The Lowry Team Discovers The Community Garden In Mason Ohio

Did you know that Mason Ohio has a community garden?

The Mason Ohio Community Garden is located on Mason-Morrow-Millgrove Road. Mason Ohio Public Works Department lays all of the initial groundwork for you. The lots are tilled in the Spring and wood chips are added to the paths. A compost pile and water truck are on site for gardeners to utilize.

If interested in a 10′ x 15′ plot to grow food and/or flowers in the community garden, an application must be completed. Residents that have tended gardens in previous years will be assigned plots first. The city of Mason Ohio recommends a $20 donation to cover seasonal expenses.

Some of the local gardeners choose to donate what they grow to the Mason Ohio Food Pantry. So, whether for a worthy cause or for your own home, roll up your sleeves and dig in the dirt while getting to know your neighbors. Then have them over for dinner and share the fruits of your labor.

Applications can be picked up at the Mason Community Center and the Mason Ohio Municipal Center.

The Lowry Team – Memorial Day Activities

The Southwest Ohio Chapter of American Gold Star Mothers has organized an event titled “Bringing Back The True Meaning of Memorial Day.” The event runs from Saturday, May 24th through Monday, May 26th at the National Voice of America Museum of Broadcasting. The museum is located at 8070 Tylersville Road West Chester, Ohio 45069. The event is free of charge and is open from 10 am – 6 pm each day. There will be a ceremony from 2 pm – 3 pm on Monday, May 26th. The rest of the weekend there will be exhibits available for guests to walk around and reflect upon.

Gold Star Mothers is a private, non-profit organization named after the gold star hung in windows by families of deceased veterans. Members of Gold Star Mothers have lost a son or daughter in the United States Armed Forces.

West Chester, Ohio is also hosting a parade at 10 am on Monday, May 26th. The parade route begins at Union Day School on Cincinnati Dayton Road and ends at the West Chester Cemetery on West Chester Road. The Veterans of Foreign War Post 7696 will be hosting a ceremony at the end of the parade route.

Fairfield, Ohio is having a parade and ceremony beginning at 10am on Memorial Day. The parade will feature veterans, military units, Fairfield police, fire and EMS units as well as the Fairfield High School marching band. The parade begins at Express Scripts located at 4865 Winton Road and ends at Fairfield Veterans Memorial Park where a ceremony will take place.

Mason, Ohio is celebrating Memorial Day beginning at Mason Veterans Memorial with a continental breakfast at 7:30 am. There will then be a service from 8am – 9am. At 10 am a parade will begin at American Legion Hall Post 194, 401 Reading Road Mason, Ohio 45040 and end at Rose Hill Cemetary with a program at 11 am. At noon there will be lunch at American Legion Hall.

The VA Loan Process

VA home loans are guaranteed by the U.S. Department of Veteran Affairs, however, borrowers still need to meet certain requirements. Those requirements include meeting credit and income standards. Veterans cannot have a “dishonorable discharge” and they must plan on occupying the home as their personal residence.

Some pros of the VA loan include not having to put a down payment on the home. If qualified, the Veteran can finance the entire sales price. Also, private mortgage insurance is not required. One con of the VA loan are that there is a VA funding fee that is used to cover some of the costs of issuing the loan. Another drawback is that interest only loans are not available if obtaining a VA loan. Lastly, if the veteran dies before the loan is settled, surviving spouses are responsible for the mortgage payments.

The home buying process remains much the same with a VA loan. The borrower must first obtain pre-approval. Once a home is decided upon, the purchase contract will be contingent upon final VA loan approval and a VA appraisal. There are minimum property requirements that must be met upon appraisal.

Whether you are preparing your home to sell or simply trying to get organized this Spring, The Lowry Team West Chester Ohio has tips for you. Keeping up on your house’s interior and exterior maintenance could save you time and money in the future.

There a number of things to do to maintain the exterior of your home. Each Spring you should check your roof for any damage such as missing shingles. Also, clean leaves and debris from the gutters and downspouts. Walk around your home’s foundation and take note of any large cracks that could lead to water or foundation damage. Spring is a good time to have the driveway re-sealed, filling in any cracks that appeared over the cold Winter. Clean all of your windows and screens. Put those storm windows away for the Summer! Have a HVAC company check and tune up your air conditioner. Use a power washer to clean patios, decks and siding. Stain and seal your deck in preparation for grilling out with friends and family.

Inside your home, vacuum and clean the rugs and carpets. Wipe down walls, baseboards and crown moldings. Take down all of your window treatments. Depending on the type of fabric you may be able to wash them yourself or you may need to have them cleaned professionally. Dust ceiling fans and reverse the blades direction for Spring. Wipe down shelves and throw away expired medicine. Put Winter clothes away and sort through items that can be donated.

West Chester and Liberty Township Ohio Real Estate Market Report

West Chester and Liberty Township Township Ohio Home Sales were down 34.78% in March when compared to the sales in West Chester and Liberty Township in March 2013. This decline is extremely large, especially when compared to the recent sales increases that we have seen over the last year. The extremely cold Winter is likely playing a big part in this decline in home sales. Also likely playing a part in the decline in home sales in our area is a lack of homes available for sale. The inventory of homes for sale remains very low.

West Chester and Liberty Township Ohio Average Sale Prices were up 4.52% in March when compared to the average sale price in West Chester and Liberty Township in March 2013. Home prices continue to see slow and steady improvement. Future increases will likely be fueled by the shortage of homes for sale.

Days On Market for West Chester and Liberty Township Homes that closed in March 2014 was 78. This is a dramatic improvement from the 103 days in March 2013.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in March 2014 was 96.24% compared to 97.09% in March of 2013. The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for. The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.

The Inventory of Homes for Sale in West Chester and Liberty Township remains at very low levels. Currently in the West Chester and Liberty Township real estate market there is just under 5 months of inventory. This represents a slight sellers market for the overall market. This measure of the inventory of homes for sale varies greatly depending on price range. The entry level 1st time home buyer market is much lower in inventory and is a very strong seller market.

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable. The current rate for a 30 year fixed rate loan is approximately 4.5% for a conventional loan and approximately 4.25% for an FHA loan.
