The difference is actually very significant, and can affect whether or not your experience is easy and stress-free.

Have you ever considered all the different hats a Realtor must wear for any given real estate transaction? Many people don’t realize all that a Realtor does aside from put a sign in a yard and show homes. The real estate market and buying/selling process has become very complicated, and it’s very rare to find a single agent who can skillfully handle all the different aspects of a real estate transaction. When you use a real estate team instead of a single agent, you get:

Focused, Expert Agents – A Real Estate Team is made up of several team members including Listing Specialists, Buyer Specialists, a Transaction Coordinator, a Marketing Director, and Inside Sales Associates. Trying to decide between buying a home or renting another year? Recent data might help you make up your mind.

There are currently low rental vacancy levels and a lack of new rental construction, which are driving rents up significantly. Rents are expected to outpace home price appreciation in the upcoming year. What does that mean for you? It means that renting is going to be more expensive than owning a home.

Average Rent in the USA recent Wall Street Journal article reports that “rents rose faster last year than at any time since 2007”. On average rents rose by 4.6% in 2015; when over the previous 15 years they had only risen an average of 2.7% annually. Zillow‘s 2016 Housing Market Predictions state that “rising rents won’t let up in 2016, and will continue to set new records. [2016] will bring the least affordable rents ever.”

Many people choose to rent just because they aren’t comfortable taking on the obligation of a home mortgage. However, unless you are living with family or friends rent free, you are paying a mortgage – either your own or your landlord’s. Wouldn’t you much rather put that money back into your own pocket? A home mortgage is like a forced savings which builds you equity in your home that you can use later on in life. If you are renting, you are only building your landlord’s equity.

Right now interest rates are at historic lows, but they are projected to increase steadily throughout 2016. Your window of opportunity to get a low interest home loan is closing. An increase in mortgage rates of 0.5% is equal to a 10% increase in home prices and affordability, which significantly increases your monthly payment. So the question you should ask yourself is, can you really afford to keep renting?

While interest rates are at historic lows (hovering right around 4% on average), The Federal Reserve is expected to increase interest rates soon. That means your window for getting a record low interest rate is closing. It’s expected that we will never see interest rates this low again.

Reason #2: Down payment requirements won’t break the bank
The actual amount required for a down payment to buy a home is significantly lower than most people realize. There are currently many low or no down payment options for buyers purchasing a home.

Mason OH Most Expensive Home Sales in 2015

Mason OH Most Expensive Home Sales in 20152015 saw the luxury home market in Mason Ohio continue at a steady pace.  There were 110 luxury home sales in Mason in 2015 compared to 88 luxury home sales in 2014.

The inventory of luxury homes for sale in Mason is mostly in balance relative to the number of homes selling. While the current inventory is slightly high in Mason right now, in comparison to the luxury home price ranges in other areas, the Mason luxury market is pretty healthy.

The inventory of homes for sale in Mason is quite high when compared to the amount of homes that are selling.  Based on the current rate of sales in the luxury market there is a 8.25 month supply of homes for sale.  Traditionally anything over 6 months worth of inventory is considered to be an oversupply favoring home buyers as opposed to favoring home sellers.

The Top Ten Most Expensive Home Sales in Mason in 2015 (see below) were sold in a range from $1,270,000 – $1,750,000.  Of these ten home sales, 7 were in the Long Cove Subdivision, and 3 were in Heritage Club Subdivision.

3 of these luxury home sales were new construction homes.  All 3 of these newly built homes were sold in the Long Cove Subdivision which has been the location of the Homearama new home show three times.

Here are just a few of the National Real Estate numbers we are tracking for you right now…

According to the National Association of Realtors (NAR), the number of projected home sales dipped to 4.8 million, and the national median home price for existing homes increased $220,300. That’s up 0.5% from last month and up 6.3% from this same time last year. If you’re looking to sell your home, now is a fantastic time to get it on the market!

In addition, according to Freddie Mac, the national average for a 30 year fixed rate mortgage is down from last month to 3.96%.
