10 Reasons For Sale By Owners Fail

Some homeowners decide to try to sell their home without the representation of a Realtor, which is referred to as a For Sale By Owner (FSBO). However, the odds are very much stacked against them. Data from a recent National Association of Realtors (NAR) survey shows that less than 10% of For Sale By Owners actually sell. There are many reasons For Sale By Owners don’t sell. Here are the top among them:

  1. They fail to market the home effectively
    When a home is listed with a Realtor, the home is aggressively marketed. Often times, the Realtor has a team with a Marketing Director whose expertise is marketing the home to the maximum number of potential homebuyers. FSBOs typically rely on a sign in the yard and a Craiglist ad. They severely lack exposure.
  2. They don’t know how to prepare the home for sale
    Many homeowners have no idea what projects need to be done before putting the home up for sale, and which are essentially a waste of money. Neglecting any important prelisting tasks can affect the first impressions of potential homebuyers to their detriment.
  3. They aren’t available to quickly respond to inquiries and showing requests
    Handling inquiries and coordinating showings is a key part of the home selling process, however many homeowners can’t accurately address them or don’t have the time to do so. In this market, buyers have to move fast so they expect fast answers from sellers. If their or their agent’s inquires are going unanswered, they won’t hesitate to move on to the next property.
  4. They don’t know how to properly screen potential buyers
    Many homeowners don’t know the difference between prequalification and preapproval. They also don’t or can’t verify that homebuyers are qualified so they open their home to unqualified buyers, which is a tremendous waste of their time.
  5. Owners don’t allow potential buyers to view the home without pressure
    There is nothing that will turn a potential buyer off more than the homeowner hanging around while they are trying to tour the home. Most buyers do not like to be pressured while looking at homes. Giving the potential buyer space, allows them the ability to speak freely about the home and look at their leisure.
  6. Homeowners inaccurately price their home
    The number one reason homes don’t sell is because they are overpriced, and FSBOs often overprice their home due to inexperience.
  7. There are too many people to negotiate with
    When selling a home, there are many more people to negotiate with than most people realize. A FSBO must negotiate with the buyer, the buyer’s agent, the buyer’s attorney, the home inspection company, the termite inspection company, your bank (if it’s a short sale), the appraiser, the buyer’s lender, and the title company. Without the help of a licensed Realtor, negotiating with so many different parties can prove a tough task for homeowners.
  8. Contractual procedures are too complicated
    A contract to buy a home involves much more than just agreeing to a sale price. A purchase contract is very in depth and involves many timelines, clauses, and contingenies. Real estate purchase contracts can be very confusing if you do not specialize in handling them. Many FSBOs don’t have a firm understanding of real estate contracts, and often aren’t clear on what they are agreeing to or how to negotiate different parts of the contract.
  9. They don’t know how to handle the home inspection findings
    Pretty much every homebuyer gets a home inspection done, and the chances are pretty high that the home inspector is going to find something wrong with your home. Many FSBOs don’t know how to handle inspection negotiations, and often refuse to correct any of the buyer’s requests, which is a great way to make a buyer walk from the sale.
  10. They drop the ball during the closing process
    Many homeowners have no idea what they would need to do after getting an accepted offer together on their home to ensure that it actually closes, such as making sure inspection deadlines are hit, title work has been reviewed, the appraisal was ordered and came back okay, the buyers have obtained mortgage loan commitment, title work is reviewed, etc. There is so much to do from contract to closing that many Realtors have their own Transaction Coordinator whose entire job is comprised of this step of the process.

Bottom Line: If you’re thinking of selling your house, you might want to reconsider doing it yourself. When you sell your home with a Realtor, you are much more likely to be successful in selling your home faster and at a higher price.

Is your home listed for sale, but not getting any offers? Your problem could be any of these reasons your house isn’t selling.

It’s Overpriced – In the current market, where inventory is so low and buyer demand is high, homes are selling very quickly. If your home isn’t selling you might want to reconsider your asking price. The number one reasons homes don’t sell is because they are overpriced.

It’s Outdated – If your home is terribly outdated, that can be a major turn off to home buyers. For the most part, buyers want a home that is move-in ready. If all they notice are your kitchen and bathrooms from the 80’s and your old carpet, they’re not going to be impressed.

Bad Decor – Buyers want to see your home as a blank canvas. They don’t want to see all your personal knick knacks and photos all over the place, and they don’t want your blue or red walls. Depersonalize and declutter, and then neutralize all the paint colors in your home. If buyers can’t see themselves in your home, they will turn right around and leave.

Curb Appeal – You only get one chance to make a first impression so work on that curb appeal! Make sure your bushes are trimmed, your grass is cut and edged, your exterior paint is in good condition, etc.

You’re Not Using a Realtor – Data from a recent NAR study shows that less than 10% of For Sale By Owner’s (FSBO’s) actually sell. Approximately 90% of buyers are using a Realtor to find a home, and even more are finding that home on the internet. However, when you FSBO your home, your home listing does not come up in those buyers’ MLS searches. You are limiting your potential exposure to a very, very small percentage of buyers.

Liberty Township Real Estate Market ended in a strong sellers’ market with a 3.2 month inventory of homes for sale. A 6 month inventory level is considered a balanced market. Anything under 6 months worth of inventory is considered to be an undersupply, favoring home sellers as opposed to favoring home buyers.Buying a House in a Seller's Market

If inventory doesn’t increase soon, the market may stall. Thinking of selling your Liberty Township home? This significant lack of inventory makes right now a fantastic time to get your home listed for sale.

The average sale price of homes in Liberty Township is $294,044, which is up 3.06% from the same time last year. Home prices are on a steady rise; and are expected to continue to increase. Sell Your Home Faster – Stage Your Home With Color!

Stage Your Home With ColorHouses that are staged sell faster and for more money than houses that are not.  One of the easiest ways to get your house ready to sell is to stage your home with color. Painting is an inexpensive but very effective way to showcase your home.

You can stage your home with color by neutralizing any brightly colored walls in your home. The colors buyers should see when they enter your home should not distract them with your decorating style. They want to see your home as a blank canvas so they can more easily envision themselves in your home.

Light, clean rooms also seem larger and more updated than rooms that are painted strong colors.  If you have wallpaper anywhere in your home, take it down and repaint in neutral tones. Buyers will see less work that they will have to do before moving in, and will be more likely to make a higher offer than they would otherwise.

However, neutralizing doesn’t mean you have to go paint all the walls white. You should paint your home rich, neutral tones such as light taupes, beiges, or greys. Doing so will definitely result in your home selling faster and for more money.

Despite what the groundhog says, Spring is closer than we think! Many home sellers think that Spring is the best time to put their home on the market. However, selling your home in these next six weeks before Spring hits has several advantages.

Less Competition – With Spring comes a wave of new homes for sale; not to mention new construction homes! All of that might sound good, but if you want to sell your home it means much more competition for you. Right now inventory is very low, which is not enough to satisfy buyer demand. That’s very good for home prices. You’ll be able to sell your home at a higher price and in a shorter amount of time if you sell before Spring hits.

Buyer Demand is Strong – Foot traffic is high which means buyers are still out there looking! They are ready, willing, and able to buy…they just need to find the right home.

The Process Will Be Quicker – With recent changes to lender regulations, it’s taking longer than ever to get from contract to closing. However, there is less overall business done in the winter, so real estate professionals have more time to dedicate to the sale of your home. If you sell your house before Spring, it will likely be a quicker and smoother transaction for you.
