Get an early start on your weekend and head to After Hours On The Square at Union Centre tonight.  Lt. Dan’s New Legs will be playing hip hop dance music from 6 pm – 9 pm Thursday, June 5th.  Grab some friends and enjoy food, drinks and great music.

Royal Redeemer Lutheran Church is holding  a rummage sale on Saturday, June 7th from 8 am – 3 pm.  The church is located at 7127 Dutchland Way West Chester Ohio.  Stop by and check out furniture, toys, clothes and more.  Proceeds from the sale benefits the youth mission trip.

Farmers Market at The Square is from 9 am – 1 pm on Saturday, June 7th. Head over and buy fresh locally grown produce, baked bread, plants and other products.  The market is open rain or shine at Centre Pointe Drive West Chester Ohio.

Saturday, June 7th the Fifth Third Bank West Chester Concert Series is featuring the western swing group Laura Hazelbaker and The BuckeyeRoos. Bring a lawn chair or blanket if you would like.  The concert is being held at the amphitheatre in Keehner Park, 7211 Barrett Road West Chester Ohio.

St Max’s Festival is going on all weekend long at 5720 Hamilton Mason Road. Friday, June 6th they are open from 6 pm – midnight. The featured band Friday evening is After Midnight. Saturday’s hours are 5 pm – midnight and the band playing is DV8.  Sunday the festival will be open from 3 pm – 10 pm and My Sister Sarah will be performing. Besides great bands, there will be a silent auction, games, rides, food and drink.

The Square at Union CentreLocated at 9285 Centre Pointe Drive West Chester Ohio, The Square is a gathering space for the community located in the heart of Union Centre. The First Financial Bank Clock Tower is at the center of The Square and  is where the annual First Financial West Chester Concert Series is held.

The concerts are free and open to the public. Concerts are held on Thursdays from 6-9 pm. There are great bands, food, beer and giveaways. The concert kicks off this Thursday, May 22nd and features the band DV8.  DV8 performs music from the 80’s to now.  They have been the opening act for many national acts.

LowryTeam.com_Home_Sales_Graph_April_2014West Chester and Liberty Township Township Ohio Home Sales were down 5.38% in April when compared to the sales in West Chester and Liberty Township in April 2013.  Home sales in West Chester and Liberty Township in April 2014 were the 2nd highest for April since 2007.  A lack of available homes for sale is likely the cause for the slight decline in home sales this year. The inventory of homes for sale in West Chester and Liberty Township remains very low.  

West Chester and Liberty Township Ohio Average Sale Prices were up 5.46% in 2014 when compared to the same period of time in 2013 (January through April). The average sale price for homes sold in April 2014 was down 1.22%  Overall the trend seems to be for a very slow and steady improvement in home prices.

Days On Market for West Chester and Liberty Township Homes that closed in April 2014 was 83 which is exactly what it was in April 2013. Brand new listings that are staged for sale and priced right continue to sell very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in April 2014 was 96.76% which was a slight increase over April 2013’s 96.63%  The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for.  The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.  

The Inventory of Homes for Sale in West Chester and Liberty Township remains at very low levels.  Currently in the West Chester and Liberty Township real estate market there is just about 5 months worth of inventory compared to one month ago when we were just slightly below 5 months.  

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable.  The current rate for a 30 year fixed rate loan is approximately 4.5% for a conventional loan and approximately 4.25% for an FHA loan.

Carriage Hill

Homearama 2014 is being held from July 12th – July 17th.  It is open from 4 pm  – 10 pm Monday through Thursday and noon – 10 pm Friday through Sunday.  Tickets are $14 at the gate. Homearama will once again be held at Carriage Hill in Liberty Township Ohio. Carriage Hill is over 400 acres of homesites, lakes, streams, and woodlands.  It is located in the Excellent Rated Lakota School District. Homes range from $1,000,000 to $2,450,000 and from 5800 square feet – 12,500 square feet. 10 homes with a variety of architectural styles will be built on sites a half acre or more.  Featured builders include; Arthur Rutenberg  Homes, Clayton Douglas Homes, Daniels Homes, Hensley Custom Building Group, Jack H. Wieland Builders, Justin Doyle Homes, Robert Lucke Homes, The Leland Group, and W.V. DeStefano Homes.

Liberty Township and West Chester Ohio have often been the location of Homearama.  In addition to Carriage Hill hosting the 2013 Homearama, the neighborhoods of Foxborough, Four Bridges, and Wetherington have all been Homearama sites.  Homearama was held at Foxborough in 2011.  Foxborough is a very unique subdivision in West Chester Ohio with three ponds, walking paths, and a pool.

Four Bridges was home to Homearama in both 1999 and 2001. The golf community is located in  Liberty Township and features tree-lined streets, a pool, a playground, a lake, and a soccer field.  Residents have the option of belonging to the Four Bridges Country Club.

Wetherington is a gated community in West Chester Ohio that was a Homearama site in 1992.  The neighborhood consists of homes and condominiums. Amenities include biking/walking paths and the option to belong to the private country club. The club’s features include pools, tennis, and golf.

Beckett Ridge West Chester OhioBeckett Ridge is a community of 21 neighborhoods located in West Chester Ohio.  The Beckett Ridge community includes many single family neighborhoods such as Rupp Farm, Beckett Crossing  and Iron Wood  The area also encompasses a  number of condominium communities such as Deer Run, Mill Creek and The Village.

The Beckett Ridge community is regulated by a homeowner’s association.  The association maintains 5 playground/recreation areas. It is also responsible for the mowing and landscaping of over 300 acres of common grounds.

Among the rolling hills of Beckett Ridge is the Beckett Ridge Golf Club.  The 18 hole golf course was designed by golf architect Jack Kidwell.  As a member of the golf club you can combine your membership with the new fitness center.

Beckett Ridge also has an aquatic and tennis club that you can become a member of.  There are two 25 meter pools as well as another pool for  younger children.  The aquatic center has a calendar of fun events that take place throughout the summer.  The aquatic club is the home of the Beckett Ridge Barracudas swim team, who were the 2013 Tri-County Swim League champions. The tennis club has both clay and hard surface courts to play on.  Group and private lessons are offered.

Residents of Beckett Ridge will receive a monthly newsletter to keep everyone updated on what is happening in the community. One upcoming event to make note of is the annual community garage sale being held Saturday, June 7th from 8 am until 3 pm.
