The chief economist for Zillow has predicted that residential rental prices will continue to rise in 2016. Rents will continue to grow about 3.5% through the new year. 

We currently have a more stable housing market. That, together with lower interest fixed rate mortgages, may cause many renters to look into purchasing a new home.

Advantages of Buying a HomeThe Joint Center for Housing Studies of Harvard University reported “5 Financial Reasons To Buy A Home.”

1.  Housing is the one leveraged investment available. According to the Harvard report, “Home ownership allows households to amplify any appreciation on the value of their homes by a leverage factor.”

2.  You are paying for housing whether you own or rent. The report states, “Home owners pay debt service to pay down their own principal while the households that rent pay down the principal of a landlord.”

3.  Owning is usually a form of “forced savings.” Harvard research has found, “Having to make a house payment one way or the other, owning a home can overcome people’s tendency to defer savings.”

4.  There are substantial tax benefits to owning. This is because “home owners are able to deduct mortgage interest and property taxes from their income.”

5.  Owning is a hedge against inflation. Research done by the Joint Center for Housing Studies at Harvard University indicates that, “Housing costs and rents have tended over most time periods to go up at or higher than the rate of inflation, making owning an attractive proposition.”

With the rising cost of renting, many people are considering buying a home. However, some are worried about affordability. If you are paying rent, you can afford to buy a home.

Consider this example:

Buying A Home:

Mary’s $900 mortgage payment includes $700 of interest. Her total annual house payments are $10,800. At the end of the year, $8,400 of that is tax deductible ($700 x 12months). She is in the 28% tax bracket, so her savings are $2,352. Her actual housing cost for the year is $8,448.

Renting An Apartment:

Joe believes he can’t afford to buy. He pays $800 in rent each month which makes Joe’s housing costs for the year $9,600. He thinks he is saving money by renting, but he is actually spending $1,150 more than Mary, and he is not building any equity.

Mortgage ProjectionsInterest rates remain very low and have largely been very stable.  The current rate for a 30 year fixed rate loan is approximately 4.25% for a conventional loan and approximately 4.125% for an FHA loan. However, interest rates are expected to increase. The National Association of Realtors is projecting interest rates to rise to 5.4% by June 2015.

Looking for a return on your investment?  Studies show that the stock market is not doing as well as real estate.  Gallup’s Economy and Personal Finances Poll surveyed Americans on what they thought was the best option for a long term investment. Those surveyed were asked to choose from real estate, gold, stocks and mutual funds, savings accounts and CD’s, and bonds.  30% chose real estate, followed with a tie at 24% for gold and stocks/mutual funds.  14% of American chose savings accounts and only 6% chose bonds.  Why do Americans feel that real estate is the best choice for a long term investment?  The housing market is improving and house prices are rising.

Break the numbers down by age and every single age group from 18 years to over 65 chose real estate as the wisest investment. If you look at each group according to income level, upper income levels were  more likely to choose real estate. A reason for this could  be that members of the higher income group already own their own home and realize their home’s worth.
