Selling Your Cincinnati Home – Part Six

Are you selling your Cincinnati home?

Moving to a new home is exciting but it is also stressful. The Lowry Team offers tips to make the move smoother.

You can choose to move yourself or hire a professional moving company. The Lowry Team can provide you with a list of their preferred vendors.

Be prepared with all of the necessary materials for packing. Items needed are high quality boxes, packing tape and plenty of material for wrapping breakable items.

Don’t wait until the last minute. Pack one room at a time and set a goal of packing a couple of boxes a day. As you pack each room sort through items that you may want to donate or sell.

Be sure to clearly mark each box once it is packed. Use a permanent marker to note which room the box is to go in. Also, mark the box fragile so that the person carrying the box later knows to be extra careful.

When moving, some people choose to rent a truck. Shop around carefully when picking a company to rent a moving truck from. Compare mileage rates and costs of moving on different days of the week. Instead of a moving truck, some people will have a portable container brought to their house. Once all of your house is packed up and placed inside, the company will move the container to your new home.

The Lowry Team Keller Williams Realty – 4th of July Events in Wyoming Ohio

Wyoming Ohio has many activities planned for the 4th of July. Each year a theme is chosen and carried throughout the day. The celebration begins at 10 am at the Gazebo in Village Green with a parade. Neighborhoods create floats and costumes to compete with one another to see who carried the day’s theme out the best. After the parade there are games, entertainment and awards at the Gazebo on Wyoming Avenue.

Following the parade, many neighborhoods have block parties while they wait for the evening festivities. Others will head to The Family Aquatic Center at 9940 Springfield Pike. Wyoming Ohio residents can swim for free from noon – 5 pm. This year, the city of Wyoming Ohio added a Muddy Pig Fun Run. The Run is being held between 1 pm – 4 pm at North Park. Plans are in place for a climbing wall, ice pit, tires and mud! Participants have the option to get cleaned off at the Recreation Center by the Wyoming Ohio Fire Department’s hoses. Pre-registration is $10 and it is $15 the day off. Swag bags are available while supplies last. Proceeds benefit the Wyoming Ohio Police Department.

Beginning at 5:30 there will be inflatable slides, bounce houses, games and refreshments at Oak Park. The band My Sister Sarah performs at 7:45. My Sister Sarah plays rock, country and hip hop from the 80’s, 90’s and now. The 4th of July celebration in Wyoming Ohio comes to an end with a bang courtesy of Rozzi’s Famous Fireworks.

The Lowry Team – Foto Friday – Village Green Park Fairfield Ohio

Village Green Park in Fairfield, Ohio is home to summer concerts, festivals and other community events. In the park you will find beautiful fountains, sculptures and an amphitheater.

One of the many events that take place at Village Green Park is The Groovin on the Green Concert Series. Concerts are on Thursday nights at 7:00 pm from May 22- August 28th. My Sister Sarah, BlueStone Ivory and After Midnight are just some of the musical talent that you will experience there. The Community Arts Center opens their doors for the concerts beginning at 6 pm. Order food for the whole family until 7:30 and take advantage of the cash bar until the conclusion of the concert.

Another annual event is the Cruise In On The Green. It is a classic and antique car show. Cars, trucks and motorcycles will be at the event. There is also live music and food.

The first Friday of each month from May to October there is a movie at Village Green Park. Bring your families, chairs and blankets to enjoy the movie that begins at dusk. Some of the movies being shown this year are Frozen and The Nut Job. Prior to each movie, the Fairfield Fire Department will have fun activities and giveaways.

Negotiating An Offer.

It is extremely important to have an experienced, professional real estate agent do the negotiating for you. There are going to be times when you will receive a completely low ball offer. Do not take it personally, it is just business. Your real estate agent will make sure that the buyer is pre-approved for a loan and keep negotiating the offer for you.

It important to try to keep negotiations going. The more time and money spent, the more the buyers will feel invested in reaching an agreement with you and buying your house.

There is more to the negotiation process then agreeing upon a price. You may negotiate the type of financing and the closing date. Also, closing costs, repairs made to the home and personal property are items that can make or break a deal. In the end, sometimes a small concession is all that is needed to agree upon a final purchase contract.

Father’s Day is this Sunday, June 15th. Fathers often like to spend their special day doing hobbies and activities that they enjoy. The Lowry Team of Keller Williams Realty West Chester found plenty of places around West Chester and Liberty Township Ohio where fathers can go to enjoy some of their favorite pastimes.

Many Dads enjoy biking and hiking with their families. The Upper Mill Creek Conservation Corridor is a 22 acre wetland park that follows the former Erie Canal. It is a protected natural area that has 3 miles of paved trail that dads can walk or bike on. It is accessible off of Firebird Lane West Chester Ohio. Dudley Woods Park located at 5591 Harkins Road West Chester is a place where dad can go wildlife hiking. Also, Maude Hughes Incline at 6791 Maude Hughes Road in West Chester has both a bike path and hiking trails. This trail has unique bicycle stairs to take you from one level to the next.

For fishing on Father’s Day, head over to Beckett Park located at 8682 Beckett Road West Chester Ohio. The ponds at Beckett Park are not stocked but you are allowed to catch and release. Lake Butler Fishing Lake at 7505 West Chester Road is a stocked lake for the fisherman.

The Voice of America Park located of Cox Road in West Chester Ohio is over 435 acres of park. They have rowboat and pedal boat rentals as well as the capability of launching your own kayak. The 35 acre lake is also stocked for fishing.

West Chester Ohio offers many opportunities for golfing on both public and private courses. Beckett Ridge Golf Course and Wetherington Golf and Country Club are examples of two private clubs in golf communities. Nearby public courses are Crooked Tree and Western Row Golf Course in Mason, Ohio. Eagle Tree located at 9200 Cincinnati Dayton Road in West Chester Ohio has putting and chipping greens, a lighted driving range and an 18 hole putt putt golf course.

When buyers search for homes on line, they usually type in a few criteria such as how many bedrooms and bathrooms they would like to have. The search results then group homes in price brackets. The price brackets are usually in $10,000 or $25,0000 increments. These price brackets drive what buyers see when doing an online search. If you price your home out of the optimal price bracket, buyers could find your home among hundreds of other homes. However, the other homes that the buyers see may be larger, newer, and have more amenities and features. If you price your home out of the optimal price bracket, your home could be eliminated by not being seen by the right buyer.
