After Hours On The Square at Union Centre West Chester Ohio

Located at 9285 Centre Pointe Drive West Chester Ohio, The Square is a gathering space for the community located in the heart of Union Centre. The First Financial Bank Clock Tower is at the center of The Square and is where the annual First Financial West Chester Concert Series is held.

The concerts are free and open to the public. Concerts are held on Thursdays from 6-9 pm. There are great bands, food, beer and giveaways. The concert kicks off this Thursday, May 22nd and features the band DV8. DV8 performs music from the 80’s to now. They have been the opening act for many national acts.

West Chester and Liberty Township Ohio Real Estate Market Report

West Chester and Liberty Township Township Ohio Home Sales were down 5.38% in April when compared to the sales in West Chester and Liberty Township in April 2013. Home sales in West Chester and Liberty Township in April 2014 were the 2nd highest for April since 2007. A lack of available homes for sale is likely the cause for the slight decline in home sales this year. The inventory of homes for sale in West Chester and Liberty Township remains very low.

West Chester and Liberty Township Ohio Average Sale Prices were up 5.46% in 2014 when compared to the same period of time in 2013 (January through April). The average sale price for homes sold in April 2014 was down 1.22% Overall the trend seems to be for a very slow and steady improvement in home prices.

Days On Market for West Chester and Liberty Township Homes that closed in April 2014 was 83 which is exactly what it was in April 2013. Brand new listings that are staged for sale and priced right continue to sell very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in April 2014 was 96.76% which was a slight increase over April 2013’s 96.63% The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for. The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.

The Inventory of Homes for Sale in West Chester and Liberty Township remains at very low levels. Currently in the West Chester and Liberty Township real estate market there is just about 5 months worth of inventory compared to one month ago when we were just slightly below 5 months.

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable. The current rate for a 30 year fixed rate loan is approximately 4.5% for a conventional loan and approximately 4.25% for an FHA loan.

The Lowry Team – Memorial Day Activities

in Fairfield, Mason and West Chester Ohio

The Southwest Ohio Chapter of American Gold Star Mothers has organized an event titled “Bringing Back The True Meaning of Memorial Day.” The event runs from Saturday, May 24th through Monday, May 26th at the National Voice of America Museum of Broadcasting. The museum is located at 8070 Tylersville Road West Chester, Ohio 45069. The event is free of charge and is open from 10 am – 6 pm each day. There will be a ceremony from 2 pm – 3 pm on Monday, May 26th. The rest of the weekend there will be exhibits available for guests to walk around and reflect upon.

Gold Star Mothers is a private, non-profit organization named after the gold star hung in windows by families of deceased veterans. Members of Gold Star Mothers have lost a son or daughter in the United States Armed Forces.

West Chester, Ohio is also hosting a parade at 10 am on Monday, May 26th. The parade route begins at Union Day School on Cincinnati Dayton Road and ends at the West Chester Cemetery on West Chester Road. The Veterans of Foreign War Post 7696 will be hosting a ceremony at the end of the parade route.

Fairfield, Ohio is having a parade and ceremony beginning at 10am on Memorial Day. The parade will feature veterans, military units, Fairfield police, fire and EMS units as well as the Fairfield High School marching band. The parade begins at Express Scripts located at 4865 Winton Road and ends at Fairfield Veterans Memorial Park where a ceremony will take place.

Mason, Ohio is celebrating Memorial Day beginning at Mason Veterans Memorial with a continental breakfast at 7:30 am. There will then be a service from 8am – 9am. At 10 am a parade will begin at American Legion Hall Post 194, 401 Reading Road Mason, Ohio 45040 and end at Rose Hill Cemetary with a program at 11 am. At noon there will be lunch at American Legion Hall.

The Lowry Team Keller Williams West Chester – Liberty Center Construction Underway.

The Liberty Center is a mega shopping, office, and residential community center being built at I-75 and Liberty Way in Liberty Township. It is the largest development project in Butler County history.

The project is being designed by Steiner and Associates who also designed Easton Town Center in Columbus and The Green in Beavercreek. The $350 million project is scheduled to open in 2015. It will feature more than 800,000 square feet of retail, 75,000 square feet of office space as well as residential units.

Dick’s Sporting Goods recently committed to becoming a two-story retail tenant at Liberty Center. Dillard’s is closing their Tri-County Mall location to move to the new Liberty Center as an anchor store. Cobb Theatres’ CineBistro, a dinner and movie theater, will also be an anchor in the first development stage. An AC Hotel by Marriott is being planned for the site.

The Liberty Center will feature parks with fountains, sculptures, and places for family fun.

Homearama 2014 is being held from July 12th – July 17th. It is open from 4 pm – 10 pm Monday through Thursday and noon – 10 pm Friday through Sunday. Tickets are $14 at the gate. Homearama will once again be held at Carriage Hill in Liberty Township Ohio. Carriage Hill is over 400 acres of homesites, lakes, streams, and woodlands. It is located in the Excellent Rated Lakota School District. Homes range from $1,000,000 to $2,450,000 and from 5800 square feet – 12,500 square feet. 10 homes with a variety of architectural styles will be built on sites a half acre or more. Featured builders include; Arthur Rutenberg Homes, Clayton Douglas Homes, Daniels Homes, Hensley Custom Building Group, Jack H. Wieland Builders, Justin Doyle Homes, Robert Lucke Homes, The Leland Group, and W.V. DeStefano Homes.

Liberty Township and West Chester Ohio have often been the location of Homearama. In addition to Carriage Hill hosting the 2013 Homearama, the neighborhoods of Foxborough, Four Bridges, and Wetherington have all been Homearama sites. Homearama was held at Foxborough in 2011. Foxborough is a very unique subdivision in West Chester Ohio with three ponds, walking paths, and a pool.

Four Bridges was home to Homearama in both 1999 and 2001. The golf community is located in Liberty Township and features tree-lined streets, a pool, a playground, a lake, and a soccer field. Residents have the option of belonging to the Four Bridges Country Club.

Wetherington is a gated community in West Chester Ohio that was a Homearama site in 1992. The neighborhood consists of homes and condominiums. Amenities include biking/walking paths and the option to belong to the private country club. The club’s features include pools, tennis, and golf.
