What is Tuesday Open House??  Well, it’s clearly not an “open house”. Open Houses don’t sell homes… great internet marketing does… however it makes a really great title for a weekly blog post on West Chester & Mason Ohio Real Estate News.

West Chester & Mason Ohio Homebuyers To Face Higher FHA Mortgage Insurance Costs

Mortgages & Interest Rates In West Chester & Mason OhioHomebuying is about to get quite a bit more expensive for many home buyers in West Chester & Mason Ohio, not just first time homebuyers.  No, interest rates are not on the rise (yet).  It’s the cost of mortgage insurance that is going up.  The Federal Housing Administration (FHA) which backs mortgages that allow for smaller down payments has announced that it is increasing the cost on two types of fees that homebuyers must pay.

The increase in the mortgage insurance costs is two fold for FHA backed mortgages.  (1)  the FHA has announced that it will increase it’s annual mortgage insurance premium by .10 of a percentage point for loans under $625,000, which will now cost 1.25% of the loan amount.  This increase takes effect on April 1st.  (2) the second fee being raised is the upfront mortgage premium.  It is being raised by .75 of a percentage point, making the premium 1.75% of the loan amount.  This fee is often rolled into the mortgage.

Moral of the story… you may want to get a home under contract to purchase and a mortgage loan application submitted before April 1st if you would like to avoid these higher costs of obtaining a mortgage.  All of this assumes of course that you are obtaining an FHA backed mortgage.  If you are using a conventional mortgage to buy a home this increase does not effect you.

This Month In Real Estate for West Chester, Liberty Township and Mason Ohio real estate covers getting your home sold sooner than the competition and today’s continuing low interest rates.

Interest mortgage rates continue to hover in the range of 4.00% providing for great opportunity to lock in interest rates on the purchase of a home, that may not present themselves again for many, many years.

Getting your home sold a month sooner than the competition.  Home owners that priced their home based on their agent’s recommendation of a list price sell almost twice as fast and for more money than their competition.  As for the strategy of starting high with the price…  Yes, the buyers can always amke an offer, you just need to make sure it’s on your home.

Appealing Your Butler County Ohio Property Tax Bill

Home Values In Butler County & West Chester OhioSo your property tax bill comes in the mail in January 2012 and you totally disagree with the valuation that has been given to your home.  What can you do?

You can appeal your property tax value, present a case to the county review board and try to get the value changed.  When you appeal your property tax bill one of three things can happen:

1.  You get a decrease in your tax valuation, which results in a decrease in your property taxes.

2.  The value is found to be accurate and does not change – your taxes stay the same too.

3.  Your property tax valuation increases as a result of your hearing, which results in an increase in your property taxes.

So, why would you appeal?  The only reason to appeal your property tax bill is to prove that the Butler County Auditor’s value exceeds the market value.  It is important to note here that the value indicated on your tax bill will be the value as established on January 1st, 2011.  You are going to be trying to prove a revised value for January 1st, 2011.  You are not trying to establish what today’s market value of your home is.

**Important note:  The deadline each year to file an appeal of your Butler County Ohio property tax bill is March 31st.  In 2012, March 31st is a Saturday, which may push the deadline to April 2, 2012.  Be sure to verify this with the Butler County officials.

    Butler County Ohio Property Tax Values

    Butler County Ohio Property Tax RecordsYou haven’t seen your Butler County Ohio property tax bill yet for 2012, but when you do, the total value of your property will likely have changed.  This property tax bill, commonly called the “January Bill” will reflect new property values for tax purposes.

    So, if your tax value is changing, does that mean that the values are going down?  The real estate market has gone down, right?  The truth is, your property value may go up or down (or even stay the same) depending on a number of factors including but not limited to a recent sale of the property and certainly depending on what the assessed tax value was previously.

    Did you know that you can appeal the value that is established by Butler County for your property tax bill?  The deadline to file such appeal is March 31, 2012.  Why would you appeal this assessed property value?  I’ll answer that in my next blog post, so be sure to check back.
