Easter Egg Hunts in Cincinnati 2017This year Easter falls on Sunday, April 16th, and there’s plenty of fun ideas for things to do for Easter in Cincinnati! Check out this list of Easter egg hunts, places to get pictures with the Easter Bunny, and unique Easter Brunch ideas!

Easter Egg Hunts:

Easter Bunny Express – April 8th-9th, 14th-15th – Ride the Easter Bunny Express to the LM&M Junction for a visit with the Easter Bunny and Farmer Brown. Children will be able to take part in one of two Easter egg hunts to get candy and small prizes. No reservations needed.

Voice of America Eggstravaganza – April 9th – Celebrate Spring with with a free Easter egg hunt of over 2,000 prize filled eggs! Visit with the Easter Bunny and get photos. There will be a yummy buffet which is optional. Reservations suggested. Some walk ups may be able to be accommodated if space allows.

Golden Easter Egg Scavenger Hunt – April 15th – Liberty Center’s retailers have donated many awesome prizes that you do not want to miss out on. Helpful clues that lead you to the golden eggs will be posted on Liberty Center’s Facebook page from 12-4pm! It is free to participate.

Deerfield Township Easter Egg Hunt – April 15th – Enjoy this FREE events with booths, activities, giveaways, face painting and more! There will be visits with the Easter Bunny and age-divided Easter egg hunts!

Keehner Park Easter Egg Hunt – April 15th – This is another FREE community event in West Chester! Bring a bag or basket to collect eggs! This event is open to children up to 8 years old. Egg hunts will be divided into multiple age groups.

Fairfield Township Easter Egg Hunt – April 8th – A FREE Easter egg hunt open to children ages 0-12. There will be hunts separated by age groups. There will also be face painting, games, and food trucks.

Fairfield’s Eggstravaganza – April 8th – At Harbin Park, enjoy a free Easter egg Hunt, pictures with the Easter Bunny, games, crafts, and prizes! There will be separate hunts for 3 different age groups up to 8 years old.

Liberty Park Egg Hunt – April 15th – Located at Liberty Park behind the Lakota Family YMCA. There will be age group Easter egg hunts, and visits with the Easter Bunny.

Lebanon Countryside YMCA Lunch with the Easter Bunny – April 12th – Enjoy a pizza lunch with the Easter Bunny, participate in a craft, hunt for Easter eggs, and more!

Flashlight Egg Hunt – April 14th – Check out Hamilton’s Forest Run nighttime egg hunt! When the sun goes down, grab your flashlight and basket for a unique Easter Egg Hunt experience! There will be prizes, activities, and visits with the Easter Bunny.

Cincinnati Zoo’s Easter Celebration – April 15th – There will be treat stations throughout the zoo, animal egg hunts, visits with the Easter Bunny, and more! There will also be 4 special Golden Eggs hidden throughout the park, which can be turned into the Welcome Center for a prize!

Hidden Valley Fruit Farm’s Annual Easter Egg Hunt – April 15th – The popular Lebanon farm will hold its 5th annual FREE Easter egg hunt with thousands of eggs to find, live music, kiddie train rides, and more!

Easter Egg Hunt at Washington Park – April 8th – Over-the-Rhine’s biggest egg hunt returns to Washington Park with over 10,000 candy-filled eggs, face painting, photos with the Easter Bunny, and playtime with baby farm animals. For ages 3-10. This event is also FREE.

Easter Bunny Photos at The Liberty Center – March 31st – April 15th – Get pictures taken with the Easter Bunny at The Liberty Center. You can either purchase a professional print or snap your own on your camera.

Pictures with the Easter Bunny at Kenwood Mall – March 24th – April 13th – Hop on over to visit with the Easter Bunny and get pictures taken with him!

Easter Brunch:

Easter Bunny Brunch – April 9th – Have a buffet brunch with the Easter Bunny. $10/adult, $5/senior and children (children under 12 are free with paid adult). Reservations recommended as space fills up fast.

BB Riverboat Easter Cruises – April 16th – Celebrate Easter and enjoy the spring weather. Climb aboard a Riverboat for one of their annual Easter cruises including a delicious buffet meal, relaxing atmosphere and outstanding views. You can enjoy a hearty brunch or a traditional Easter dinner featuring ham and chicken. Even the Easter Bunny will attend! There are several different cruises throughout Easter Sunday.

Most Expensive Home Sales in Liberty Township 2016

Most Expensive Home Sales in Liberty Township 20162016 saw the luxury home market in Liberty Township Ohio continue at a steady pace.  There were 32 luxury home sales in Liberty Township in 2016, compared to 31 luxury home sales in 2015.

The inventory of luxury homes for sale in Liberty Township is quite high when compared to the amount of homes that are selling.  Based on the current rate of sales in the luxury market there is a 12 month supply of homes for sale.  Traditionally anything over 6 months worth of inventory is considered to be an oversupply favoring home buyers as opposed to favoring home sellers. A fairly large part of the activity in the Liberty Township luxury home market is being driven by new construction.

The Top Ten Most Expensive Home Sales in Liberty Township in 2016 (see below) were sold in a range from $750,000 – $1,275,000.  Of these ten home sales, 8 were in Carriage Hill, 1 was in Four Bridges, and 1 was not located in a subdivision.

Most Expensive Home Sales in West Chester 2016

Most Expensive Home Sales in West Chester 20162016 saw the luxury home market in West Chester Ohio continue at a steady pace.  There were 36 luxury home sales in West Chester in 2016, and there happened to also have been 36 luxury home sales in 2015.

