5 Easy Home Improvements To Increase Home Value

Home ImprovementsAre you considering selling your home? Did you have it listed but it didn’t sell? Your home may need a bit of work before it will sell at the best possible price. Here are some easy home improvements you can make to increase home value and improve your chances of selling quicker.

Step up your curb appeal – First impressions are everything, and the front of your home is what buyers see first. You can easily step up your curb appeal and increase home value by mowing and edging the grass, trimming shrubs, and planting flowers. If the paint on your front door or garage door has seen better days, repaint them. Consider replacing the shabby mailbox, adding new house numbers, power-washing the driveway (and the house if it has vinyl siding) etc. A well-kept front yard makes buyers much more willing to come inside for a look.

Upgrade kitchen appliances – The kitchen is one of the best places to see return on your investment in home improvements. If you are not looking to do a full kitchen update, simply upgrading your kitchen appliances will make a huge difference to how potential buyers see your home. If you want to go a step further, you can update the  hardware on the cabinets, or even give the cabinets a new finish. Improving the kitchen is a great place to start when you want to increase home value.

Paint neutral tones – Have deep red walls that you just love? Go to your nearest home improvement store and buy some neutral paint tones such as cream, taupe, etc. Neutral paint tones tend to make rooms look bigger and more open. Buyers see dark or wild paint colors as more work and money to change. A fresh coat of neutral paint is an easy and cheap improvement, but will make a significant difference.

Take a look at your flooring – Are your carpets looking a little rough? Get them professionally cleaned. Do you have any dated vinyl flooring? Consider replacing it with neutral laminate or tile. Making your home look clean and updated is a quick way to impress buyers and increase home value.

Don’t forget the basics – Buyers expect the basics of the home to be in good, working order, so make sure you address any issues beforehand. If your roof is old or leaking, it should be replaced or fixed. Address any problems with heating and air-conditioning units or plumbing. Making sure the basics work can definitely increase home value. You don’t want to lose a sale to competition or reduce your home value just because one of these things aren’t up to par.

West Chester & Liberty Township OH Real Estate: Selling Your Home During The Holidays!

Selling your home in today’s real estate market can be very challenging and that is just the reason that every seller should take advantage of every opportunity that presents itself.  Many homeowners who are thinking of selling this time of year or that have been trying to sell with little success, start to think that perhaps they should wait until after the holidays or until spring.  So let’s look at the opportunities that the immediate fall and holiday time periods present:

First, the inventory of homes for sale (the competition) is lower right now, so your home has a better chance of capitalizing on the buyers that are out there looking right now.  Many homeowners are planning to wait until after the holidays, which will cause a flood of new listings to come on the market then.  Without an increase in buyers looking, this increased supply of homes for sale will likely cause a further drop in home prices.  If you truly want to get the best possible price for your home (and I’m sure you do), consider selling your home during the holidays.

Second, your home may show better while it is decorated for Thanksgiving and Christmas.  Homes that are nicely decorated for the holidays look nicer than at any other time of year, why not use this opportunity to impress potential buyers with the warmth and added beauty of your homes interior.  Please understand,  buyers buy homes based on emotion and a really nice home, decorated beautifully can seal the deal.

Third, the buyers that are out looking at homes right now are serious buyers.  You may not get as many showings, but the ones you get will be serious.  The “just looking” buyers are not out at looking at homes now.  The buyers that are out looking at homes for sale in West Chester, Liberty Township, Beckett Ridge and Mason right now are ones that are relocating to the area or have sold their current home and need to buy quickly and of course there are always first time homebuyers looking.

Fourth, marketing matters in today’s challenging real estate market and getting ahead start on the rush of inventory coming after the holidays can put money in your pocket.  Homes that sell quickly sell for more!  Getting your home on the market now get’s the marketing process going during a time when the photos of your home will look so much better.  Photos taken now vs photos taken in January or February can make a huge difference, not just in the still photography, but in the creation of the virtual tours and online videos that we create of your home.

Take time to choose the right broker when selling your home

When preparing to sell your home it is important to find a real estate professional that will best suit your needs.  A warm handshake and a friendly smile is all well and good but if you want to sell your home pick a Realtor that is experienced and knowledgeable, someone that will do the best job for you.  When selecting your real estate agent here are a few things to keep in mind:

Choose someone with experience.  In today’s market, experience  and the knowledge of what it takes to get the job done are more important than ever.

Get references from your potential Realtor and get in touch with them.  Find out what other people’s experience with a particular Realtor has been.

Have your Realtor do a detailed market analysis of your home.  A top selling real estate agent will be able to detail for you what has been selling and for what price.  They will be able to evaluate your home, it’s condition and your location, giving you a value for your home that will help sell it not deter people from looking at it.

What does your Realtor plan to do for you in terms of marketing?  Do they take a large number of interior and exterior photos of your home, do they post a virtual tour of it, do they distribute the listing to all of the major real estate websites on the internet?  Do they even have a website of their own or just a bio page on their company’s website?  And do they have a strategy for capturing incoming calls of the listing from potential buyers?

Do you need to sell your home as a short sale?  If you do, make sure to select someone with extensive training in this process, such as a Realtor with the CDPE designation.  This is a complicated process and you need someone that has the training and experience to help you navigate this process.

Your home may be your most valuable asset.  Do your legwork and choose the best Realtor for your home.  They should be a salesperson, they should have experience and they should know your market area very, very well.  If they can sell themselves to you perhaps they are halfway to selling your home for you as well.

West Chester OH Real Estate News: Low Mortgage Rates, Catch Them While You Can

Now might be the best time to lock in a low mortgage rate

Low interest rates have been gracing the real estate market with their presence for the past year but the word on the street is that they won’t be here much longer.  While mortgage rates aren’t going to skyrocket out of sight, it is doubtful that they will decrease and certain that they will steadily begin to rise.  Many so called experts expect that the 30 year rates may be at 6.00% or higher by years end. 

For those wishing to lock in at below 5%, the time just might be now or never (or at least for a very long time).  Today in fact I saw a 30 year fixed mortgage rate quoted at 4.85%.  The general sentiment among economists is that rates are not going anywhere but up from here and in my opinion this is definitely the case.  The federal government’s intervention in the mortgage market has caused rates to be artificially low for some time now.  This intervention is coming to an end by March 30th.

The strengthening of the economy equals less chance for discounted rates.  If you are looking to buy a home, now is the best time to do so.  We have low interest rates, tax credits and a great supply of homes for sale.  These three factors will not line up like this again at one time, for a very long time.
