Selling A Home In The Winter

Selling a home in the winter can be very beneficial to you as a home owner believe it or not. You may think that Spring or even Summer is the best time to put your home on the market, and that’s not quite true. There are several reasons you may want to consider selling a home in the winter.

The buyers who are out looking at homes in the winter are typically very serious buyers, and for varying reasons, have a strong motivation to buy. Braving the winter temperatures and snow is not for the faint of heart. These buyers need to find a home, and usually they need to do so quickly.

Inventory is much lower in the winter than it is in the Spring and Summer. Selling a home in the winter means less competition for you as a seller. If you wait until Spring, the home inventory shoots up. Many other sellers put their homes on the market in the Spring and Summer, and there is also an influx of available New Construction to compete with as well. If you want to sell your home for the best price possible, wouldn’t you want to go up against less competition rather than more?

The accompanying chart shows the home inventory levels for the first five months of 2015 according the National Association of Realtors. As you can see, the longer you wait the higher the level of competition you will have when putting your home on the market.

The Oaks of West Chester Subdivision and Homes for Sale

Work has officially begun on the new subdivision near Keehner Park in the 45069 zip code of West Chester. The neighborhood, The Oaks of West Chester, is being developed by Drees Homes.

This luxury community near Olde West Chester will have 103 home sites when completed. Homes will sit on half acre sites and range in size from 2259 – 4082 square feet. Home prices will range from $428,000 – $540,000.

The Oaks of West Chester subdivision will feature culdesac streets and plenty of green spaces. The neighborhood will have a community pool and walking paths that will connect to nearby Keehner Park.

Students living in the Oaks of West Chester will attend Lakota Local Schools, a highly rated school system. Located in southwestern Ohio, Lakota Local Schools is the eighth largest school district in the state, and the largest of all 10 public school districts in Butler County. The Lakota Local School district serves the communities of West Chester and Liberty Townships. Lakota Local Schools are known for their excellence in academics, athletics and music programs.

The neighborhoods provides for quick access to interstate highways including I-75, I-275 and I-71. There is also a large selection of shopping and dining options such as the expanding Streets of West Chester, Voice of America and the new Liberty Center.
