Selling A Home In West Chester & Mason Ohio In The WinterSelling a home in the wintertime can provide some challenges.  Follow these steps in getting your West Chester, Liberty Township or Mason Ohio home sold and success will follow.

Price Your Home Competively – Get a detailed, thorough home value analysis (cma) from a Realtor that specializes in your neighborhood or area to help you determine the correct list price.

Professionally Stage Your Home – Having  your home professionally staged will give you the advantage you need in selling your home in the West Chester, Liberty Township or Mason Ohio real estate market.

Allow Your Home To Be Shown – Seems obvious right??  Well it isn’t always obvious to all homeowners who want to sell their home.  You cannot handpick the times your home is shown.  When buyers call to see your home the answer needs to be yes.  Your home can’t sell if buyers can’t see it.

Clean – (verb –  to make clean:  to rid of dirt, impurities, or extraneous matter) Your home needs to be spotless.  I don’t need to say much more here do I??

Leave The Lights On – It’s dark and dreary alot this time of year.  Leave every light in your home turned on for showings.  Don’t forget the front porch light so the Realtor can see to get the lockbox open.

Plan Ahead – It’s going to snow soon (or freezing rain or sleet, you get the idea).  Make arrangements to have the snow and ice cleared off of your driveway and sidewalks.  Also put a mat or rug inside your front door for Realtors and homebuyers to wipe off their shoes.

    Liberty Township OH Real Estate Market Breakdown – January 2011

    Last week we broke down the West Chester Ohio real estate market.  This week we take a look at which price ranges are in the best shape from a home sellers perspective in Liberty Township, Ohio and which are not? The best way to measure the general strength of the Liberty Township, Ohio real estate market and to break down it’s different price ranges is to evaluate the amount of homes for sale in both the total area and also in each different price range.

    SEARCH ALL HOMES FOR SALE IN LIBERTY TOWNSHIP, OHIO

    As you can see in the chart below, just like there was in the West Chester Ohio breakdown, there is clearly more activity in some price ranges than others and certainly more homes for sale in some of the ranges also. In each of the different price ranges you can see the number of homes for sale, the number of homes that have sold in the last six months and the months supply of homes.

    The number of homes for sale is a pretty straight forward statistic, the number of homes that have sold in the last six months is used to determine the rate that homes are currently selling. The key number in this chart is the months supply of homes for sale.

    A seller’s market would show a month’s supply of less than 5 months, 5-6 months supply of homes for sale is considered a neutral market and anything over 6 months is considered a buyer’s market. The higher the number the stronger the buyer’s market.

    Clearly we can see that a number of price ranges, as well as the overall market are a buyer’s market. No surprise there, but when listing a home for sale you must understand the level of pricing pressure and competition so that you employ the correct pricing strategy in selling your home.

    Please keep in mind that these statistics are for Liberty Township, Ohio only and should be considered along with the West Chester, Ohio real estate market statistics when making pricing decisions and putting your home on the market.

    West Chester Ohio News: Mortgages Are On Sale!

    An eye catching headline to be sure, but also very much the truth.

    Interest rates for home mortgages are at historic levels right now which is providing a terrific home buying opportunity!  How about this: In 1981 you would have paid 16.90% for a 30 year fixed rate loan.  Today, it’s 5.15%, now that is a sale! 😀

    Check out the graph below depicting mortgage rates since 1981:

    To give this a little meaning, let’s look at a $200,000 mortgage loan:

    In 1981, at 16.90% the principle and and interest payment would have been $2835.12.  (Wow)

    In 2009, at 5.10% the principle and interest payment would be $1085.90 (Now that is a sale)

    So you say, “Well that’s great, but that was 1981”.  So let’s compare to just 6 months ago then:

    August 2008 rates were 6.49% which is a principle and interest payment of $1262.82.

    That is a savings of $176.92 per month or $2123.04 annual savings with today’s low rates.

    It really is a great time to buy when you consider the low rates and the great inventory of homes.

    West Chester Ohio Real Estate: Christmas Walk Returns

    The Olde West Chester Christmas Walk returns this year after a two year absence.  The event begins at 1:00pm on Saturday, November 15th and concludes with a parade starting at 7:00pm at the Union Elementary School lite up by 1500 luminaria and ends with the lighting of the community Christmas tree at the township hall.  The businesses along Cincinnati-Dayton Road will be hosting open houses.  There will be live entertainment, food, children’s activities and yes, Sant Claus.  For more information visit the West Chester Township website

    Also this weekend the new Miami University learning center is hosting an open house.  This is their new facility at the Voice Of America Center on Cox Road here in West Chester.  Guests will be able to tour the 23,000 square foot facility, learn more about Miami courses and programs offered at the VOALC, and learn more about the area surrounding the Center including the former VOA Bethany Relay Station.

    It’s A Great Time To Buy A Home In West Chester And Liberty Township, Ohio

    It really is a great time to buy a home.  Why??

    Here are 6 reasons why now is the time to buy a new home in our area:

    1.)  There is a great inventory of homes for sale right now – the selection is fantastic.  There are many great opportunities.  You can search homes for sale on my website:  Search homes for sale in West Chester and Liberty Township.

    2.)  Interest rates are terrific right now.  As of today (10/23/08) a thirty year fixed rate mortgage is 5.80% with no points.   How low is this?  Consider that 18 months ago the rate was 6.49% with no points.  Keep in mind though, rates will not stay this low forever.

    3.)  Owning a home is one of the best ways to build wealth.  When you are buying a home you are building equity and adding to your assets.

    4.)  Tax breaks.  Owning a home provides great tax benefits including deductible items such as mortgage interest (both on your first and second), PMI or private mortgage insurance, and real estate property taxes.  Be sure to check with your tax professional.

    6.)  You can’t time the market.  You will never know when home prices have hit bottom until sales and prices have begun to increase. Buying a home now ensures a good price and good rate AND a piece of the market before our next major upturn. It is a buyer’s market now.
