2013 Cincinnati Homearama Luxury Home Show In Liberty Township

The 2013 edition of the Cincinnati luxury home show known as Homearama is now scheduled for July 13 – July 28 2013. Previously the luxury home show had been scheduled for June, but had to be re-scheduled due to unfore seen construction delays. The luxury home show is being held in Carriage Hill Subdivision in Liberty Township. If you are interested in seeing the homes listed for sale in Carriage Hill you can view them here.

Homearama this year will feature 8 luxury homes ranging in price from $780,000 – $1,200,000, many of which are already sold. This is an interesting fact considering that West Chester and Liberty Township real estate markets have only recorded 4 home sales above $700,000 in the last 16 months according to the MLS of Greater Cincinnati. Homearama has either expanded the luxury home market in West Chester and Liberty Township or it has taken sales from the current re-sale market.

Homearama was last held in West Chester and Liberty Township in 2011 in the Foxborough Subdivision of West Chester. Foxborough is located just minutes from the Carriage Hill Subdivision.

Liberty Township OH Most Expensive Home Sales In 2012

2012 was the year we saw the luxury home market in Liberty Township Ohio begin to show signs of recovery. The number of luxury home sales in Liberty Township was slightly higher than in 2011. While the inventory of homes for sale in this luxury home category remains very high relative to the number of homes selling, this does represent a step in the right direction

Million dollar home sales continue to elude Liberty Township just as they do West Chester. Once again there was not a million dollar home sale recorded in the Cincinnati MLS for Liberty Township in 2012. The last million dollar home sale in Liberty Township was in May of 2007 according to the Cincinnati MLS.

The Top Ten Most Expensive Home Sales in Liberty Township in 2012 (see image below) were sold in a range from $471,000 – $602,975. Of these ten home sales, 7 were in the Four Bridges Subdivision, 2 were in Carriage Hill Subdivision and 1 was in Woodmoor Terrace Subdivision.

In 2011 there were 7 home sales that closed at $470,000 or higher. So the 10 that sold this past in year at $470,000+ is a pretty good increase.

Two of these home sales were new construction homes. Both of these newly built homes were sold in the Carriage Hill Subdivision which is the location for the 2013 Homearama new home show.

It’s Tuesday, so this must be the Tuesday Open House – West Chester & Mason Ohio Real Estate News

What is Tuesday Open House?? Well, it’s clearly not an “open house”. Open Houses don’t sell homes… great internet marketing does… however it makes a really great title for a weekly blog post on Cincinnati Ohio Real Estate News.

It is my way of throwing the doors open on the RealEstate-Ink.com blog and offering up a few quick articles and facts on real estate for the West Chester, Liberty Township, Beckett Ridge, Mason and Fairfield Township, Ohio areas. It is not intended to be all about homes for sale, but it will be about that some of the time…

Homearama 2012 Starts This Weekend:

Homearama 2012. Homearama 2012 in Cincinnati starts this weekend. The 2012 Homearama is 01ing held at Willows Bend subdivision in Miami Township. This is the 50th Anniversary of the luxury home show. This year’s show features homes built by six luxury homebuilders in prices ranging from $675,000 – $950,000. You can view the Home-a-rama neighborhood homes listed for sale here

In honor of the start of Cincinnati’s Luxury Home Show, we will take a look back at some of the previous Homearama show sites from previous years. If you are an every year attendee of Homearama here in Cincinnati then you will remember some of these:

Last years show (2011) was held in Foxborough subdivision in West Chester Ohio. This was the first year that the Homearama Home Show returned after being cancelled in 2010. If you are wondering what the current homes for sale in Foxborough look like you can see them here

Homearama 2009 was the year that we saw the downsizing of the prices and sizes of the Homearama homes. In 2009 Homearama was held in Carmelle subdivision in Mason Ohio. This was a departure from previous years when the homes kept getting larger and more expensive every year. You can get a look at the homes for sale in Carmelle in Mason here.

Homearama was in fact held in Mason for a run of five out of six years from 2004 through 2009. Three of the Homearama home shows, 2005, 2006 and 2008 were held in the Long Cove community, a very high end neighborhood located within walking distance of the Deerfield Town Centre. You can view the Homes in Long Cove for sale here. As of this writing there were 24 of them.

There have been many fine communities over the years that have hosted this terrific luxury home show. Chestnut Hill in Mason, Four Bridges In Liberty Township (twice) and of course Rivers Bend.

Location For 2012 Cincinnati Homearama Announced

The location for the 2012 Homearama home show in Cincinnati has been announced by the Home Builders Association of Greater Cincinnati . The home show will once again be held in one of Cincinnati’s Northern suburbs, albeit a Northeastern one. Willows Bend, developed by Hal Homes, and located in Miami Township in Clermont Co., has been selected as the site of Homearama 2012, the Home Builders Association of Greater Cincinnati said.

The home show will be held June 9 thru June 24, 2012, with the list price of these luxury homes expected to be between $550,000 and $1 million. A total of 15 lots will be available in the Willows Bend neighborhood. You can see homes in the $500,000 to $1 million price range for sale here

What Impact Does Homearama Have On Home Sales?

Homearama 2011 is coming to West Chester, Ohio and it is sure to generate a lot of excitement, with large crowds and lots of exposure for West Chester and Liberty Township Ohio real estate. Good press for the West Chester community and a little excitement for the housing market in our area are certainly welcome.

But what is the impact of Homearama 2011 on luxury home sales in West Chester and Liberty Township?

First let’s establish that the exposure and excitement generated by the luxury home show are definite positives and truly a good thing. The show organizers have estimated that as many as 40,000 consumers will visit the show. That’s good news for West Chester restaurants and businesses.

What the true impact on luxury home sales in West Chester and Liberty Township is might not be as rosy. If you establish that the luxury home market in West Chester and Liberty Township is defined as $500,000 and up, here’s what it looks like:

There are currently 35 homes for sale in West Chester and Liberty Township in this price range.

In the last 6 months there have been 13 homes sold and closed in this same price range, which is an average of 2 homes per month. This means there is a 16 month supply of homes for sale in this luxury home market. This is a large oversupply of homes for sale in this price range and the Homearama luxury home show is adding to it. According to the Home Builders Association of Greater Cincinnati at least 7 homes will be built, with 2 of them having been pre-sold. As of this writing 5 of the homes are listed for sale in the Multiple Listing Service of Greater Cincinnati (MLS).

So what is the issue? The issue is… if you are thinking of selling your luxury home in West Chester or Liberty Township your competition just got tougher and now there is more of it. 16 months of inventory is alot. 16 months of inventory means that if no new listings come on the market in this price range and homes continue to sell at their current pace, it would take until approx. June 1st of 2012 to get all of the homes sold!

The solution? If you have a home to sell in the luxury home price range ($500,000 and up) you need to do 3 things:

1.) Get your home professionally staged – you’re competing with homearama homes here.

2.) Get your home on the market now before more inventory causes even more pricing pressure.

3.) Price your home to sell based on a detailed market value analysis.
