Red Flags for Home Buyers

Purchasing a home is often the largest financial investment a person makes in their lifetime. Therefore, it should be done with a lot of care and thought throughout the process. When looking for a new home there are some red flags for home buyers to be aware of:

Too many homes for sale – If there are a lot of homes for sale in the same neighborhood, I would do a little investigating. Try talking with some of the neighbors and contact the local police for crime reports.

Poor maintenance – If it appears that the house is not very well maintained, that may mean big bucks down the the road for the home buyer.

Freshly painted wall – The key word here is wall. If only one wall in a room or area has been painted it may be because the home owner is covering something up. Perhaps there is mold or water damage underneath that fresh coat of paint.

Old wiring – Aluminum wiring can be very expensive to replace. If you are not sure about the electrical work in the house, have a professional take a look.

Foundation issues – Check carefully for cracks in the foundation. Also, if there have been major renovations, check into whether load bearing walls have been removed.

Off-limits areas – There may be areas of the house that you do not have access to when previewing the home. Be sure to make arrangements to see these areas prior to purchasing the home.

What will newly built single family homes look like in 2015?

The National Association of Home Builders surveyed builders, designers and architects to find out what they thought new homes would look like in 2015. The overall result was smaller and more efficient homes.

According to the survey results, the size of a newly built, single family home in 2015 will average 2150 square feet compared to the current 2400 square foot home. Living rooms will begin to disappear and we will see more of the great room. Removing the living room from the floor plan saves on square footage. The great room combines a family room and living room while flowing into the kitchen area. For the same reason, eat in kitchens will take the place of the dining room.

Other new home features in 2015 that you can expect to see are less bedrooms, media and hobby rooms. However, it is not all about taking away. The 2015 home will have more walk in closets and larger laundry rooms and outside areas such as garage spaces and porches.

New homes in 2015 will be more efficient. There will be a lot more green features. Reducing the square footage of the home automatically makes the homes more efficient with less space to heat and cool. Homes will be built with energy efficient lighting, windows, appliances and plumbing. In the push for energy awareness, there will be more ceiling fans installed and less skylights being built in.

Overall, new home features in 2015 revolve around the smaller, more energy efficient home. However, the best part of a new construction home is that it is designed specifically by you to meet the needs of your family’s lifestyle!

How To Make Guests Feel Welcome In Your Home

Chances are that many of you will either be a guest or have guests at your home this holiday season. In the middle of all the hustle and bustle, there are small, easy, inexpensive things you can do to make guests feel welcome in your home.

1. Have the guest room ready in advance – If your guests are expected, avoid the awkwardness of last minute preparations. Your guests may feel uncomfortable if you are hastily grabbing pillows and sheets to make a last ditch effort to accommodate them.

2. Create space for your guests – Make room in the closet and clear out a drawer or two. Your guests will feel more at home if they are not having to live out of their suitcases.

3. Supply reading materials – At the end of the evening, your guests may want to retire to their room for some down time. It would be nice to have a reading lamp, books and magazines on the nightstand.

4. Put together a basket of toiletries – Purchase trial size items for your guests to use. Include in the basket a toothbrush, toothpaste, lotions, shampoo and more. Have a set of towels in the basket too.

5. Make food and beverage stations – Set out your guests favorite snacks and drinks on the dresser so your company can grab a bottle of water or a midnight snack without leaving the room. Also, set up a station in the kitchen with coffee, cups, creamer, sugar and baked goods for the convenience of early risers.

There are countless things that you can do to make guests feel welcome in your home. Fresh flowers are always a nice touch. If your guests have children be sure to have toys, games and crafts for their use.

You can make the trip home easier on your guests. Allow them access to your laundry room so they can do their wash before they get home. Then, send them on their way with snacks and drinks for the ride home.
