Most Expensive Mason Home Sales 2017

Most Expensive Mason Home SalesThe Mason luxury home market in 2017 saw a pretty significant increase in activity compared to previous years. In 2017, there were 58 luxury home sales compared to 35 luxury homes sales in 2016, and 20 luxury home sales in 2015.

Only one of the top ten luxury home sales was a new construction home, which was sold in Boxwood Farms subdivision. In recent years, most of Mason’s luxury home market activity has come from resale homes, and not new construction. Last year, only three of the top ten most expensive sales were new construction homes.

The Top Ten Most Expensive Mason Home Sales in 2017 (see below) were sold in a range from $825,000 – $1,400,000. In 2016, the range was $720,000 – $1,463,544.  Of these ten home sales, 7 were in Heritage Club, 1 was in Chestnut Hill, 1 was in the Boxwood Farms, and 1 was not located within a subdivision.

Most Expensive West Chester Home Sales 2017

Most Expensive West Chester Home Sales 2017The luxury home market in 2017 slowed down a bit compared to previous years. In 2017, there were 29 luxury home sales compared to 36 luxury home sales in West Chester in 2016. There were also 36 luxury home sales in 2015.

The current inventory of luxury homes for sale in West Chester is on par with the luxury home inventory levels in other similar areas, illustrating the fact that the West Chester luxury market is pretty healthy.

Only two of these luxury home sales were new construction homes, which were sold in the Oaks of West Chester Subdivision which was the location of the Homearama luxury home show in 2016. In previous years, a fairly large part of the activity in the West Chester luxury home market had been driven by new construction. That is not the case for 2017.

The Top Ten Most Expensive West Chester Home Sales in 2017 (see below) were sold in a range from $640,000 – $820,000. In 2016, the range was $680,000 – $1,200,000.  Of these ten home sales, 2 were in the Oaks of West Chester, 3 were in Reserves of Providence, 2 were in Wetherington, 2 were in Indian Springs, and 1 was in Foxborough.

Homearama 2018 Highlands at Heritage HillHomearama 2018, luxury home show, will begin on Saturday, July 7th and will run through July 22nd. The show this year will be located in the Highlands at Heritage Hill in Union Township. This will be the 55th year of the home show, and the 17th time it is being held in Warren County.

The Highlands at Heritage Hill is a unique community designed for those who share a desire to live in a conservation-focused natural setting. It offers large, heavily wooded home sites (1.25 acres to 2+ acres). The home sites were designed specifically to preserve the trees.

The Highlands at Heritage Hill offers many great amenities for residents. The neighborhood has over 40 acres of green space and active agriculture, extensive wooded hiking trails, a pool / community area, a playground, a sports field, a fishing pond, and even a community garden area. The Highlands at Heritage Hill is located in the highly acclaimed Kings School District.

Six builders are participating in this year’s home show to feature the latest building trends and interior design. The builders include Frazier Homes, High Pointe Custom Homes, Justin Doyle Homes, Somerset Custom Homes, Sterling Homes, and Wieland Builders. The homes are all expected to be priced at $1 Million Dollars +.

Homearama 2016 took place at the Oaks of West Chester. Homearama 2017 took place at Rivercrest.

Tickets for the show are $16 at the gate, or $14 at Kroger. Children 12 and under are free if accompanied by an adult. There is no charge for parking as the ticket price includes on-site parking.

Directions to the Highlands at Heritage Hill: I-71 North to the Kings Mills exit, right on Kings Mills Road, left on Columbia Road, left at the bottom of the hill on Mason Morrow Millgrove Road, then immediate right back onto Columbia Road.  Entrance on left ~1 Mile and follow the signs to HOMEARAMA® parking.

Love it or List it CincinnatiYou have most likely seen at least one episode of HGTV’s show Love It Or List It. For those of you that haven’t, the show is a competition between an interior designer and a Realtor. During the show, the interior designer works on transforming a home into something that will make the home owners want to stay in their current home.

Meanwhile, the Realtor works on finding the home owners a new home that will appeal to them more. Unfortunately, very few of us are going to have the stars of the show show up on our doorstep. So, for us it is the do-it-yourself version of Love It Or List It!

Love It?

Perhaps you have been putting off some projects, large or small, around the house. The lack of resources such as time and money make it difficult for a homeowner to keep up with all of the maintenance and updates that we would like. So, home improvements have been put on the back burner. Now you are at a point that you must do something or move on. Would you want to stay in your home longer if you updated a bathroom or renovated the kitchen? Talk to a professional. List It?

Talk to your local Realtor. Let them know up front that you are trying to decide between updating and selling your home. Specify what exact changes you would like to see in your home. Together, with your Realtor, tour some homes with those particular desired features. Narrow down exactly what you want and like in a home. Have your Realtor do a comparative market analysis (CMA) for you. In laymen’s terms, find out how much your home is really worth compared to other current listings and recent home sales.  

Love It or List It?

Compare the time and money involved in both your home projects and putting the house on the market. Remember that either way you are either opening your home to workers or to buyers. Whatever you choose to do, there is bound to be some stress and inconvenience involved. In the end, choose the route that will make you and your family happiest in the long run.

Step 6 to Selling Your Cincinnati House : The Closing

Selling Your Cincinnati House - Step 6First things first, make sure any repairs you agreed to are complete. Be sure to save receipts and invoices, and take before and after photos of any work completed. That way you will have proof that the repairs were properly completed on the off chance that the buyers contest them during the final walkthrough or at closing.

The buyers of your home and their Realtor will do a final walkthrough usually 24-48 hours before closing (for which you should not be present). They will go through every room of the house, inside and outside—a process that typically takes about a half hour. In most cases, the buyers are just looking to make sure all the agreed-upon repairs were completed and no new issues have occurred.

The next and final step to selling your house is the closing. Closing is when the buyers and sellers fulfill all of the agreements made in the sales contract. It is all about the transfer of money and documents so that you, the seller, can transfer ownership and possession of the property free and clear to the buyers. Also, you will pay off all loans that you are still carrying on the house and pay all of the parties who contributed documents or services to facilitate the sale and closing.

To put it succinctly, you will sign a lot of papers and sit in attendance while the buyers sign even more papers. Then you will hand over any house keys or garage openers to the buyers. At which point, you can celebrate because you are home free (literally, ha!)
