Home Improvements That Are Worth The Investment

It’s Spring! Homeowners everywhere are tackling home improvement projects. The Lowry Team warns that some home improvements add more value to your home than others. Oftentimes, the project costs more that the value that it adds. Remodeling Magazine came out with their 2014 Cost vs Value report. The value added to your home is impacted by geographic area due to costs of material, labor and trends. The Lowry Team looks specifically at the Cincinnati area.

Projects that are considered mid – range can add quite a bit of value to your home. For example, according to Remodeling Magazine’s report plenty of projects recoup more than 100% of their cost. These projects include adding an attic bedroom, a back up power generator and wood deck additions. The project that scored the lowest in the mid range was a home office remodel. This home improvement project added less that 50% of the cost to the value of the home.

In the upscale project range, quite a few home improvements re-couped 70% or more of their cost. A garage door replacement, composite deck addition, vinyl window and siding replacements, and a bath remodel were all considered to be good investments. The projects that added the least amount of value compared to cost were a master suite addition and roof replacement.

Preparing your home for sale properly can net you considerably more money at closing. Krohn Conservatory Butterfly Exhibit

Jessica Lowry, Buyer Specialist for The Lowry Team recently visited the Krohn Conservatory located at 1501 Eden Park Drive Cincinnati Ohio 45202. Currently, the exhibit “Pure Vida Butterflies of Costa Rica” is running until June 22nd. Krohn Conservatory celebrates the large variety of plants and animals of Costa Rica. Features include beautiful waterfalls, colorful fish and stone sculptures not to mention over 16,000 butterflies and floral displays.

In addition to the beautiful displays, there are many special events. On June 11th small groups can take a Behind The Scenes Tour that includes an educational program, an up close experience, and the opportunity to release butterflies into the exhibit. That same evening from 5:30 pm – 7:30 pm the Krohn Conservatory is hosting a Family Night. Families can see the butterflies after hours and participate in activities and crafts for all ages.

From June 9th – June 13th kids can have a “stay-cation” with the butterflies from 10 am – 2 pm each day. Kids will play carnival games, eat ice cream, draw with sidewalk chalk and run through sprinklers. Saturday, June 14th from 8:30 am – 10 am there will be a continental style breakfast. On Father’s Day, Sunday, June 15th dads get free admission from 10 am – 5 pm.

Krohn Conservatory is open daily from 10 am – 5 pm. Admission is $7 for adults, $4 for children and free for kids under 4. Some of the events mentioned require pre-registration and may have additional costs associated with them.

Keehner Park West Chester Ohio Summer Concert Series

Located at 7211 Barret Road West Chester Ohio, Keehner Park is 123 acres acres of beautiful scenery along the Mill Creek. Keehner Park features hiking trails, playgrounds, athletic fields, and an amphitheatre. There are also picnic shelters that can be reserved.

The amphitheatre is where the annual Fifth Third West Chester Concert Series is held. The concerts are free and open to the public. Concerts are held from 7-9 pm. Guests can choose to bring a picnic and a blanket or lawn chair. Alcoholic beverages are prohibited. The series kicks off on Saturday, May 31st with Blue Stone Ivy. The band consists of vocalists and a horn section and plays classic rock from the 60’s and 70’s.

Carriage Hill Homearama 2014 In Liberty Township Ohio

Carriage Hill was ranked in 2013 as one of the top three fastest growing communities for new building permits in the Cincinnati/Northern Kentucky area. Carriage Hill subdivision is located in Liberty Township, Ohio. The subdivision is made up of smaller “neighborhoods”: The Trails, Sycamore Point, and Oak Reserve. 2014 will see two new neighborhoods developed with 58 new homes, ranging in price from $450,000-$2.2 million.

Carriage Hill was the location for Homearama 2013, and will again be the location for Homearama 2014. This year’s show will be held within the Oak Reserve neighborhood, showcasing 10 beautiful homes. The homes in the show range in price from $1,000,000 – $2,300,000 and range in square footage from 5,000 square feet to 12,000 square feet. The homes sit on .50 acre lots and larger.

Carriage Hill sprawls over a lush landscape of 400 acres with beautiful lakes, streams, walking paths and mature trees. This month was the grand opening of a brand new clubhouse and pool facility for residents enjoyment. Construction is also underway on Cypress Village in Carriage Hill. Carriage Hill is conveniently located in Liberty Township, near I-75 between Cincinnati and Dayton. Liberty Township is close to shopping, restaurants, parks, golf and more. Wieland Builders, Hensley Custom Building Group, Daniels Homes, Clayton Douglas Homes, and Arthur Rutenberg Homes.

Closes Another Real Estate Transaction In Maineville Ohio.

The property at 720 Weeping Willow Lane Maineville, Ohio 45039 was a 3 bedroom, 2 bath ranch home. The home is in the Little Miami Local City School District and has a lovely deck with private, wooded views. The property sold for $131,400 and was only on the market 5 days. The Lowry Team Keller Williams West Chester represented the buyer in this transaction.

The Lowry Team helped their clients, that were currently renting, buy their first home. The price point the buyers were looking in was a difficult match for the list of “must haves.” After 5 months, just the right house came on the market. Homes that are in great shape and are priced correctly aren’t lasting long on the market, therefore they made the showing a priority in their schedules. They offered a price they hoped the sellers could not refuse and that would not go into multiple offers. In the end, the sellers paid for a home warranty and some of the closing costs. The buyers got a home with everything on their “want” list plus more.