The current inventory of luxury homes for sale in West Chester is on par with the luxury home inventory levels in other similar areas, illustrating the fact that the West Chester luxury market is pretty healthy. A fairly large part of the activity in the West Chester luxury home market is being driven by new construction.

The inventory of homes for sale in West Chester is quite high when compared to the amount of homes that are selling.  Based on the current rate of sales in the luxury market there is a 14 month supply of homes for sale.  Traditionally anything over 6 months worth of inventory is considered to be an oversupply favoring home buyers as opposed to favoring home sellers.

The Top Ten Most Expensive Home Sales in West Chester in 2016 (see below) were sold in a range from $680,000 – $1,200,000.  Of these ten home sales, 5 were in the Oaks of West Chester, 2 were in Reserves of Providence, 2 were in Wetherington, and 1 was in Treillage.

Six of these luxury home sales were new construction homes.  Five of these newly built homes were sold in the Oaks of West Chester Subdivision which was the location of the Homearama new home show in 2016, and one of the newly built homes was sold in Treillage.

What you need to know about buying a house this Spring

Buying a House in the SpringSpring is house hunting season. The months of April, May, and June are generally the busiest in real estate, and account for around 40% of all home sales for the year. If your family is considering buying a house this spring, buying sooner rather than later could lead to significant savings. Here are four things you need to know about buying a house this spring.

Inventory is Low

Currently, housing inventory is extremely low. There is a 1.6 – 2.4 months inventory of homes for sale. A 6 month inventory level is considered a balanced market. Anything under 6 months worth of inventory is considered to be an undersupply, favoring home sellers as opposed to favoring home buyers. Basically, we are experiencing an extreme sellers’ market.

Home Prices Are Rising 

CoreLogic’s latest Home Price Index reports that home prices have appreciated by 6.9% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 4.8% over the next year.

Since home prices are on a steady rise and are expected to continue to increase, it no longer makes sense to wait to purchase a home.

In addition, the homes in our area are selling at 98.6% of list price on average. This means that homes are selling very close to list price. Many homes in popular price ranges are actually selling at or above list price. So if you really love the house and don’t want to lose out to other buyers, you must make a very strong offer. Trying to make a low ball offer in this market is not going to work out in your favor.

Homes Are Selling Fast

Not only is there a exceptionally low supply of houses for sale, but buyer demand is very high. You will have a lot of competition for just a few houses, which means the houses are selling very fast. Homes that are in good condition and are priced right, are selling in just days. Many are selling even within just hours! So be prepared to act fast and get an offer submitted if you love the house.

When a new listing comes on the market that interests you, it’s important that you contact your Realtor immediately so that you can go see the home as soon as possible. If you wait a few days to go see it, it likely will have already sold.

Mortgage Rates Are Projected to Rise

This month the average 30-year fixed rate conventional mortgage is at 4.25%. The average on a 15-year fixed rate is at 3.63%. The interest rate on an FHA loan currently sits at 4.34%. A VA loan interest rate right now is 4.0%.

While these are fantastic interest rates, it’s important to realize that they won’t last. In fact, experts at The Mortgage Bankers Association, Fannie Mae, Freddie Mac & the National Association of Realtors project that interest rates will rise over the next four quarters by at least a half a percentage point. That increase may not seem like much, but it will significantly impact your monthly mortgage payment.

What You Need To Do

Get Competitive – You need to prepare yourself to be competitive in the housing market. That means you must be prepared to make a strong offer when you find the right house, and get it submitted quickly.

In addition to making a strong offer price, you must also be prepared to provide a pre-approval letter with your offer. A pre-approval letter strengthens your offer because it shows the seller that you have the financial capability to purchase the home. So it’s imperative you choose the right lender and get pre-approved before looking at homes.

11 Moving Tips to Make Your Move EasierEveryone knows that moving is not easy or fun. There is so much to do and it seems like so little time to get it all done. Read on to find out our top moving tips to make your move easier.

1.Declutter! When you’re preparing for a move, it’s the perfect time to get rid of anything you don’t use or need anymore. There are plenty of places you can donate gently used clothes and items to, or you can try to make a little money selling them.

2. Stock up on lots of boxes. You can either spend money on new boxes to use, or you can hit the road and pick up some for free. Grocery stores and shoe stores generally have a lot of boxes broken down the back, and employees are often more than happy to give some to people who are moving. Another great place to stop in is your local liquor store. The boxes they have are usually really strong and have handles, which is a definite plus!

3. Pack an overnight bag. After moving all day, the last thing you want to do is search through a bunch of boxes to find your tooth brush or phone charger. Pack any toiletries, clothes, or phone chargers that you will need at the end of the day.

4. Pack a “first day” tub. Fill a clear plastic tub with the essentials you will need for your first day in your new home. This can include toilet paper, cleaning supplies, snacks, chargers, etc.

5. Put plastic wrap over your drawers so you don’t have to empty them. By doing so, you will secure the items in your drawers and protect them from getting dirty. It also saves you the time and work of having to pack the stuff up into boxes, then unpack them back into the drawers.

6. Place styrofoam plates between your glass plates to keep them from breaking in transit.

7. Leave your clothes on the hangers and just simply put a garbage pack up around the clothes in bunches. This is seriously the easiest way to move a closet full of clothes.

8. Label not just what’s in the boxes, but also what room the boxes go in. If you’re feeling ambitious you can also color code the boxes using colorful duct tape so everyone knows what boxes go where. Also, don’t forget to clearly label if a box has fragile contents.

9. Take picture on your phone of how any electronics are hooked up so you can remember where all the wires go.

10. Reserve a moving truck well in advance so you don’t end up out of luck on the day of.  You can also reserve a moving pod to fill in the days leading up to your move so you’re on less of a time crunch.
