Your home’s curb appeal provides the first impression to potential buyers, so you definitely want to make it a good one! Here are some quick and easy ways that you can make your home look attractive to new buyers and hopefully lead to a quick sale.

Freshen Up the Paint – Touch up the trim, shutters, garage door, and front door paint.

Power Wash – If your siding is looking dirty, consider giving it a good power washing to brighten it up. Don’t forget to power wash the driveway, and front porch steps.

Step 3 to Selling a House in Cincinnati : Stage Your Home

Preparing your home for sale properly can net you considerably more money at closing. Some rooms in your home are more important than others in the preparation process and some home improvements are a much better investment as you prepare to sell your home.  Don’t spend money unnecessarily, contact Eric Lowry, CEO and Listing Specialist for The Lowry Team today to arrange a consultation.  In the meantime, here are some general steps that you could start implementing right now.

The first step in staging your home is to maximize the curb appeal. Make sure to trim the bushes and keep the lawn neatly mowed.  The curb appeal of your home will provide the first impression to potential buyers. Make it a good one!

Next, you will want to remove any clutter from your house.  Start packing up anything you are not currently using.  You are going to have to pack it up eventually anyway, so why not get started.  Your house will appear larger, neater, and more organized.

If you have transformed one (or more) of your bedrooms into something other than a bedroom, such as a sewing room or exercise room, change it back. If you are listing your house as a three bedroom, you want the home buyer to be able to easily visualize the three bedrooms.

Clean up and organize the counters in the bathrooms and kitchen. They should appear, neat, clean and sparkly!  Put items that are generally sitting out on the counter tops away out of sight.

After all of the steps are completed, do one last final clean up.  Deep clean your house from top to bottom; yes, even the windows!  Repair any nicks to the walls and cover them with a fresh coat of neutral paint.

Lastly, add a pop of color.  This could be some colorful towels in the half bath or fresh flowers in a vase in the entrance way.  Add color outside by planting some annuals. Place a new welcome mat by the front door or add a splash of color with a pillows on a chair.

The Mason Real Estate Market ended in an extremely strong sellers’ market with a 2.5 month inventory of homes for sale. A 6 month inventory level is considered a balanced market. Anything under 6 months worth of inventory is considered to be an undersupply, favoring home sellers as opposed to favoring home buyers.Buying a House in a Seller's Market

If inventory doesn’t increase soon, the market will stall. Thinking of selling your Mason home? This significant lack of inventory makes right now a fantastic time to get your home listed for sale.

The average sale price of homes in Mason is $340,868, which is up .84% from the same time last year. Home prices are on a slow, steady rise; and are expected to continue to increase. Average days on market in Mason is 81 days, compared to 83 last winter. The average list to sale price ratio for Mason Real Estate is up slightly at 97.14% compared to last year’s 96.89%. This number reflects what percentage of the list price homes are actually selling for.

10 Reasons For Sale By Owners Fail

Some homeowners decide to try to sell their home without the representation of a Realtor, which is referred to as a For Sale By Owner (FSBO). However, the odds are very much stacked against them. Data from a recent National Association of Realtors (NAR) survey shows that less than 10% of For Sale By Owners actually sell. There are many reasons For Sale By Owners don’t sell. Here are the top among them:

