Gives Back On Red Day

The Lowry Team participated in Keller Williams annual RED Day. RED Day stands for Renew, Energize and Donate and is Keller Williams Realty’s annual day of service. Each year on the second Thursday of May, associates spend the day away from their businesses serving worthy organizations and causes in their communities. RED Day is just another example of our commitment to each other and to the cities and towns where we live and work.

For the 5th annual RED Day, Keller Williams West Chester partnered with Transitional Living Center on Thursday, May 8, 2014. Transitional Living, Inc., a private, non-profit organization, is celebrating 33 years of serving Butler County residents with severe and persistent mental illnesses. The facility is located at 2052 Princeton Road, Hamilton, Ohio 45011 . The Transitional Living Center was designed to help rehabilitate those who are in need of continued treatment before being able to live independently in their community.

The Lowry Team worked together with other Keller Williams West Chester agents to paint interior rooms, clear honeysuckle and brush, till gardens, mulch and weed flower beds. The Lowry Team enjoyed interacting with the employees and residents of the Transitional Living Center while they worked. The Lowry Team prides itself on giving back to the community. In addition to RED Day, The Lowry Team works with Reach Out Lakota, among other organizations throughout the year.

The VA Loan Process

VA home loans are guaranteed by the U.S. Department of Veteran Affairs, however, borrowers still need to meet certain requirements. Those requirements include meeting credit and income standards. Veterans cannot have a “dishonorable discharge” and they must plan on occupying the home as their personal residence.

Some pros of the VA loan include not having to put a down payment on the home. If qualified, the Veteran can finance the entire sales price. Also, private mortgage insurance is not required. One con of the VA loan are that there is a VA funding fee that is used to cover some of the costs of issuing the loan. Another drawback is that interest only loans are not available if obtaining a VA loan. Lastly, if the veteran dies before the loan is settled, surviving spouses are responsible for the mortgage payments.

The home buying process remains much the same with a VA loan. The borrower must first obtain pre-approval. Once a home is decided upon, the purchase contract will be contingent upon final VA loan approval and a VA appraisal. There are minimum property requirements that must be met upon appraisal.

7241 Overland Park West Chester Ohio 45069 is a four bedroom two and a half bath, brick, two story custom built home. Features of the home include a gourmet granite kitchen with hardwood floors, a three car garage and a spectacular screened porch overlooking a wooded back yard. The house was listed for $344,900 and sold for $337,000.

The house was an expired listing that had previously not sold with another broker. Eric Lowry, CEO and Listing Specialist for The Lowry Team worked with the seller to price the home correctly. The Lowry Team then connected the seller with Jo Potvin of Design to Market, a home stager that works with the team.

The house sold for 97% of the list price and was on the market 176 days. The seller is now working with a Buyer Specialist on The Lowry Team to purchase another home.
