Mason Real Estate Market Update – January 2016

February 1, 2016 by Eric Lowry

Year Ends With Extremely Low http://www.88daysorfree.com/Inventory for Mason

Mason Real Estate Market Update

The Mason Real Estate Market ended in an extremely strong sellers’ market with a 2.5 month inventory of homes for sale. A 6 month inventory level is considered a balanced market. Anything under 6 months worth of inventory is considered to be an undersupply, favoring home sellers as opposed to favoring home buyers.Buying a House in a Seller's Market

If inventory doesn’t increase soon, the market will stall. Thinking of selling your Mason home? This significant lack of inventory makes right now a fantastic time to get your home listed for sale.

The average sale price of homes in Mason is $340,868, which is up .84% from the same time last year. Home prices are on a slow, steady rise; and are expected to continue to increase. Average days on market in Mason is 81 days, compared to 83 last winter. The average list to sale price ratio for Mason Real Estate is up slightly at 97.14% compared to last year’s 96.89%. This number reflects what percentage of the list price homes are actually selling for.

5 Hidden Reasons Your House Isn’t Selling (Or Didn’t Sell)

January 27, 2016 by Eric Lowry

5 Reasons Your House Isn’t Selling (Or Didn’t Sell)5 Hidden Reasons your House Isn't Selling (Or Didn't Sell)

Is your home listed for sale, but not getting any offers? Your problem could be any of these reasons your house isn’t selling.

It’s Overpriced – In the current market, where inventory is so low and buyer demand is high, homes are selling very quickly. If your home isn’t selling you might want to reconsider your asking price. The number one reasons homes don’t sell is because they are overpriced.

It’s Outdated – If your home is terribly outdated, that can be a major turn off to home buyers. For the most part, buyers want a home that is move-in ready. If all they notice are your kitchen and bathrooms from the 80’s and your old carpet, they’re not going to be impressed.

Bad Decor – Buyers want to see your home as a blank canvas. They don’t want to see all your personal knick knacks and photos all over the place, and they don’t want your blue or red walls. Depersonalize and declutter, and then neutralize all the paint colors in your home. If buyers can’t see themselves in your home, they will turn right around and leave.

Curb Appeal – You only get one chance to make a first impression so work on that curb appeal! Make sure your bushes are trimmed, your grass is cut and edged, your exterior paint is in good condition, etc.

You’re Not Using a Realtor – Data from a recent NAR study shows that less than 10% of For Sale By Owner’s (FSBO’s) actually sell. Approximately 90% of buyers are using a Realtor to find a home, and even more are finding that home on the internet. However, when you FSBO your home, your home listing does not come up in those buyers’ MLS searches. You are limiting your potential exposure to a very, very small percentage of buyers.

Why Use a Real Estate Team Instead of a Single Agent

January 24, 2016 by Eric Lowry

Why Use a Real Estate Team Instead of a Single Agent

Why use a real estate team instead of a single agentAre you trying to decide if you should use a real estate team instead of a single agent? You might be wondering what the difference really is. The difference is actually very significant, and can affect whether or not your experience is easy and stress-free.

Have you ever considered all the different hats a Realtor must wear for any given real estate transaction? Many people don’t realize all that a Realtor does aside from put a sign in a yard and show homes. The real estate market and buying/selling process has become very complicated, and it’s very rare to find a single agent who can skillfully handle all the different aspects of a real estate transaction. When you use a real estate team instead of a single agent, you get:

Focused, Expert Agents – A Real Estate Team is made up of several team members including Listing Specialists, Buyer Specialists, a Transaction Coordinator, a Marketing Director, and Inside Sales Associates. The team members specialize in their own aspect of the home buying and selling process. They need not try to juggle all the balls that a single agent must. Every part of the buying or selling process is handled with care, expertise, and 100% focus. Single agents cannot possibly provide this at such a high level as they are juggling all of the aspects of a real estate transaction and often for several different clients at a time.

Intensive Marketing – A Marketing Director does all the marketing for the team and their clients. This position is especially important to home sellers, as they provide much more intensive marketing for your home than a single agent would have the time or resources for.

A Higher Level of Client Care – Realtors who are part of a team have support staff to help make the process a breeze for you as a client.  Such team members are completely client-focused and are available at all times to answer questions and help you with any concerns you may have throughout the process. Having such a team makes for much more happy and satisfied clients.

The Bottom Line? When you use a real estate team instead of a single agent, you will get much better results in less time with your home buying or selling experience.
