Selling Your Cincinnati Home Series  – Part 4

6 Steps to Staging Your Home.

Preparing your home for sale properly can net you considerably more money at closing. Some rooms in your home are more important than others in the preparation process and some home improvements are a much better investment as you prepare to sell your home.  Don’t spend money unnecessarily, contact Eric Lowry, CEO and Listing Specialist for The Lowry Team today to arrange a consultation.  In the meantime, here are some general steps that you could start implementing right now.

The first step in staging your home is to trim the bushes around your property.  It is important to keep the lawn neatly mowed.  The curb appeal of your home will be the potential home buyer’s first impression of your home.  Make it a good one!

Next, you will want to remove any clutter from your house.  Start packing up anything you are not currently using.  You are going to have to pack it up eventually anyway, so let’s get started!  Your house will appear larger, neater and more organized.

If you have transformed one (or more) of your bedrooms into something other than a bedroom, such as a sewing room or exercise room, change it back. If you are listing your house as a three bedroom, you want the home buyer to be able to easily visualize the three bedrooms.

Clean up and organize the counters in the bathrooms and kitchen. They should appear, neat, clean and sparkly!  Put items that are generally sitting out on the counter tops away out of sight.

After all of the steps are completed, do one last final clean up.  Clean the house from top to bottom, yes, even the windows!  Repair any nicks to the walls and cover them with a fresh coat of neutral paint.

Lastly, add a pop of color.  This could be some colorful towels in the half bath or fresh flowers in a vase in the entrance way.  Add color outside by planting some annuals. Place a new welcome mat by the from door or add a splash of color with a pillow on a chair.

Home ImprovementsIt’s Spring!  Homeowners everywhere are tackling  home improvement projects.  The Lowry Team warns that some home improvements add more value to your home than others.  Oftentimes, the project costs more that the value that it adds.  Remodeling Magazine came out with their 2014 Cost vs Value report.  The value added to your home is impacted by geographic area due to costs of material, labor and trends. The Lowry Team looks specifically at the Cincinnati area.

Projects that are considered mid – range can add quite a bit of value to your home.  For example, according to Remodeling Magazine’s report plenty of projects recoup more than 100% of their cost.  These projects include adding an attic bedroom, a back up power generator and wood deck additions.  The project that scored the lowest in the mid range was a home office remodel.  This home improvement project added less that 50% of the cost to the value of the home.

In the upscale project range, quite a few home improvements re-couped 70% or more of their cost.  A garage door replacement, composite deck addition, vinyl window and siding replacements, and a bath remodel were all considered to be good investments.  The projects that added the least amount of value compared to cost were a master suite addition and roof replacement.

Tips To Make Your Porch Pop

Front PorchIf you are preparing to sell your home, a great place to start is with your home’s curb appeal. This is the potential home buyer’s first impression of your home. Increase your home’s curb appeal by creating a front porch that is warm and inviting.  However large or small your front porch, there are plenty of simple ways to make the porch pop.

Begin with the walkway leading up to the front porch.  The walkway should be well lit and nicely landscaped.  Use plants and bushes to make a subtle transition from the walkway to the porch.

A fresh coat of bright colored paint on the front door can really make your porch stand out.  Cluster a number of flower pots by the front door in the same bright color as the door.  Hanging baskets overflowing with ferns can draw your eyes upward, making it appear that the front porch is larger than it really is.  Window boxes full of colorful flowers brighten up the front of the house as well.

The front porch can be a nice gathering place.  Instead of a welcome mat consider putting a large indoor/outdoor rug down.  This makes the porch seem like more of a room than an entrance way.  Add weatherproof seating and tables.  Chairs should face each other to make a nice conversation area.  A small table to lay a book or drink on looks nice and is functional.  Add colorful throw pillows and blankets to the seating area to make guests feel comfortable.

If the front porch is large enough and protected from the elements, add pieces of furniture, lamps and pictures.  Decorate the front porch as you would another room in your house.  Place a dresser with drawers on the porch to hold candles, blankets and more.

Whether you are preparing your home to sell or simply trying to get organized this Spring, The Lowry Team West Chester Ohio has tips for you.  Keeping up on your  house’s interior and exterior maintenance could save you time and money in the future.

There a number of  things to do to maintain the exterior of your home. Each Spring you should check your roof for any damage such as missing shingles.  Also, clean leaves and debris from the gutters and downspouts.  Walk around your home’s foundation and take note of any large cracks that could lead to water or foundation damage.  Spring is a good time to have the driveway re-sealed, filling in any cracks that appeared over the cold Winter.  Clean all of your windows and screens. Put those storm windows away for the Summer!  Have a HVAC company check and tune up your air conditioner.  Use a power washer to clean patios, decks and siding.  Stain and seal your deck in preparation for grilling out with friends and family.

Inside your home, vacuum and clean the rugs  and carpets.  Wipe down walls, baseboards and crown moldings.  Take down all of your window treatments.  Depending on the type of fabric you may be able to wash them yourself or you may need to have them cleaned professionally. Dust ceiling fans and reverse the blades direction for Spring.  Clean lampshades and replace light bulbs with energy efficient bulbs.  Spring is a perfect time to clean and sort out your pantry, medicine cabinets and closets.  Wipe down shelves and throw away expired medicine. Put Winter clothes away and sort through items that can be donated.
