Most Expensive Home Sales in West Chester 2016

Most Expensive Home Sales in West Chester 20162016 saw the luxury home market in West Chester Ohio continue at a steady pace.  There were 36 luxury home sales in West Chester in 2016, and there happened to also have been 36 luxury home sales in 2015.

The current inventory of luxury homes for sale in West Chester is on par with the luxury home inventory levels in other similar areas, illustrating the fact that the West Chester luxury market is pretty healthy. A fairly large part of the activity in the West Chester luxury home market is being driven by new construction.

The inventory of homes for sale in West Chester is quite high when compared to the amount of homes that are selling.  Based on the current rate of sales in the luxury market there is a 14 month supply of homes for sale.  Traditionally anything over 6 months worth of inventory is considered to be an oversupply favoring home buyers as opposed to favoring home sellers.

The Top Ten Most Expensive Home Sales in West Chester in 2016 (see below) were sold in a range from $680,000 – $1,200,000.  Of these ten home sales, 5 were in the Oaks of West Chester, 2 were in Reserves of Providence, 2 were in Wetherington, and 1 was in Treillage.

7153 Laurel Oaks Drive – $699,500 – Oaks of West Chester

7154 Laurel Oaks Drive – $692,000 – Oaks of West Chester

7404 Sea Pines Place – $680,000 – Wetherington

Six of these luxury home sales were new construction homes.  Five of these newly built homes were sold in the Oaks of West Chester Subdivision which was the location of the Homearama new home show in 2016, and one of the newly built homes was sold in Treillage.

West Chester and Liberty Township Ohio Real Estate Market Report

Click Here To Find Your Home's Current Market Value In Seconds!West Chester and Liberty Township Ohio Home Sales were flat when compared to the sales in West Chester and Liberty Township in July 2014.  The 176 closed home sales in West Chester and Liberty Township in July is exactly one more than July 2014.  Sales remain at the highest levels that we have seen since 2005. The ability for the sales levels to continue to increase is limited right now by a shortage of available homes for sale.

West Chester and Liberty Township Ohio Average Sale Prices were up 5.04% in July 2015 when compared to July of 2014. Average sale prices for West Chester and Liberty Township for year to date 2015 are now up 3.82% compared to 2014.  The trend with home prices continues to be one of gradual and steady increases.

Days On Market for West Chester and Liberty Township Homes that closed in July 2015 was 61 which is virtually the same as July 2014.  61 days on market is historically a very low number and continues to reflect the fact that nice homes priced correctly are selling very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in July 2015 was 97.19% which is slightly higher than July 2014’s 96.51% These 97% plus ratios are very high and are also an indicator of both market strength overall and the continued shortage of homes for sale. Homes on the market less than 30 days sold for 97.91% of list price in July.  

The Inventory of Homes for Sale in West Chester and Liberty Township has been low for quite some time now and has even dropped slightly lower. The current level of supply is at 3.3 months of inventory of homes for sale.  6 months supply reflects a balanced market, anything less than 6 months represents a seller’s market, which we are clearly in.

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable.  The current rate for a 30 year fixed rate loan is approximately 3.99% for a conventional loan and approximately 4.25% for an FHA loan.

West Chester and Liberty Township Ohio Real Estate Market Report

June 2014 West Chester and Liberty Township Home SalesWest Chester and Liberty Township Ohio Home Sales were down 4.14% in June when compared to the sales in West Chester and Liberty Township in June 2013.  Home sales in West Chester and Liberty Township in June 2014 were the 2nd highest for June since 2006.  A lack of available homes for sale in West Chester and Liberty Township may be holding back significant sales growth right now.  

West Chester and Liberty Township Ohio Average Sale Prices were up 9.73% in June 2014 when compared to June of 2013. Average sale prices for West Chester and Liberty Township for year to date 2014 are up 8.94% compared to 2013.  The trend with home prices continues to be positive, with slow and steady improvement.

Days On Market for West Chester and Liberty Township Homes that closed in June 2014 was 62 which is dramatically lower than June 2013. 62 days on market is very low when compared to almost any time period in recent history.  As we have been saying for awhile, brand new listings that are staged for sale and priced correctly continue to sell very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in June 2014 was 97.57% which was a large increase over June 2013’s 96.68%  The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for.  The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.  June 2014 List to Sale Ratio West Chester and Liberty Township

The Inventory of Homes for Sale in West Chester and Liberty Township remains low with a current level of supply at just over 4.5 months worth compared to 2 months ago when the months supply was just about 5 months.  

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable.  The current rate for a 30 year fixed rate loan is approximately 4.25% for a conventional loan and approximately 4.125% for an FHA loan.
