The chief economist for Zillow has predicted that residential rental prices will continue to rise in 2016. Rents will continue to grow about 3.5% through the new year. 

We currently have a more stable housing market. That, together with lower interest fixed rate mortgages, may cause many renters to look into purchasing a new home.

Renters should consider building a new home. Home builders are meeting the needs of home buyers in every price point. Whether you are looking to buy a luxury home or your very first home, there are great neighborhoods that have new construction starter homes for sale.

The National Association of Home Builders surveyed builders, designers and architects to find out what they thought new homes would look like in 2015. The overall result was smaller and more efficient homes.

According to the survey results, the size of a newly built, single family home in 2015 will average 2150 square feet compared to the current 2400 square foot home. Living rooms will begin to disappear and we will see more of the great room. Removing the living room from the floor plan saves on square footage. The great room combines a family room and living room while flowing into the kitchen area. For the same reason, eat in kitchens will take the place of the dining room.

Other new home features in 2015 that you can expect to see are less bedrooms, media and hobby rooms. However, it is not all about taking away. The 2015 home will have more walk in closets and larger laundry rooms and outside areas such as garage spaces and porches.

New homes in 2015 will be more efficient. There will be a lot more green features. Reducing the square footage of the home automatically makes the homes more efficient with less space to heat and cool. Homes will be built with energy efficient lighting, windows, appliances and plumbing. In the push for energy awareness, there will be more ceiling fans installed and less skylights being built in.

Overall, new home features in 2015 revolve around the smaller, more energy efficient home. However, the best part of a new construction home is that it is designed specifically by you to meet the needs of your family’s lifestyle!

Welcome To Tuesday Open House!

Tuesday Open House is obviously not a real open house.  It’s a weekly video blog post about community information, real estate news and other topics of interest.

New construction is making a comeback in residential real estate and we have received a lot of questions about how to navigate this process.  The biggest questions revolve around building first or selling your current home first and just how to time it all.  

For most people that are building a new home in the West Chester, Liberty Township, Mason, Monroe and Fairfield areas selling your current home is not likely going to be a problem provided it is priced right and properly marketed.  So, the answer to the question of when do I list my home for sale revolves a lot around your risk tolerance.  Waiting too long can mean owning two homes for a period of time. Listing your home too quickly can mean that you may have to move twice.  A temporary place to live such as an apartment or living with family members is for many people the preferred solution.
