The Lowry Team - New Home ConstructionThe lack of inventory of homes for sale has boosted the new construction market considerably.  Freddie Mac is estimating 1.2 million houses forming every year over the next ten years nationally.    A Trulia survey on new vs existing homes indicates that 41% of home buyers prefer a new home, 21% prefer existing homes and 38% do not have a preference.  There are many reasons why home buyers prefer a new home.  59% prefer the modern features, 56% like the ability to customize and 55% prefer new homes because they generally have less maintenance and repairs.  Other reasons home buyers like to buy new homes include the modern construction standards, being the first to live in the home and living near other new homes.The Lowry Team - Reasons Buyers Prefer a New Home

West Chester and Liberty Township Ohio Real Estate Market Report

LowryTeam.com_Home_Sales_Graph_April_2014West Chester and Liberty Township Township Ohio Home Sales were down 5.38% in April when compared to the sales in West Chester and Liberty Township in April 2013.  Home sales in West Chester and Liberty Township in April 2014 were the 2nd highest for April since 2007.  A lack of available homes for sale is likely the cause for the slight decline in home sales this year. The inventory of homes for sale in West Chester and Liberty Township remains very low.  

West Chester and Liberty Township Ohio Average Sale Prices were up 5.46% in 2014 when compared to the same period of time in 2013 (January through April). The average sale price for homes sold in April 2014 was down 1.22%  Overall the trend seems to be for a very slow and steady improvement in home prices.

Days On Market for West Chester and Liberty Township Homes that closed in April 2014 was 83 which is exactly what it was in April 2013. Brand new listings that are staged for sale and priced right continue to sell very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in April 2014 was 96.76% which was a slight increase over April 2013’s 96.63%  The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for.  The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.  

The Inventory of Homes for Sale in West Chester and Liberty Township remains at very low levels.  Currently in the West Chester and Liberty Township real estate market there is just about 5 months worth of inventory compared to one month ago when we were just slightly below 5 months.  

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable.  The current rate for a 30 year fixed rate loan is approximately 4.5% for a conventional loan and approximately 4.25% for an FHA loan.

This Month In Real Estate for November 2013:  The primary reasons homesellers decide to move  and taking a look at the national home sale numbers.

Home sales nationally continued to improve in both unit sales numbers as well as increases in average sale price.  The national average on a 30 year fixed rate mortgage is currently at 4.28%  Get preapproved for a home loan  Locally as of this writing, a 30 year fixed rate mortgage is averaging around 4.25%

According to Keller Williams (KW) research the primary reasons homesellers decide to move are primarily driven by four factors.

1. The desire to upgrade to a bigger home – the current real estate market in our area is very advantageous for moving up to a bigger home right now.  Homebuyers will find home prices are still low and represent great value.  Mortgage interest rates have now gone back down slightly after a very quick run up over the last few months

2. The desire to upgrade to a better neighborhood – this desire can be about better schools, larger lot sizes, newer homes, older homes with more character or a number of other factors.  You can start your home search by neighborhood right here on our website.

3. The need to relocate due to a job – changes in employment due to promotions and job/employer changes can frequently be the driver of selling a home.

According to Keller Williams (KW) research first time home purchases are primarily drive by three factors.

1. The current real estate market – the current market in our area is very advantageous for buying a home right now.  First Time Homebuyers will find home prices are still low and represent great value.  Mortgage interest rates have now gone back down slightly after a very quick run up over the last few months

2. Financial readiness – while financial readiness is very much an individual issue, the affordability factor that today’s low rates and home prices offer can not be overlooked.

3. Location & price – location is most often identified by first time homebuyers as being either close to their workplace or close in proximity to where the currently live.

Home sales nationally continued to improve in both unit sales numbers as well as increases in average sale price.  The national average on a 30 year fixed rate mortgage is currently at 3.41% Get preapproved for a home loan

Homes today that are properly priced for the market may sell very quickly.  According to Keller Williams (KW) research homeowners that spend an average of $250 on staging for a $200,000 home can result in a sale price almost 2% higher than homes that are not staged. The research also revealed that only 1 in 3 home sellers did any staging of their home.
