Common Real Estate Terms You Should Know

Home For SaleWhether you are buying or selling a home, you may come across plenty of real estate terms that you do not recognize. However, it’s important to be familiar with the common real estate terms that you will encounter throughout the process because it will make the process much easier. Here are several common real estate terms you should know:

Appraisal – The estimated value of a property as calculated by a licensed appraiser. An appraisal makes sure that the amount a buyer is under contract to pay for a property is equal to or less than the amount calculated by the appraiser. If a home “doesn’t appraise”, it means the seller must either agree to lower the sale price of the home to the appraised amount, or the buyer can walk away from the contract. This is ordered by the lender, and paid for by the buyer as part of closing costs.

Closing Costs – The fees paid at closing, including loan origination fees, attorney fees, appraisal fees, survey fees, title insurance, title search fees, underwriting fees, etc.

Contingency – A condition that must be met in order for the contract to become legally binding. In real estate, the sale contingencies are financing, the home inspection, and appraisal. If a contingency is not met, it allows the buyer to walk away from the contract and get their earnest money back.

Down Payment – The amount of money that a home buyer pays out of pocket towards purchasing a home. The down payment required for a buyer depends upon the type of home loan being utilized. Some loan programs allow for as little as 3% down.

Earnest Money – An amount of money (typically 1-2% of sale price) that a home buyer provides with their offer to the seller to show good faith. The check is cashed by the broker as soon as the offer is accepted, and is held in a non-interest bearing account until closing. If the sale falls through due to one of the contingencies on the contract (financing, inspections, or appraisal), the earnest money goes back to the buyer.

Home Inspection – A contingency on the purchase contract that allows for the buyer to hire a home inspector to conduct a thorough inspection of the home, which can also include radon tests, termite inspections, air quality tests, etc.

Home Warranty – A service contract that protects a home owner from the high costs of repairing and/or replacing major home components, such as the hot water heater, furnace, AC system, etc.

MLS – A database, also known as the Multiple Listing Service, that Realtors have access to that shows all homes currently listed for sale.

Pre Approval – A dry run of the loan process. A mortgage lender gathers information from a potential home buyer regarding income, debts, assets, etc. to determine how much home the buyer can afford. A pre approval letter is required to submit an offer on a home.

Title Insurance – Insurance that protects the buyer (or the seller) from any potential disputes regarding ownership of the property. It’s always a good idea to purchase title insurance.

homes. Home buyers that buy during the holiday season tend to be serious buyers.

4. Home buying is an emotional purchase and emotions tend to run high during the holiday
season. Strategically, having the opportunity to work off a buyer’s emotion is in your
favor . . . they tend to offer a higher price when emotions are involved.

5. The holiday season reminds many people of family. The home is the foundation of the
family unit. More people become motivated to buy during the holidays, more than
other times of the year.

6. Interest rates are incredibly low right now, which allows a home buyer to afford more in the
market. When rates are low, buyers tend to present higher purchase offers.

7. Many sellers will wait and list after the first of the year, which causes a lot of new
inventory of homes for sale in January. The longer you wait; the more competition you create for
yourself. You can expect a flood of new home inventory in 1st quarter of 2016. As supply
increases, your likelihood of getting an offer at an acceptable price decreases.

8. Since most people do not want to move during the holidays, you can secure a contract
now while your selling opportunity is high and arrange for a delayed closing with the buyer(s).

9. Companies typically bring new talent in starting at the beginning of the year. These
new hires are looking at property now. You must be on the market to take advantage
of these buyers.

10. Selling now can give you more buying power later. By selling your home now, you can
buy after January when the market becomes saturated with listings as a noncontingent
buyer. This gives you negotiating power!

The 2 bedroom 2 bath 2-story, transitional condo both listed and sold for $92,000.

How To Choose A Real Estate Agent

How to choose a real estate agentWhen choosing to buy or sell a home, it is a good idea to hire a real estate agent to represent your best interests. Here are a few tips on how to choose a real estate agent.

References – Talk with the real estate agent’s recent clients. Find out what they thought about the home buying or selling experience with that agent. If you are planning on listing your home for sale, ask what the sale price was in comparison to the list price and how long the house was on the market.

Licensure – You can verify the agent’s licensure with the state. At the state level you can also check to see if there have been any complaints or disciplinary actions taken against an agent.

Designations – Choose a real estate agent whose designations align directly with your needs. For example, if you are a senior citizen, choose a real estate agent that has a SRES designation. This real estate agent has completed training to work specifically with senior citizens. Other designations include agents that work specifially with residential real estate (CRS) and those that work with buyers (ABR).

Experience – Find out how long the real estate agent has been in the business. In addition to years of experience, discover whether or not the agent has experience in the area and type of property you are interested in.

Communication – It is imperative that the lines of communication are always open when buying or selling a  home. Timeliness can make a difference between whether a contract comes together or not. Talk with the potential real estate agent and agree on the best method for the two of you to communicate in the quickest manner possible.
