Step 2 to Selling Your Cincinnati Home : Price It Right

Selling Your Cincinnati HomeOne of the most important steps in selling your home is determining what price to list it for. Research shows that a house priced right at market value sold in just half the time compared to homes priced above market value.  In addition, homes priced at market value ended up selling for almost $4,000 more on average.

Pricing your home at or just below market value might seem a little counterintuitive, however it will work to your benefit. Many homeowners think that pricing their home a little over market value will leave them room for negotiation. In actuality, this just dramatically lessens the demand for your house (see the accompanying chart).

Selling Your Cincinnati Home 3Instead of the seller trying to ‘win’ the negotiation with one buyer, they should price it so that demand for the home is maximized. By doing this, the seller will not be fighting with a buyer over the price, but will instead have multiple buyers fighting with each other over the house. This is especially likely to happen in the current market, as housing inventory is extremely low.

Your Realtor also plays a crucial role in pricing your home. They will perform a Comparable Market Analysis (CMA) for you, which takes into account recent sales of similar homes in the same market area and current market trends. This will help educate and assist you as you decide what price you will put your house on the market for.

Grant Iseley Joins The Lowry TeamThe Lowry Team is excited to introduce their newest team member! Grant Iseley is taking on the role of Buyer Specialist for The Lowry Team.

Grant’s outgoing, timely and servant attitude makes for a perfect Real Estate Agent. Although he grew up in California, family ties brought him back home to the Greater Cincinnati area twice yearly for Christmas and Summer. Through these visits Grant grew to love the city and its people, driving him to move East for college, attending the University of Kentucky for a degree in Hospitality.

After college, Grant and his soon to be fiance made a brief move to back LA, where Grant had his first taste of the real estate market, working for a large Real Estate Servicer as an Asset Manager and then as a Client Relations specialist, dealing directly with banks and real estate agents, on short sales, bank owned properties (REO) and auctions. Working with clients such as Auction.com, Bank of America, Nationstar, Altisource, etc.

Whether you are thinking of selling your home next month or next year, if you want to get the best price for your home with the least amount of stress, it’s going to take some time and planning. Here are the six steps to keep in mind when selling a house in Cincinnati…

Step 3: Stage the home to sell.  Homes that are staged sell faster and for money than homes that are not. Step 4: Negotiate an offer.  Your Realtor will help you negotiate the best sale price and terms for your home. If you’re thinking about buying a house this year, it’s important to be educated about the current real estate market conditions.

There is a 3-4 months inventory of homes for sale on the market right now, which is very low. When inventory levels are between 6-7 months, it is considered a balanced or neutral market. Anything more is considered a buyers market, and anything less than 6 months is considered a sellers market.

What this means is that since there is a low supply, and still a lot of demand, the current real estate market favors home sellers. There is greater competition among buyers which means that homes are selling very quickly. When a new listing comes on the market that interests you, it’s important that you contact your Realtor right away so you can view the home as soon as possible. If you wait a few days to go see it, it likely will have already sold.Buying a House in a Seller's Market

This sellers market also means that homes are selling very close to list price. On average, homes in our area are selling at 98% of list price. So if you really love the house and don’t want to lose out to another buyer, you must make a very strong offer. Trying to make a low ball offer in this market is not going to work.

In addition to making a strong offer price, you must also be prepared to provide a pre approval letter with your offer. A pre approval letter strengthens your offer because it shows the seller that you have the financial capability to purchase the home. So it’s imperative you choose the right lender and get pre approved before looking at homes.

When buying a home, the first step is to get pre approved. However, that can be easier said than done. Many home buyers aren’t sure how to pick the right lender for their home mortgage.

Some buyers just go with their bank where they have their checking and savings accounts. However, that’s not always the best choice. There are many reasons to at least speak with a second lender to see how they compare.

Some lenders might be able to save you a lot more money than your bank would. This can be for various reasons; sometimes they can offer a better interest rate on your mortgage, and some lenders will even waive or reduce fees to earn your business.

Most home buyers typically look at homes and write offers in the evenings or on the weekends when they are off work. But guess what, banks aren’t open at those times. It’s nearly impossible to get in touch with a typical bank lender in the evening or over the weekend.

Lenders who work for smaller companies are much easier to get in touch with late in the evening or over the weekend. They don’t set strict hours for themselves from 9-5 and will go the extra mile to make sure you are taken care of.
