Buying a Home :: 3 Steps To Getting Started

October 16, 2014 by Eric Lowry Leave a Comment

Buying a Home :: 3 Steps To Getting Started

 Buying a Home

1. Hire A Real Estate Agent

Buying a home as a first time homebuyer is a complex process, one that a real estate agent specializes in navigating.  A real estate agent will advocate for you and your interests throughout the whole process, which makes it important for you to find the agent that will best fit your needs.  The Lowry Team takes a team approach to home buying and selling.  The Lowry Team consists of members that are focused on areas of specialization including Listing Specialists, Buyer Specialists, Transaction/Listing Coordinator and a Marketing Director. This ensures that you get more focused attention and your home buying or selling process goes as smoothly as possible.

2. Get Preapproved
Getting preapproved acts as a dry run of the loan application process. The mortgage lender uses details about your credit, income, assets, and debts to estimate how much mortgage you can afford.  This reduces the potential frustration of looking at homes beyond your means.  A preapproval also serves as a good indication to potential sellers of your general credit worthiness.  Most sellers will not accept an offer without at least a pre-approval letter; so if you are serious about buying a home this should be one of the first steps you take towards purchasing your new home.  The Lowry Team works with a preferred lender that will help you with this important step towards buying your dream home.

3. Narrow your search areas

Maybe there is a particular part of town you have always wanted to live in, maybe you need easy access to the highways for your job commute. Your real estate agent will help you narrow down your search to the areas that fit your needs best. The Lowry Team specializes in in West Chester, Liberty Township, Mason, Monroe, Fairfield Township and the Northern Suburbs of Cincinnati. The Lowry Team’s Top 10 Fall Home Maintenance Tips

October 15, 2014 by Eric Lowry Leave a Comment

The Lowry Team’s Top 10 Fall Home Maintenance Tips

Fall home maintenanceIt’s that time of year….time for Fall home maintenance.  There is plenty to do but by working through this list, you are preventing future maintenance problems. Here are 10 Fall home maintenance tips that The Lowry Team recommends:

1. Clean the gutters – Clean the gutters and downspouts of sticks, leaves and other debris. If necessary, replace the gutters with those that have leaf guards.

2. Caulk around the windows – This is an easy and inexpensive way to prevent heat from escaping your house.

3. Check paint and siding – Blistering and peeling paint on the exterior walls of your home is a sign that your siding may no longer be protected.

4. Seal the driveway – Sealing the cracks extends the life of your driveway.

5. Inspect your roof – Look for shingles that are loose or missing.  If needed, have a professional repair the roof before Winter.

6. Winterize the deck – Clean your porch, deck and furniture.  Cover the furniture and your grill. Store everything away from the elements.

7. Drain exterior faucets – Disconnect the garden hoses from the house and drain water from the faucets to prevent freezing.

8. Prepare yard equipment for storage – Clean and empty the fuel from lawn mowers, weed trimmers and other yard equipment.

9. Inspect heat sources – Prior to use, have your furnace serviced and your fireplace inspected.

10. Reverse ceiling fans – Reversing the ceiling fan blades helps to distribute warm air from the ceilings throughout the room.

The Lowry Team :: What You Should Know Before Buying A Home

buying a homeIt is a great time to buy a first home. However, there are important things to keep in mind before buying a home to make sure this important decision is the right one for you and your wallet

Get Information.  Most communities offer free seminars for first time home buyers. Some real estate teams, such as The Lowry Team, have home buyer specialists that work primarily with clients looking to buy their first home.

Know What You Can Afford.  Analyze your monthly budget. Remember to factor in home owners insurance and property taxes into this scenario.

Find a Real Estate Professional.  Finding the right real estate agent to work with can make your deal run that much more smoothly.  A good real estate agent will help find you a home that works for you, not against you.

The Lowry Team :: Inexpensive DIY Halloween Costume Ideas

October 13, 2014 by Eric Lowry Leave a Comment

The Lowry Team :: Inexpensive DIY Halloween Costume Ideas

The Lowry TeamAccording to the Money Section of US News & World Report, the average person spends $77 on Halloween. Store bought costumes that often cost $50 or more eat up most of the Halloween budget.  Even if you are not an expert seamstress, you can make inexpensive costumes for your kids!

Many costumes can be put together by using your own clothes and then purchasing necessary accessories. When making purchases, use coupons, look for sales or go to second hand stores. Some local second hand stores are as follows:

2nd Chance – 8109 Beckett Center Drive West Chester

Little Sprouts Boutique – 6208 Tylersville Road Mason

Once Upon A Child – 8142 Princeton Glendale Road West Chester

Salvation Army Thrift Store – 7900 Tylersville Road West Chester

The National Retail Federation has announced that the top five costumes this year will be princesses, animals, Spider-Man, Frozen characters and other super heroes. Rather then buy any of these costumes, make them at home!  Save some of that $77 for extra Halloween candy!

To create a Princess costume, use an actual dress from the closet or one used to play dress up in.  Add some tulle underneath, a tiara and a wand.

An animal costume can be made from your own clothes as well.  One example is to dress in a black top and bottoms.  Buy a headband with ears, make a tail, add some face paint and you have yourself a cat costume.

The Spider-Man costume is simply made by wearing tight fitting blue bottoms and a red top.  Paint the Spider-Man logo on the top and purchase a mask.

Expect to see a lot of Elsa costumes on Halloween night!  Create the look with a light blue or white top, a tutu and cape.  Olaf can be made with a white sweatshirt and hat.  Then paint or glue on buttons, nose and eyes for his face.

Make a super hero costume from long underwear or tights and a top. Paint a super hero logo on the top. Use a blanket or other article of clothing for a cape.

You do not have to spend a fortune on Halloween costumes.  Take a look at what you already have in your closet and use a little creativity. Also, remember that second hand stores are a great place to look for items that you need to make the costume.  Many sell actual costumes as well.

The Lowry Team Wishes You a Safe and Happy Halloween!
