Features of the home include a gourmet granite kitchen with hardwood floors, a three car garage and a spectacular screened porch overlooking a wooded back yard.  The house was listed for $344,900 and sold for $337,000.

The house was an expired listing that had previously not sold with another broker.  Eric Lowry, CEO and Listing Specialist for The Lowry Team worked with the seller to price the home correctly.  The Lowry Team then connected the seller with Jo Potvin of Design to Market, a home stager that works with the team.

The house sold for 97% of the list price and was on the market 176 days.  The seller is now working with a Buyer Specialist on The Lowry Team to purchase another home.

RED Day is a world-wide Keller Williams Realty service initiative dedicated to and focused on making positive impacts within our local communities.

For our 5th annual RED Day, Keller Williams West Chester has chosen to partner with Transitional Living Center on Thursday, May 8, 2014.  Transitional Living, Inc., a private, non-profit organization, is celebrating 33 years of serving Butler County residents with severe and persistent mental illnesses.  The facility is located at 2052 Princeton Road, Hamilton, Ohio 45011 .  The Transitional Living Center was designed to help rehabilitate those who are in need of continued treatment before being able to live independently in their community.

The Lowry Team plans to work together with other Keller Williams West Chester agents to replace carpet, paint interior rooms, stain two exterior buildings, clear honeysuckle and brush, till two gardens, mulch and weed flower beds .  Your help is needed!  Please consider a monetary or household item donation.  If you would like to make a monetary donation, please make checks payable to TLC, Inc.  Household items needed include cleaning supplies, toiletry and food pantry items.  Giving back to those in need in our community has always been a passion of ours and we thank you from the bottom of our  hearts for your support! The Lowry Team prides itself on being involved in the community.  For example, Reach Out Lakota is an organization that they work closely with year round.  The Lowry Team is very excited to be a part of the many community events and organizations in Olde West Chester.

New Flood Insurance Rates and Regulations

Cincinnati residents who live on or near a flood plain are finding out how federal flood insurance regulation changes are affecting their insurance rates. On July 6, 2012, a law took effect that made significant changes to National Flood Insurance Program regulations. Most significantly, the insurance premium rates will increase on homes on or near special flood hazard zones. Wondering if your home is on or near a special flood hazard zone? Find out if you will be affected by the new flood insurance rates by entering your address on FEMA’s flood zone maps.

As of January 1, 2014, premium rates began to increase. However, the increases on new flood insurance rates don’t stop there. Rates will increase 25% each year until they reflect the full risk rate. This not only affects current home owners, but home buyers as well. For newly purchased property, FEMA will begin to apply full risk rates to the policies. Appealing Your Butler County Ohio Property Tax Bill

Chances are pretty good that you are paying more in property taxes than you should be. So, your property tax bill comes in the mail in January 2014 and you totally disagree with the valuation that has been given to your home.  What can you do?

You can appeal your property tax value, present a case to the county review board and try to get the value changed.  When you appeal your property tax bill one of three things can happen:

1.  You get a decrease in your tax valuation, which results in a decrease in your property taxes.

2.  The value is found to be accurate and does not change – your taxes stay the same too.

3.  Your property tax valuation increases as a result of your hearing, which results in an increase in your property taxes.

So, why would you appeal?  The only reason to appeal your property tax bill is to prove that the Butler County Auditor’s value exceeds the market value.  It is important to note here that the value indicated on your tax bill will be the value as established on January 1st, 2013. You are going to be trying to prove a revised value for January 1st, 2013.  You are not trying to establish what today’s market value of your home is. A well researched appeal can slash your property taxes.

**Important note:  The deadline each year to file an appeal of your Butler County Ohio property tax bill is March 31st at 5:00PM, which falls on a Monday this year. Appeals submitted after this time will be dismissed.
