Foto Friday – Father’s Day In West Chester

Father’s Day is this Sunday, June 15th. Fathers often like to spend their special day doing hobbies and activities that they enjoy. The Lowry Team of Keller Williams Realty West Chester found plenty of places around West Chester and Liberty Township Ohio where fathers can go to enjoy some of their favorite pastimes.

Many Dads enjoy biking and hiking with their families. The Upper Mill Creek Conservation Corridor is a 22 acre wetland park that follows the former Erie Canal. It is a protected natural area that has 3 miles of paved trail that dads can walk or bike on. It is accessible off of Firebird Lane West Chester Ohio. Dudley Woods Park located at 5591 Harkins Road West Chester is a place where dad can go wildlife hiking. Also, Maude Hughes Incline at 6791 Maude Hughes Road in West Chester has both a bike path and hiking trails. This trail has unique bicycle stairs to take you from one level to the next.

For fishing on Father’s Day, head over to Beckett Park located at 8682 Beckett Road West Chester Ohio. The ponds at Beckett Park are not stocked but you are allowed to catch and release. Lake Butler Fishing Lake at 7505 West Chester Road is a stocked lake for the fisherman.

The Voice of America Park located of Cox Road in West Chester Ohio is over 435 acres of park. They have rowboat and pedal boat rentals as well as the capability of launching your own kayak. The 35 acre lake is also stocked for fishing.

West Chester Ohio offers many opportunities for golfing on both public and private courses. Beckett Ridge Golf Course and Wetherington Golf and Country Club are examples of two private clubs in golf communities. Nearby public courses are Crooked Tree and Western Row Golf Course in Mason, Ohio. Eagle Tree located at 9200 Cincinnati Dayton Road in West Chester Ohio has putting and chipping greens, a lighted driving range and an 18 hole putt putt golf course.

Carriage Hill Homearama 2014 In Liberty Township Ohio

Carriage Hill was ranked in 2013 as one of the top three fastest growing communities for new building permits in the Cincinnati/Northern Kentucky area. Carriage Hill subdivision is located in Liberty Township, Ohio. The subdivision is made up of smaller “neighborhoods”: The Trails, Sycamore Point, and Oak Reserve. 2014 will see two new neighborhoods developed with 58 new homes, ranging in price from $450,000-$2.2 million.

Carriage Hill was the location for Homearama 2013, and will again be the location for Homearama 2014. This year’s show will be held within the Oak Reserve neighborhood, showcasing 10 beautiful homes. The homes in the show range in price from $1,000,000 – $2,300,000 and range in square footage from 5,000 square feet to 12,000 square feet. The homes sit on .50 acre lots and larger.

Carriage Hill sprawls over a lush landscape of 400 acres with beautiful lakes, streams, walking paths and mature trees. This month was the grand opening of a brand new clubhouse and pool facility for residents enjoyment. Construction is also underway on Cypress Village in Carriage Hill. This neighborhood will feature low maintenance luxury homes for empty nesters and busy, professionals.

Carriage Hill is conveniently located in Liberty Township, near I-75 between Cincinnati and Dayton. Liberty Township is close to shopping, restaurants, parks, golf and more. West Chester and Liberty Township Ohio Real Estate Market Report

West Chester and Liberty Township Township Ohio Home Sales were down 5.38% in April when compared to the sales in West Chester and Liberty Township in April 2013. Home sales in West Chester and Liberty Township in April 2014 were the 2nd highest for April since 2007. A lack of available homes for sale is likely the cause for the slight decline in home sales this year. The inventory of homes for sale in West Chester and Liberty Township remains very low.

West Chester and Liberty Township Ohio Average Sale Prices were up 5.46% in 2014 when compared to the same period of time in 2013 (January through April). The average sale price for homes sold in April 2014 was down 1.22% Overall the trend seems to be for a very slow and steady improvement in home prices.

Days On Market for West Chester and Liberty Township Homes that closed in April 2014 was 83 which is exactly what it was in April 2013. Brand new listings that are staged for sale and priced right continue to sell very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in April 2014 was 96.76% which was a slight increase over April 2013’s 96.63% The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for. The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.

The Inventory of Homes for Sale in West Chester and Liberty Township remains at very low levels. Currently in the West Chester and Liberty Township real estate market there is just about 5 months worth of inventory compared to one month ago when we were just slightly below 5 months.

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable. The current rate for a 30 year fixed rate loan is approximately 4.5% for a conventional loan and approximately 4.25% for an FHA loan.
