The Closing Process
Once we have an offer on the house we begin the closing process. The closing process can be broken down into steps.
First, the buyer and seller must sign and and agree to the terms of the sale of the house. This results in an executed contract. Next, the earnest money from the buyer is deposited into an escrow account. Earnest money is a way for the buyer to show their commitment to the transaction. The executed contract is then sent to the lender and the title company to begin the process of contract to close. If there is an option period the buyer can use this time to inspect the property. Any repairs you agree to should be completed with receipts before the closing. We will work with the title company to collect all of the necessary documents. When we close, we will work from a document known as a HUD-1 settlement statement. A HUD-1 tells you the charges associated with the sale of your house and what you can expect to net after the sale. Our transaction coordinator for our team will follow up with you to make sure that all of these steps take place on time and in order.
