West Chester and Liberty Township Ohio Real Estate Market Report

LowryTeam.com_Home_Sales_Graph_April_2014West Chester and Liberty Township Township Ohio Home Sales were down 5.38% in April when compared to the sales in West Chester and Liberty Township in April 2013.  Home sales in West Chester and Liberty Township in April 2014 were the 2nd highest for April since 2007.  A lack of available homes for sale is likely the cause for the slight decline in home sales this year. The inventory of homes for sale in West Chester and Liberty Township remains very low.  

West Chester and Liberty Township Ohio Average Sale Prices were up 5.46% in 2014 when compared to the same period of time in 2013 (January through April). The average sale price for homes sold in April 2014 was down 1.22%  Overall the trend seems to be for a very slow and steady improvement in home prices.

Days On Market for West Chester and Liberty Township Homes that closed in April 2014 was 83 which is exactly what it was in April 2013. Brand new listings that are staged for sale and priced right continue to sell very quickly.

List to Sale Price Ratio for homes sold in West Chester and Liberty Township Ohio in April 2014 was 96.76% which was a slight increase over April 2013’s 96.63%  The list to sale price ratio is simply the percent of the current (last) list price of a home that it actually sells and closes for.  The list to sale price ratio can be a pretty good indicator of a real estate markets overall strength.  

The Inventory of Homes for Sale in West Chester and Liberty Township remains at very low levels.  Currently in the West Chester and Liberty Township real estate market there is just about 5 months worth of inventory compared to one month ago when we were just slightly below 5 months.  

Interest Rates in the West Chester and Liberty Township area remain very low and have largely been very stable.  The current rate for a 30 year fixed rate loan is approximately 4.5% for a conventional loan and approximately 4.25% for an FHA loan.

Carriage Hill

Homearama 2014 is being held from July 12th – July 17th.  It is open from 4 pm  – 10 pm Monday through Thursday and noon – 10 pm Friday through Sunday.  Tickets are $14 at the gate. Homearama will once again be held at Carriage Hill in Liberty Township Ohio. Carriage Hill is over 400 acres of homesites, lakes, streams, and woodlands.  It is located in the Excellent Rated Lakota School District. Homes range from $1,000,000 to $2,450,000 and from 5800 square feet – 12,500 square feet. 10 homes with a variety of architectural styles will be built on sites a half acre or more.  Featured builders include; Arthur Rutenberg  Homes, Clayton Douglas Homes, Daniels Homes, Hensley Custom Building Group, Jack H. Wieland Builders, Justin Doyle Homes, Robert Lucke Homes, The Leland Group, and W.V. DeStefano Homes.

Liberty Township and West Chester Ohio have often been the location of Homearama.  In addition to Carriage Hill hosting the 2013 Homearama, the neighborhoods of Foxborough, Four Bridges, and Wetherington have all been Homearama sites.  Homearama was held at Foxborough in 2011.  Foxborough is a very unique subdivision in West Chester Ohio with three ponds, walking paths, and a pool.

Four Bridges was home to Homearama in both 1999 and 2001. The golf community is located in  Liberty Township and features tree-lined streets, a pool, a playground, a lake, and a soccer field.  Residents have the option of belonging to the Four Bridges Country Club.

Wetherington is a gated community in West Chester Ohio that was a Homearama site in 1992.  The neighborhood consists of homes and condominiums. Amenities include biking/walking paths and the option to belong to the private country club. The club’s features include pools, tennis, and golf.

Looking for a return on your investment?  Studies show that the stock market is not doing as well as real estate.  Gallup’s Economy and Personal Finances Poll surveyed Americans on what they thought was the best option for a long term investment. Those surveyed were asked to choose from real estate, gold, stocks and mutual funds, savings accounts and CD’s, and bonds.  30% chose real estate, followed with a tie at 24% for gold and stocks/mutual funds.  14% of American chose savings accounts and only 6% chose bonds.  Why do Americans feel that real estate is the best choice for a long term investment?  The housing market is improving and house prices are rising.

Break the numbers down by age and every single age group from 18 years to over 65 chose real estate as the wisest investment. If you look at each group according to income level, upper income levels were  more likely to choose real estate. Most Expensive Liberty Township OH Luxury Home Sales In 2013

Liberty Township OH Luxury HomesThis past year saw the first million dollar home sale in Liberty Township in years. The home is located in Evergreen Farm Estates. It sold for $1,175,000, making it the most expensive home sold in Liberty Township in 2013. The last million dollar home sale in Liberty Township was in May of 2007 according to the Cincinnati MLS. The second most expensive home sale was in Carriage Hill, and sold for $732,500.

The Top Ten Most Expensive Home Sales in Liberty Township in 2013 were sold in a range from $585,000 – $1,175,000. The range is significantly higher compared to 2012’s range of: $471,000 – $602,975. Of these top ten home sales, 5 were in the Four Bridges Subdivision, 3 were in Carriage Hill Subdivision and 2 were not in subdivisions. Last year we saw 7 in Four Bridges, and just 1 in Carriage Hill.

Three of these home sales were new construction homes, compared to two in 2012.  All of these newly built homes were sold in the  Carriage Hill Subdivision which was the location for the 2013 Homearama new home show, and will also be the location again in 2014. We can expect to see more new construction homes in Carriage Hill in the top ten most expensive home sales of 2014.
