Adam Wald Joins The Lowry Team, Keller Williams Realty

The Lowry Team is excited to introduce their newest team member! Adam Wald is the Inside Sales Specialist for The Lowry Team, specializing in West Chester,Liberty Township, Mason, Fairfield, Fairfield Township and the surrounding areas. Adam has a degree in Organizational Leadership from the University of Cincinnati and has lived in the Cincinnati area for the past 9 years. Adam’s focus on The Lowry Team is based on targeting new customers who are currently or soon to be in the market for a new home. His passion for sales, enthusiasm, communication, leadership skills, and above all, customer service gives new home buyers the opportunity to work with the best possible agents in the Cincinnati area. Adam grew up in Oakwood, Ohio and moved to Cincinnati when he was 18. He is the oldest of four boys. His hobbies include playing guitar, weight lifting, backpacking, and camping. Adam has a love for music and the outdoors. Adam moved to Cincinnati after high school to attend the University of Cincinnati. The amount of history in Cincinnati is one of the reasons he loves living here and decided to stay after college. He is especially interested in the revitalization of OTR and the introduction of the streetcar over the next few years. He plans to witness it all. Adam met his wife a few years back while working part time in retail and is excited to be working with her in real estate! Adam says, “I have experience in sales and operations and can’t wait to utilize my skill sets in this field. I am so excited to be a part of the Lowry Team. The Lowry Team Keller Williams Attends Realtor Day At Homearama

Carriage Hill subdivision, located in Liberty Township, Ohio is once again the site of Homearama. Carriage Hill sprawls over a lush landscape of 400 acres with beautiful lakes, streams, walking paths and mature trees. Carriage Hill is conveniently located in Liberty Township, near I-75 between Cincinnati and Dayton. Liberty Township is close to shopping, restaurants, parks, golf and more. Liberty Township is served by the Lakota School District – rated an “Excellent” district by the Ohio Department of Education 10 years running.

This year’s Homearama showcases 10 beautiful homes. The homes in the show range in price from $1,000,000 – $2,300,000, range in square footage from 5,000 square feet to 12,000 square feet and sit on lots .50 acre and larger. The entire Lowry Team, Keller Williams Realty toured all 10 homes on Realtor Day.

The outdoor areas were popular with members of the team. “The water and fire feature at the Clayton house makes for a great addition to the perfect evening,” exclaimed Lisa Tesmer, Buyer Specialist for The Lowry Team. Buyer Specialist Jessica Lowry and Karen Burck, Director of Marketing both felt that the outdoor living spaces were their absolute favorite part! From pools & firepits, to outdoor kitchens & TVs, they had everything you could ask for with regards to outdoor entertaining! The men on the team took interest in the lower levels. Darryl Smith, Buyer Specialist for the team liked the lower level of Bella Noelle by Clayton Douglas Homes. This basement had a bar with a great trough built into the table for drinks, a poker room with remarkable detail on the walls and ceiling, a wine grotto and media room. The lower level of Villa Maribella by Justin Doyle Homes won over sports fan Eric Lowry, CEO and Listing Specialist for The Team. This home featured a sunken media room, game and billiards area, wine room and a basketball court. Lisa Lowry, Director of Client Care said, “I had the BEST time this year at Realtor Day at Homearama…beautiful day, good food, gorgeous homes, and our great team together! I thought that this year’s homes were some of the prettiest homes in years at Homearama. My favorites were the outside living area in one of the homes with the floating couch, fireplace, TV, grilling area, etc., the pools, the wine grottos, and the home with the fire pit at the rear of the yard. I’m ready to go home and do some remodeling and redecorating!” Homearama 2014 runs from now until July 27th. The show consists of homes built by deStefano Homes, The Leland Group, Robert Lucke Homes, M/I Homes, Justin Doyle Homes, Jack H. Wieland Builders, Hensley Custom Building Group, Daniels Homes, Clayton Douglas Homes, and Arthur Rutenberg Homes.The Home Builders Association of Greater Cincinnati has chosen Willows Bend to be the site of Homearama 2015. Willows Bend was the site of Homearama 2012 which was the the 50th anniversary of Homearama. There will be 15 homes sites at Willows Bend located just off Wards Corner Road in Miami Township, Clermont County. Homearama 2015 will run from July 11th – July 26th 2015.

Carriage Hill was ranked in 2013 as one of the top three fastest growing communities for new building permits in the Cincinnati/Northern Kentucky area. Carriage Hill subdivision is located in Liberty Township, Ohio. The subdivision is made up of smaller “neighborhoods”: The Trails, Sycamore Point, and Oak Reserve. 2014 will see two new neighborhoods developed with 58 new homes, ranging in price from $450,000-$2.2 million.

Carriage Hill was the location for Homearama 2013, and will again be the location for Homearama 2014. This year’s show will be held within the Oak Reserve neighborhood, showcasing 10 beautiful homes. The homes in the show range in price from $1,000,000 – $2,300,000 and range in square footage from 5,000 square feet to 12,000 square feet. The homes sit on .50 acre lots and larger.

The lack of inventory of homes for sale has boosted the new construction market considerably. Freddie Mac is estimating 1.2 million houses forming every year over the next ten years nationally. A Trulia survey on new vs existing homes indicates that 41% of home buyers prefer a new home, 21% prefer existing homes and 38% do not have a preference. There are many reasons why home buyers prefer a new home. 59% prefer the modern features, 56% like the ability to customize and 55% prefer new homes because they generally have less maintenance and repairs. Other reasons home buyers like to buy new homes include the modern construction standards, being the first to live in the home and living near other new homes.

There are a number of neighborhoods in Liberty Township and West Chester Ohio that consist mainly of new construction homes. Consider looking for a home in the neighborhoods of Carriage Hill, Foxborough, Glenview, The Knolls of Liberty and The Trails of Four Bridges.

Closes Another Real Estate Transaction In Maineville Ohio.

The property at 720 Weeping Willow Lane Maineville, Ohio 45039 was a 3 bedroom, 2 bath ranch home. The home is in the Little Miami Local City School District and has a lovely deck with private, wooded views. The property sold for $131,400 and was only on the market 5 days. The Lowry Team Keller Williams West Chester represented the buyer in this transaction.

The Lowry Team helped their clients, that were currently renting, buy their first home. The price point the buyers were looking in was a difficult match for the list of “must haves.” After 5 months, just the right house came on the market. Homes that are in great shape and are priced correctly aren’t lasting long on the market, therefore they made the showing a priority in their schedules. They offered a price they hoped the sellers could not refuse and that would not go into multiple offers. In the end, the sellers paid for a home warranty and some of the closing costs. The buyers got a home with everything on their “want” list plus more.
