate market.

Allow Your Home To Be Shown – Seems obvious right??  Well it isn’t always obvious to all homeowners who want to sell their home.  You cannot handpick the times your home is shown.  When buyers call to see your home the answer needs to be yes.  Your home can’t sell if buyers can’t see it.

Clean – (verb –  to make clean:  to rid of dirt, impurities, or extraneous matter) Your home needs to be spotless.  I don’t need to say much more here do I??

Leave The Lights On – It’s dark and dreary alot this time of year.  Leave every light in your home turned on for showings.  Don’t forget the front porch light so the Realtor can see to get the lockbox open.

Plan Ahead – It’s going to snow soon (or freezing rain or sleet, you get the idea).  Make arrangements to have the snow and ice cleared off of your driveway and sidewalks.  Also put a mat or rug inside your front door for Realtors and homebuyers to wipe off their shoes.
