The Lowry Team :: Fall Family Fun

The Lowry Team - Fall Family FunThe Lowry Team has found some great ideas for you to do this weekend!  Many local parks and farms are having seasonal, family friendly events. Here are a few:

Saturday, October 11th is The Great Pumpkin Fest at Keehner Park. Features of the family friendly invite include a haunted trail, pony rides and petting zoo. Kids can also play and jump on inflatables and take horse and wagon rides. Beginning at 2 pm Madcap Puppets will have a show at the amphitheatre.  The puppet show will be followed by a costume and a pumpkin decorating contest. This free event runs from 2 pm – 6 pm at 7411 Barrett Road West Chester, Ohio.

The Lebanon Mason and Monroe Railroad has their Pumpkin Patch Express running all weekend long. Trains depart from 1275 S. Mechanic Street Lebanon, Ohio at 9:45 am, 1 pm and 4:15 pm. The train ride takes you to Schappacher Farm in Mason, Ohio. Families can walk around the working farm, pet the barnyard animals and find their way through the corn maze. Before departing back to the train station, pick a small pumpkin to take home. Cost ranges from $8.50 – $18.50 depending on age. Allow up to 3 hours for the Pumpkin Patch Express experience.

Hidden Valley Fruit Farm is holding their Fall Family Fun Days. Get lost in the 7 acre corn maze, take a hayride to the pumpkin patch and visit with the barnyard animals. Older children can head to the green house for a scary maze through the Spook House. Family Fun Days also includes hayrides, train rides, a bounce house, playground and more. The farm, located at 5474 N US 48 Lebanon Ohio is open from 9 am – 7 pm this Saturday and Sunday. Cost varies depending on the activity.

This Month In Real Estate for November 2013:  The primary reasons homesellers decide to move  and taking a look at the national home sale numbers.

Home sales nationally continued to improve in both unit sales numbers as well as increases in average sale price.  The national average on a 30 year fixed rate mortgage is currently at 4.28%  Get preapproved for a home loan  Locally as of this writing, a 30 year fixed rate mortgage is averaging around 4.25%

According to Keller Williams (KW) research the primary reasons homesellers decide to move are primarily driven by four factors.

1. The desire to upgrade to a bigger home – the current real estate market in our area is very advantageous for moving up to a bigger home right now.  Homebuyers will find home prices are still low and represent great value.  Mortgage interest rates have now gone back down slightly after a very quick run up over the last few months

2. The desire to upgrade to a better neighborhood – this desire can be about better schools, larger lot sizes, newer homes, older homes with more character or a number of other factors.  You can start your home search by neighborhood right here on our website.

3. The need to relocate due to a job – changes in employment due to promotions and job/employer changes can frequently be the driver of selling a home.

4. The need to sell due to a change in family status – changes in family status due to new born children, grown children moving away for college or jobs, divorce and death can all be the driver of selling a home.

Buying During The HolidaysMany potential homebuyers may assume that the holidays are not a good time to buy a home. This is a common misconception. There are numerous reasons that buying a home during the holidays can be a good choice. Serious buyers would be wise to consider taking advantage of the unique market conditions that occur during the holiday season. Here are some reasons buying a home during the holidays can be beneficial to you.

Motivated Sellers – Those who choose to list their home for sale during the holidays are often under pressure to sell. Since these sellers can be so highly motivated, they are more likely to cut you a great deal.

Less competition – Since many homebuyers do choose to wait out the holiday season, this means less competition from other buyers. Lower competition with other buyers may mean you’ll be able to negotiate a better price for a home you want to purchase.

Better Interest Rates – Interest rates drop every December through January on a cyclical basis. In addition to that, due to the current market conditions with the Federal Reserve planning to taper bond purchasing, real estate and mortgage experts expect interest rates to begin a continuous rise beginning after the holidays.
