Appealing Your Butler County Ohio Property Tax Bill

Appealing Your Butler County Property Tax BillThere’s a pretty good chance you could be paying more in property taxes than you should be. Let’s say your Butler County property tax bill comes in the mail in January 2016 and you totally disagree with the valuation that has been given to your home.  What can you do?

You can appeal your property tax value, by presenting a case to the county review board and try to get the value changed.  When you appeal your property tax bill one of three things can happen:

1.  You get a decrease in your tax valuation, which results in a decrease in your property taxes.

2.  The value is found to be accurate and does not change – your taxes stay the same too.

3.  Your property tax valuation increases as a result of your hearing, which results in an increase in your property taxes.

So, why would you appeal?  The only reason to appeal your property tax bill is to prove that the Butler County Auditor’s value exceeds the market value.  It is important to note here that the value indicated on your tax bill will be the value as established on January 1st, 2015. You are going to be trying to prove a revised value for January 1st, 2015.  You are not trying to establish what today’s market value of your home is. A well researched appeal can significantly lower your property taxes.

**Important note:  The deadline each year to file an appeal of your Butler County Ohio property tax bill is March 31st at 5:00PM, which falls on a Thursday this year. Appeals submitted after this time will be dismissed.

winterSelling a home in the winter can be very beneficial to you as a home owner believe it or not. You may think that Spring or even Summer is the best time to put your home on the market, and that’s not quite true. There are several reasons you may want to consider selling a home in the winter.

The buyers who are out looking at homes in the winter are typically very serious buyers, and for varying reasons, have a strong motivation to buy. Braving the winter temperatures and snow is not for the faint of heart. These buyers need to find a home, and usually they need to do so quickly.

Inventory is much lower in the winter than it is in the Spring and Summer. Selling a home in the winter means less competition for you as a seller. If you wait until Spring, the home inventory shoots up. Many other sellers put their homes on the market in the Spring and Summer, and there is also an influx of available New Construction to compete with as well. If you want to sell your home for the best price possible, wouldn’t you want to go up against less competition rather than more?inventory levels or first 5 months

The accompanying chart shows the home inventory levels for the first five months of 2015 according the National Association of Realtors. As you can see, the longer you wait the higher the level of competition you will have when putting your home on the market.

5. The holiday season reminds many people of family. The home is the foundation of the
family unit. More people become motivated to buy during the holidays, more than
other times of the year.

6. Interest rates are incredibly low right now, which allows a home buyer to afford more in the
market. When rates are low, buyers tend to present higher purchase offers.

7. Many sellers will wait and list after the first of the year, which causes a lot of new
inventory of homes for sale in January. The longer you wait; the more competition you create for
yourself. You can expect a flood of new home inventory in 1st quarter of 2016. As supply
increases, your likelihood of getting an offer at an acceptable price decreases.

8. Since most people do not want to move during the holidays, you can secure a contract

Most Expensive West Chester OH Luxury Home Sales In 2013

Luxury Homes In West Chester Ohio

Million dollar home sales continue to elude West Chester.  Once again there was not a million dollar home sale recorded in the Cincinnati MLS for West Chester OH luxury home sales in 2013. The highest priced home sale in West Chester in 2013 was for $760,000.  The last million dollar home sale in West Chester was in March of 2008 according to the Cincinnati MLS.

The Top Ten Most Expensive Home Sales in West Chester Ohio in 2013 were sold in a range from $585,000 – $760,000.  Of these ten home sales, 3 were in the Reserves Of Providence Subdivision, 3 were in Foxborough Subdivision, 2 were in Wetherington Subdivision, and two were not in subdivisions. The top two neighborhoods in 2013 were the same as they were in 2012.

Only two of these home sales were new construction homes, compared to three in 2012.  Both of these newly built homes were sold in the Foxborough Subdivision.  The three new construction home sales in 2012 were also in the Foxborough Subdivision, which hosted Homearama in 2011. Side note here:  the 2014 Homearama Home Show is being held in Liberty Township in The Carriage Hill Subdivision. That is also where Homearama took place in 2013.
