St. Patrick’s Day in Cincinnati 2016

This year St. Patrick’s day falls on Thursday, March 17th. So if you are looking for fun ways to celebrate St. Patrick’s Day in Cincinnati, you’ve come to the right place! Check out this list of great events all around the Cincinnati area, or if you’d rather just hit an Irish Pub for some green beer here’s a list of all of those too!

Cincinnati St. Patrick’s Day Parade – Saturday, March 12th in downtown Cincinnati at noon there will be the annual St Patty’s Day Parade! The parade is held rain, snow, or shine!

Kegs and Eggs with Moerlein Lager House – Saturday March 12th at 9AM head over to Moerlein Lager House for some kegs and eggs before the big parade!

Shamrock Shuffle – West Chester Ohio’s annual Shamrock Shuffle will take place this year on Saturday, March 19th. Check-in and registartion is at 7AM. You will have your choice of 5K or 10K, and there will be breakfast, t-shirts, and more!

Fountain Square St Patrick’s Day Celebration – Festivities will take place Saturday, March 12th and Thursday, March 17th. There will be live music, food, beer and more!

Brazenhead Irish Pub St. Patrick’s Day Party – Celebrate St. Patrick’s Day in Mason at Brazenhead Irish Pub where there will be live music all day.

Liberty Center St. Patrick’s Day Celebration – The Liberty Center in Liberty Township is having an all day party with music, Irish dancers, giveaways, and more!

Easy Ways to Increase Curb Appeal

Your home’s curb appeal provides the first impression to potential buyers, so you definitely want to make it a good one! Here are some easy ways you can greatly improve your home’s curb appeal…

Freshen Up the Paint – Touch up the shutters, trim, garage door, and front door paint.

Power Wash – If your siding is looking dirty, consider giving it a good power washing to brighten it up. Don’t forget to power wash the driveway, front porch steps, etc.

Wash the Windows – Let the light in! Homes that are brighter inside sell faster, and clean windows definitely look better on the street.

Clean Up the Landscaping – Make sure you are keeping the lawn trimmed and edged, and trim the bushes and trees. If it’s fall, make sure the leaves are being raked frequently.

Add a Pop of Color – Plant some brightly colored flowers in the flowerbeds.

Cincinnati Mortgage Interest Rates Update – February 2016

What are current mortgage interest rates in Cincinnati?

This week the average 30-year fixed rate conventional mortgage fell from 3.72% to 3.65% which is its lowest point in the last 10 months. The average on a 15-year fixed rate also slid to 2.95%.

The interest rate on an FHA loan currently sits at 3.38%. A VA loan interest rate right now is 3.5%.

These are historically low interest rates, and are not expected to last. The accompanying chart shows the experts’ mortgage rate projects for the next 4 quarters. It’s pretty much unanimous that interest rates are going to start climbing. A 0.5% increase may not seem like much, but it will significantly affect the amount of home you can afford to buy.

Bottom Line: It’s important to stay up to date on interest rates and market trends so that you can made educated decisions on when the time is right for your family to buy a home.

House Closing Is Delayed? Don’t Panic!

Did you get a call to find out your house closing is delayed? Well, don’t panic or stress! Home closing delays are pretty common. In fact, 32% of all home transactions experience delays.

46% of the delays are caused by financing issues.

21% are delayed because of appraisal issues.

14% are delayed because of home inspection issues.

Financing, appraisal, and home inspections are very important aspects to resolve as they are the contingencies of the purchase contract. If a delay is necessary to get the issue resolved, try not to stress out. You’d probably rather have the closing delayed a bit, than the deal fall through completely.

Can I buy a house with student loan debt?

Not sure if you can buy a house with student loan debt? Well don’t count yourself out from buying a home just because you have student loans.

Qualifying for a home loan is based on several factors; one of which is your Debt to Income Ratio (DTI). This is is based on exactly what it sounds like – your income and your total amount of debt. Your DTI is determined by things like car loans, credit card debt, student loans, etc. As long as your DTI falls under the maximum level, you are likely good to go.

The following chart shows average DTI ratios based on loan type. For all loans, the average is 39% – which means that for all buyers who got a home loan, their total debt monthly payments were only 39% of their monthly income. For FHA, it’s even a bit higher at 41%.

So just because you have student loans doesn’t mean that you won’t qualify to buy a house. You just need to make sure the total amount of your monthly debt payments doesn’t exceed 41% of your monthly income.
