New Kroger Marketplace Coming to West Chester

Big news for West Chester residents! A new Kroger Marketplace is headed to West Chester. The new store will be built on the southeast corner of Ohio 747 and Tylersville Road.

Plans include a 130,263 square-foot Kroger store, a fueling station, and 15,00 square feet of other retail space. The whole retail project is set to be called the Crossings of Beckett. A second phase of the development will include 63,000 square feet of retail and office space.

Many residents will be happy to hear this news as the Kroger currently located in that part of town is quite small and outdated. However, some controversy surrounds the project as it has spent the last two years undergoing court action and disagreements between developers, the township, and property owners when the trustees initially rejected the zone change. Final court approval is expected at a March 9th hearing.

Easy Ways to Increase Curb Appeal

Your home’s curb appeal provides the first impression to potential buyers, so you definitely want to make it a good one! Here are some easy ways you can greatly improve your home’s curb appeal…

Freshen Up the Paint – Touch up the shutters, trim, garage door, and front door paint.

Power Wash – If your siding is looking dirty, consider giving it a good power washing to brighten it up. Don’t forget to power wash the driveway, front porch steps, etc.

Wash the Windows – Let the light in! Homes that are brighter inside sell faster, and clean windows definitely look better on the street.

Step 5 to Selling a House in Cincinnati : Pack Up and Move

Moving to a new home is exciting but it is also stressful, but there are things you can do to make it go more smoothly.

You can choose to move yourself or hire a professional moving company. The Lowry Team can provide you with a list of our preferred vendors who can take some of the weight off your shoulders.

First and foremost, be prepared with all of the necessary materials for packing. Items that you will need are lots of boxes, packing tape, and plenty of material for wrapping breakable items. If you need boxes, try asking at some local retail stores if they have any empty boxes you can have. Often, they have tons of boxes that they are more than happy to give you.

Don’t wait until the last minute. Pack one room at a time and set a goal of packing a couple of boxes a day. As you pack each room sort through items that you may want to donate or sell.

Be sure to clearly mark each box once it is packed. Make sure to notate not only what’s in the box, but what room it goes in. Also, don’t forget to mark any breakables as “fragile” so that the person carrying the box later knows to be extra careful.

When moving, some people choose to rent a truck. Shop around carefully when picking a company to rent a moving truck from. Compare mileage rates and costs of moving on different days of the week. Instead of a moving truck, some people will have a portable container brought to their house. Once all of your house is packed up and placed inside, the company will move the container to your new home. No matter what you choose to do, make sure you plan ahead. If you wait too long to reserve a truck, you may be out of luck.

It is extremely important to have an experienced, professional real estate agent do the negotiating for you when selling your house.

Step 3 to Selling a House in Cincinnati : Stage Your Home

Preparing your home for sale properly can net you considerably more money at closing. Some rooms in your home are more important than others in the preparation process and some home improvements are a much better investment as you prepare to sell your home. In the meantime, here are some general steps that you could start implementing right now.

The first step in staging your home is to maximize the curb appeal. Make sure to trim the bushes and keep the lawn neatly mowed. The curb appeal of your home will provide the first impression to potential buyers. Make it a good one!

Next, you will want to remove any clutter from your house. Start packing up anything you are not currently using. You are going to have to pack it up eventually anyway, so why not get started. Your house will appear larger, neater, and more organized.

If you have transformed one (or more) of your bedrooms into something other than a bedroom, such as a sewing room or exercise room, change it back. If you are listing your house as a three bedroom, you want the home buyer to be able to easily visualize the three bedrooms.

Clean up and organize the counters in the bathrooms and kitchen. They should appear, neat, clean and sparkly! Put items that are generally sitting out on the counter tops away out of sight.

After all of the steps are completed, do one last final clean up. Deep clean your house from top to bottom; yes, even the windows! Repair any nicks to the walls and cover them with a fresh coat of neutral paint.

Lastly, add a pop of color. This could be some colorful towels in the half bath or fresh flowers in a vase in the entrance way. Add color outside by planting some annuals. Place a new welcome mat by the front door or add a splash of color with a pillows on a chair.
