Here are some reasons that selling your home during the holidays can be beneficial to you.

Motivated Buyers – Anyone who takes time out of their busy holiday schedule to look for homes is a serious buyer. These buyers can be under pressure to buy during the holidays for a number of reasons; they could be relocating for a new job that starts in the new year, or they could be buying now to get the tax deductions. Whatever the reason, the buyers that are out during the holidays are serious about buying a home.

Less Competition – Since many home sellers do choose to wait out the holiday season this means the housing inventory is much lower during the holidays. Lower housing inventory equates to less competition from other sellers. Since the inventory is low, you may be able to sell your home much faster than you would during the peak seasons of spring and summer. Selling your home during the holidays may also be able to get a much better price for your home.

Lower Interest Rates – Interest rates drop every December through January on a cyclical basis. This Month In Real Estate for November 2013:  The primary reasons homesellers decide to move  and taking a look at the national home sale numbers.

Home sales nationally continued to improve in both unit sales numbers as well as increases in average sale price.  The national average on a 30 year fixed rate mortgage is currently at 4.28%  Get preapproved for a home loan  Locally as of this writing, a 30 year fixed rate mortgage is averaging around 4.25%

According to Keller Williams (KW) research the primary reasons homesellers decide to move are primarily driven by four factors.

1. Tips To Help Make Your Move Go Smoothly

Make Your Move Go SmoothlyMoving can be a very stressful event. If you are buying or selling a home, there are a few things you can do to help make your move go smoothly.

Get some boxes – If you are looking to save money go to your local grocery stores and shoe stores, and ask them if they would be willing to give you some of their empty boxes. These stores typically have stacks of boxes that they just plan to recycle anyway and are more than willing to give some to people who need them. If you don’t like the cardboard box route, you can purchase large plastic tubs that you will be able to reuse for future moves or storage.

De-clutter – Prior to a move is the perfect time to get rid of anything you don’t need or use anymore. Pack up anything you don’t want to take with you on the move, and drop it off at your local community outreach center. You get to help families in need and lessen the amount of stuff that needs to be taken to your new home. When you eliminate anything that isn’t necessary, it will definitely help make your move go smoothly.

Rent a truck – Nothing will throw a wrench in your moving plans more than finding out at the last minute that there are no moving trucks available near you. It’s recommended that you call two weeks ahead to reserve the proper sized truck. Using the proper sized truck with help make your move go smoothly.

Start early – People always overestimate the amount of time they have to prepare for their move. Life has the tendency to get busy. It’s best to start early and pack in increments, starting with things that you don’t need on a daily basis.

Label boxes – This one is huge. Labeling boxes is one the most important things you can do to make your move go smoothly. Make sure to label each box with the room it goes in, and if its contents are fragile.

Recruit helpers – If you don’t want to go the route of hiring professional movers, ask some of your friends and family to help you out. It’s likely that you’ll get more volunteers than you would expect.

Pack a bag with daily essentials – Keep any essentials you may need in a specific bag so that you have easy access. You don’t want to be exhausted from moving and have to dig through boxes to find your toothbrush or phone charger.

Step up your curb appeal – First impressions are everything, and the front of your home is what buyers see first. You can easily step up your curb appeal and increase home value by mowing and edging the grass, trimming shrubs, and planting flowers. If the paint on your front door or garage door has seen better days, repaint them. Consider replacing the shabby mailbox, adding new house numbers, power-washing the driveway (and the house if it has vinyl siding) etc. A well-kept front yard makes buyers much more willing to come inside for a look.

Upgrade kitchen appliances – The kitchen is one of the best places to see return on your investment in home improvements. If you are not looking to do a full kitchen update, simply upgrading your kitchen appliances will make a huge difference to how potential buyers see your home. If you want to go a step further, you can update the  hardware on the cabinets, or even give the cabinets a new finish. Improving the kitchen is a great place to start when you want to increase home value.

Paint neutral tones – Have deep red walls that you just love? Go to your nearest home improvement store and buy some neutral paint tones such as cream, taupe, etc. Neutral paint tones tend to make rooms look bigger and more open. Buyers see dark or wild paint colors as more work and money to change. A fresh coat of neutral paint is an easy and cheap improvement, but will make a significant difference.

Take a look at your flooring – Are your carpets looking a little rough? Get them professionally cleaned. Do you have any dated vinyl flooring? Consider replacing it with neutral laminate or tile. Making your home look clean and updated is a quick way to impress buyers and increase home value.

Don’t forget the basics – Buyers expect the basics of the home to be in good, working order, so make sure you address any issues beforehand. If your roof is old or leaking, it should be replaced or fixed. Address any problems with heating and air-conditioning units or plumbing.
