Not sure if you can buy a house with student loan debt? Well don’t count yourself out from buying a home just because you have student loans.

Qualifying for a home loan is based on several factors; one of which is your Debt to Income Ratio (DTI). This is is based on exactly what it sounds like – your income and your total amount of debt. Your DTI is determined by things like car loans, credit card debt, student loans, etc. As long as your DTI falls under the maximum level, you are likely good to go.

The following chart shows average DTI ratiosbuy a house with student loan debt based on loan type. For all loans, the average is 39% – which means that for all buyers who got a home loan, their total debt monthly payments were only 39% of their monthly income. For FHA, it’s even a bit higher at 41%.

So just because you have student loans doesn’t mean that you won’t qualify to buy a house. You just need to make sure the total amount of your monthly debt payments doesn’t exceed 41% of your monthly income.

5 Hidden Costs of Buying a HouseThere is more to buying a house than just a down payment and a monthly mortgage payment. It’s important to keep in mind all the different costs of buying a house so that you don’t end up in a stressful financial situation. The following are several costs that some potential buyers aren’t aware of before starting a home search.

Home Inspection – You really should never even consider buying a house without having a professional home inspector do a thorough examination of the property. Depending on the type of inspection package you get, the cost can range from around $500 – $850.

Closing Costs – These include appraisal fees, title insurance, attorney fees, property transfer taxes, lender fees, etc. These typically add up to a couple thousand dollars.

Home Insurance – Homeowners insurance is another common cost that most people don’t think about when starting their home search. Cost depends on where you live and what insurance company you use.

Mortgage insurance – Many loan programs where a buyer puts down less than 20%, require mortgage insurance which protects the lender if a buyer defaults on their mortgage.

Moving costs – The actual process of moving can be costly as well. When moving you’ll have to purchase packing materials and rent a truck or hire professional movers, the costs of which can add up quickly.

Bottom Line: Make sure you are financially well prepared to face all the extra costs involved in purchasing a home.

Real Estate Market Analysis - The Lowry Team

Homes Selling Quickly Across The Country

According to the National Association of Realtors’ (NAR) Existing Home Sales Report, homes were on market for an average of 58 days in December. This was slightly longer than the 54 days in November, but still better than the 66 days experienced in December 2014. 

32% of homes across the country were on the market for less than a month!

Colorado, Utah and Delaware led all states as homes are selling in 30 days or less on average. The map below was created using results from NAR’s Monthly Realtor Confidence Survey. Ohio’s average days on market falls into the 46-60 days range. However, many homes in our area are selling in just days!

Step 5 to Selling a House in Cincinnati : Pack Up and Move

Selling a house in CincinnatiMoving to a new home is exciting but it is also stressful, but there are things you can do to make it go more smoothly.

You can choose to move yourself or hire a professional moving company.  The Lowry Team can provide you with a list of our preferred vendors who can take some of the weight off your shoulders.

First and foremost, be prepared with all of the necessary materials for packing.  Items that you will need are lots of boxes, packing tape, and plenty of material for wrapping breakable items. If you need boxes, try asking at some local retail stores if they have any empty boxes you can have. Often, they have tons of boxes that they are more than happy to give you.

Don’t wait until the last minute.  Pack one room at a time and set a goal of packing a couple of boxes a day.  As you pack each room sort through items that you may want to donate or sell.

Be sure to clearly mark each box once it is packed.  Make sure to notate not only what’s in the box, but what room it goes in. Also, don’t forget to mark any breakables as “fragile” so that the person carrying the box later knows to be extra careful.

When moving, some people choose to rent a truck.  Shop around carefully when picking a company to rent a moving truck from.  Compare mileage rates and costs of moving on different days of the week.  Instead of a moving truck, some people will have a portable container brought to their house.  Once all of your house is packed up and placed inside, the company will move the container to your new home. No matter what you choose to do, make sure you plan ahead. If you wait too long to reserve a truck, you may be out of luck.

Step 4 to Selling a House in Cincinnati : Negotiate an Offer

Selling a house in CincinnatiIt is extremely important to have an experienced, professional real estate agent do the negotiating for you when selling your house.

Welbourne Manor – This subdivision has over 400 homes that range in price from around $200,000 – $325,000. Welbourne Manor not only has a community pool, but also tennis courts.

Summerlin – Summerlin is a beautiful sidewalk community in Liberty Township, featuring a variety of styles and sizes of homes for sale. Homes prices in Summerlin range from around $200,000 to $325,000.

Four Bridges – Four Bridges is a master planned community built around its country club and golf course.   This subdivision was the site of Homearama in both 1999 and 2001. Four Bridges home values range from $300,000 – $1,000,000.

Cedarbrook – Cedarbrook subdivision contains over 270 single family homes, featuring many wooded lots and waterfront lots. Cedarbrook home values range from $250,000 – $350,000. This community features two pools for the use of residents.

Carriage Hill – The Carriage Hill Subdivision sprawls over a lush landscape of over 400 acres with beautiful stocked lakes, streams, walking and biking paths and mature trees. The Woods of Logsdons Ridge – Woods of Logsdon’s Ridge real estate features a variety of styles and sizes of custom homes for sale. Homes are built on lots that are a half acre or more, and can range upwards of 4500 square feet in size. Home prices range from around $450,000 – $650,000.

Dutchland Woods – Dutchland Woods real estate features a variety of styles and sizes of homes, with a good mix of contemporary and traditional homes to choose from. Dutchland would has a playground, basketball court, tennis courts, and a large, historic community center. Homes recently sold in Dutchland Woods have ranged in price from $150,000 to $225,000 making it a great first time homebuyer neighborhood.
