However, you need to choose your projects wisely. The following is a list of inexpensive ways to make small improvements that will help with the resale value of your home.

1. Kitchen – Update the hardware, lighting and fixtures.

2. Appliances – Update the kitchen appliances. Make sure that they all match.

3. Carpet – Clean or replace as necessary.

4. Bath – Update hardware, lighting and fixtures.

Tip #1 –

You need to get your house ready for market both inside and out. The first step in staging your home is to trim the bushes around your property. It is important to keep the lawn neatly mowed. The curb appeal of your home will be the potential home buyer’s first impression of your home. Make it a good one! First impressions matter! Spruce up the yard and flower beds.  

Tip #2 –

De-clutter and de-personalize your home. Clean off the bookshelves and clean out the closets. Remove extra items from counter tops in the kitchen and bathrooms.  It may even be beneficial to store some of your furniture to make rooms seem larger. By doing this, it will appear as if there is a lot more room and storage in the home.

Personal items such as family photos should also be tucked safely away. The potential home buyer should be able to envision themselves living in your home.

Tip #3 –

A buyer would love to buy a home that is in move-in condition. A house that needs updating or work means time and money for the home buyer. The house and all of its mechanics should be in good working condition. If a house is on the market, it should sparkle! Home owners need to give the house a once over. Pay especially close attention to cleaning the kitchens and bathrooms.

A potential home buyer does not want to add the expense of having to purchase new ceiling fans, light fixtures or kitchen appliances. Old furnaces and air conditioners are also a turn off.

Tip #4 –

Many sellers offer something of value to the potential home buyer. There is more to the negotiation process then agreeing upon a price. You may negotiate the type of financing and the closing date.

Also, a home warranty, closing costs, repairs made to the home and personal property are items that can make or break a deal. In the end, sometimes a small concession is all that is needed to agree upon a final purchase contract.

Tips To Make Your Porch Pop

Front PorchIf you are preparing to sell your home, a great place to start is with your home’s curb appeal. This is the potential home buyer’s first impression of your home. Increase your home’s curb appeal by creating a front porch that is warm and inviting.  However large or small your front porch, there are plenty of simple ways to make the porch pop.

Begin with the walkway leading up to the front porch.  The walkway should be well lit and nicely landscaped.  Use plants and bushes to make a subtle transition from the walkway to the porch.

A fresh coat of bright colored paint on the front door can really make your porch stand out.  Cluster a number of flower pots by the front door in the same bright color as the door.  Hanging baskets overflowing with ferns can draw your eyes upward, making it appear that the front porch is larger than it really is.  Window boxes full of colorful flowers brighten up the front of the house as well.

The front porch can be a nice gathering place.  Instead of a welcome mat consider putting a large indoor/outdoor rug down.  This makes the porch seem like more of a room than an entrance way.  Add weatherproof seating and tables.  Chairs should face each other to make a nice conversation area.  A small table to lay a book or drink on looks nice and is functional.  Add colorful throw pillows and blankets to the seating area to make guests feel comfortable.

If the front porch is large enough and protected from the elements, add pieces of furniture, lamps and pictures.  Decorate the front porch as you would another room in your house.  Place a dresser with drawers on the porch to hold candles, blankets and more.

West Chester & Liberty Twp OH Real Estate: Preparing Your Home To Sell

Are you getting your home ready to list it for sale?  Preparing to sell a home in West Chester, Liberty Township or Beckett Ridge can be an overwhelming task if you are not prepared.  The process of getting your home ready can be simplified by breaking the areas of your home up into groups.

1.   Curb Appeal, Front Entry/Porch & Landscaping

2.   First Impression (interior), Foyer

3.   Living Room, Dining Room, Family Room & Study

4.   Kitchen

5.   Bedrooms

6.   Finished Lower Level

7.   Rear Yard, Decks & Patio  Areas

Why is any of this necessary you ask?  Because if at all possible you want to avoid that unpleasant feeling of rejection when home buyer after home buyer comes through your home for sale and doesn’t make an offer.

If you can properly stage your home for sale, you’ve greatly increased your chances not just of selling it in today’s challenging real estate market, but of selling it quickly and for significantly more money than you otherwise would have.

Today we’ll address Curb Appeal, Front Entry / Porch & Landscaping.  Always remember, this is the first impression home buyers will have of your home.  First suggestion:  Stop cutting your grass (yourself).  Get a service to maintain your lawn while your home is on the market for sale.  There are many good lawn services in the West Chester, Liberty Township & Beckett Ridge Ohio areas.  A good lawn service can keep your lawn trimmed and edged neatly, will keep your lawn mowed regularly and can also trim your bushes & shrubs and provide fresh mulch (please use black mulch) to complete the great look.

Keep this in mind:  If your yard is beautiful and well maintained, home buyers will assume the whole house has been kept the same.

If your home has a front porch make sure that it is freshly scrubbed and clean.  If there is enough room, place a couple of chairs and a small table on the porch to stage the area.  Caution: Be sure the size of the table & chairs do not overwhelm the space.  Also keep in mind, I am not talking about the “$10 plastic chairs & table” here.  They need to be something nice!

If your home does not have a front porch just be sure the outside area around the front door is clean, no cob webs and also be sure the front door itself is clean.  More than likely the front door needs a fresh coat of paint and probably new hardware.  If you have outside lighting/coach lights they probably need replacing also.