  1. They fail to market the home effectively
    When a home is listed with a Realtor, the home is aggressively marketed. Often times, the Realtor has a team with a Marketing Director whose expertise is marketing the home to the maximum number of potential homebuyers. FSBOs typically rely on a sign in the yard and a Craiglist ad. They severely lack exposure.
  2. They don’t know how to prepare the home for sale
    Many homeowners have no idea what projects need to be done before putting the home up for sale, and which are essentially a waste of money. Neglecting any important prelisting tasks can affect the first impressions of potential homebuyers to their detriment.
  3. They aren’t available to quickly respond to inquiries and showing requests
    Handling inquiries and coordinating showings is a key part of the home selling process, however many homeowners can’t accurately address them or don’t have the time to do so. In this market, buyers have to move fast so they expect fast answers from sellers. If their or their agent’s inquires are going unanswered, they won’t hesitate to move on to the next property.
  4. They don’t know how to properly screen potential buyers
    Many homeowners don’t know the difference between prequalification and preapproval. They also don’t or can’t verify that homebuyers are qualified so they open their home to unqualified buyers, which is a tremendous waste of their time.
  5. Owners don’t allow potential buyers to view the home without pressure
    There is nothing that will turn a potential buyer off more than the homeowner hanging around while they are trying to tour the home. Most buyers do not like to be pressured while looking at homes. Giving the potential buyer space, allows them the ability to speak freely about the home and look at their leisure.
  6. Homeowners inaccurately price their home
    The number one reason homes don’t sell is because they are overpriced, and FSBOs often overprice their home due to inexperience.
  7. There are too many people to negotiate with
    When selling a home, there are many more people to negotiate with than most people realize. A FSBO must negotiate with the buyer, the buyer’s agent, the buyer’s attorney, the home inspection company, the termite inspection company, your bank (if it’s a short sale), the appraiser, the buyer’s lender, and the title company. Without the help of a licensed Realtor, negotiating with so many different parties can prove a tough task for homeowners.
  8. Contractual procedures are too complicated
    A contract to buy a home involves much more than just agreeing to a sale price. A purchase contract is very in depth and involves many timelines, clauses, and contingenies. Real estate purchase contracts can be very confusing if you do not specialize in handling them. Many FSBOs don’t have a firm understanding of real estate contracts, and often aren’t clear on what they are agreeing to or how to negotiate different parts of the contract.
  9. They don’t know how to handle the home inspection findings
    Pretty much every homebuyer gets a home inspection done, and the chances are pretty high that the home inspector is going to find something wrong with your home. Many FSBOs don’t know how to handle inspection negotiations, and often refuse to correct any of the buyer’s requests, which is a great way to make a buyer walk from the sale.
  10. They drop the ball during the closing process
    Many homeowners have no idea what they would need to do after getting an accepted offer together on their home to ensure that it actually closes, such as making sure inspection deadlines are hit, title work has been reviewed, the appraisal was ordered and came back okay, the buyers have obtained mortgage loan commitment, title work is reviewed, etc. There is so much to do from contract to closing that many Realtors have their own Transaction Coordinator whose entire job is comprised of this step of the process.

Bottom Line: If you’re thinking of selling your house, you might want to reconsider doing it yourself. When you sell your home with a Realtor, you are much more likely to be successful in selling your home faster and at a higher price.

Sell Your House Faster - Prepare Your Home for Listing PhotosWe’ve all seen those home listing photos of the agent in the bathroom mirror, the pets in the living room, and the dirty laundry on the floor. Those photos are funny to look at, but they’re not going to help sell your house. Here are few easy tips to prepare your house for fantastic listing photos so you can impress more buyers and sell your house faster!

Window Treatments – Open all the curtains and blinds in every room to let natural light in.

Lighting – Turn all interior lights on, and any ceiling fans off. Replace any burnt out light bulbs.

Pets – Keep all your pets out of the house (or at least out of the way). Hide away all pet supplies, food dishes, crates, scratching posts, etc.

Vehicles – Move all vehicles away from the home or park them in the garage. Don’t leave any in the driveway or parked on the street in front of the house. Close your garage doors.

Tables/Counters – Remove all clutter from kitchen and bathroom counters, shelves, tables, bedroom dressers, etc. Have a minimalist mindset with what you leave out.

General – Make sure your home is as tidy as possible. Put away all the laundry, make all the beds, close all the toilet seats, vacuum your carpets, etc. Make sure the front and backyards are well manicured, with cut grass, trimmed bushes, etc.

If you prepare your house for listing photos, it can definitely help improve the quality of the photos and sell your house faster. The listing photos of your home provide the very first impression buyers will have of your home. You want them to be impressed enough that they want to schedule a showing. If you have great listing photos, you will impress more buyers, and ultimately sell your house faster.
